Really disappointed with this apartment. Has a lot of potential- nice area, nice tenants, nice building… but where it all falls apart is the management. I’ve had countless issues since I’ve lived here, and the office staff always wrote every issue off as it being corporate. But based on the other reviews, it seems I’m not alone in never receiving a response. I recently transferred apartments and have had to message/ call with no response numerous times to be able to receive charges and a correct lease. Now my apartment is listed as available on the website. If you want to be emotionally exhausted trying to resolve your living issues every other month when something comes up, this is the place for you.

I wish I could give the staff 10 stars. Very accommodating & on top of things. I love living here. Raquel & Kelle are the best!

I moved to this place like last year and it is appropriate for its value. Raquel and Kelee from management have helped me a lot when I first moved to Philadelphia with normal relocating obstacles and worked out things for me to have one of the best apartments in Philadelphia.

This is a great place to live! I moved in July, 2022 and the management team has been exceptional. I had an issue in my unit which was resolved swiftly! The staff are very responsive and helpful! I recommend the Fairfax 100%!

I have been living in unit 105 for the past 10 years, since the new managment took over I have seen the difference and the positive improvements they have made around the building. Robin the maintenance tech has helped us many times with helping us whenever we need it. They have a very nice team that work for them.

This is the worst apartment I've ever lived in!
1. Staff always ignore your emails after you sign the contract. You need to keep prodding and begging her to respond to your emails.
2. The elevator is very old and always broken. You need to take the stairs a lot.
3. Fake security. Side door, back door can be freely in and out, do not need to swipe card. The door is always open.
4. Almost no monitoring equipment.
5. If you live on the side of a parking lot, you wake up every morning to a huge garbage truck, huge.
6. No parking. If you need a parking space, make sure there is one before you sign the contract, because you will find that there is no parking space.
7. The sewers are often blocked up and take a long time to be repaired.
8. A flat $35monthly water bill, no matter how much you use.
9. Pay attention to the contract. If you move out early, you need to pay the remaining months of the house, and the deposit is non-refundable. Is not reasonable.
10. It's always under construction and noisy. College or above is my painful experience.

I wish it was a zero star! Horrible place! Very unprofessional staff. They rarely respond to your emails. Even if you urge them again and again.

The apartment here is very unsanitary. When we first moved into the apartment, no one cleaned it up, and we spent our first night in a dirty place full of stinks and clogged drains. Someone came to clean it the next day. We had to endure the toilet jam to get through the first few days. Is that what a professional apartment is supposed to do?

Your packages will be stolen because of their loose management. There have been incidents of tenants' packages going missing. And finally don't be fooled by their pictures, the house is old and shabby. Rubbish is not cleaned up in time, and there are often rubbish and bad smell in the corridor.

Please don't live here. You'll REGRET it.

When I needed an apartment in three days because another apartment dropped me, the fairfax was there for me. Kellee in the front office, is the nicest and most accommodating leasing manager I’ve ever met. She gave me a deal on a brand new unit and I’ll be forever grateful that she helped me out with my first apartment in Philly.

As well, Raquel in the leasing office is fantastic, she always says hi and is always open to hearing from me if there were problems with my unit. They both really made the fairfax feel like home!

Horrible apartment due to AWFUL management. We had THREE different instances of water damage in our apartment, one of which they took four MONTHS to fix. We sent in complaints and asked for a rent reduction, considering water was leaking onto our bed. Management ignored us, no response. The office staff cannot get in touch with them either. Do not be fooled by new paint and appliances, it’s an old building with an awful underlying structure full of problems. They will tell you anything to get you to rent. Your are nothing but a dollar sign to them.

They act as a luxury apartment, it's nothing but an old apartment with unprofessional management and staff, an awful neighborhood, and no maintenance service. They lied to us and said they have a gym, but 11 months after, we didn't see any gym!

The management is terrible, I was locked outside of my own apartment because they changed my lock without informing me. My email very rarely got replied, and the construction noise starting from March is insane. Not worth the price.

I lived here for 5 years, during the switch to Rushmore as management. I was forced to leave due to the horrible construction noise (often 6-7 days per week) that lasted over a year (and still ongoing). The hallways were filthy and often full of dust from the construction, which seems unsafe to breathe in. I never saw any cleaning of the hallways- they only cleaned the lobby while the tenants' areas upstairs were very dirty.

Throughout the pandemic, there were constantly large groups of construction workers gathered in the hallways all day not wearing masks, despite the state mask mandate. There is no ventilation in the narrow hallway, and it felt very unsafe.

I reported my stove as broken and never received a reply from maintenance. Overall, the new management does not care about the tenants' quality of life, health or safety. Do not be fooled by the newer renovations.

I would say the only positives are the location and parking lot.

The maintenance service here is a joke.

Hi Rushmore Management,
Most doors in my apartment are not working properly, the kitchen also has many problems. I have reported those issues to Rushmore *more than three months ago*. But there is no effective follow up from Rushmore management since then. Our super Robin is not enthusiastic. I managed to bring him to my apartment at least five times but never got any fix. Last week, our super Robin promised to me to fix all issues in two weeks. However, yesterday he told me he is not responsible for fixing issues in my unit. I don' want to be rude, but I eventually loss my patience because of his response! Rushmore, I urge you to be a respectful landlord, send some people to fix all these messes immediately!

Terrible place to live. The management only care about making money without any effective maintenance. Don’t believe the new renewal of the apartment. They used the cheapest materials and had bad smell. They cut the internet cable very often without any notification and also shut down water. They want to make this apartment become luxury apartment with the cheapest materials, if you are smart enough, just stay away from apartment. You have more choices. I lived here more than 1 year. Terrible experience.
