Kayla at East Falls Village apartments has been very helpful. I often have a lot of questions and she has been very kind and always answered all of them with ease. She has made my husband and I feel very comfortable having our son move into these apartments.

I recently visited this place while helping my daughter and her boyfriend find a place to live since they will be going to the college in the area in the fall. Though they couldn't give me pricing since we're looking at an August move-in date, the first thing I noticed was the area it is located. It's like a suburban feel, but in the city. The area is safe and secluded. The apartment we looked at was very spacious. I was expecting it to be a bit smaller so this is a big plus in my book. I like that it is gated and that each apartment pod has their own key entrance. The 2 young ladies there were very professional and answered all my questions (and I had a lot). I feel when my daughter and boyfriend move in, they will be in a good/safe place.

I thoroughly enjoy living here. Very quiet, peaceful and lots of green space. The current management team is great - very responsive and plan fun events to unite the community.

We moved to Falls Village in February 2023 and are so glad this was our final choice. Office and maintenance staff are very responsive, and the ground keepers do a magnificent job. Now that the weather is warmer we are getting to meet more neighbors and much appreciated that Falls Village held a social gathering just for this purpose.

Lived here one year while working in Philadelphia. Not a perfect place, nowhere is, but management was exceptional. Maintenance as well, but great apartment managers are rare. Kayla B and Nicole M especially. Stepped up to expedite solutions to any issue. I'd recommend this place.

The office is very unfriendly with unprofessional attitudes that is very off putting. The gate is broken every other week which is a safety risk.

I had an appointment scheduled at 3: 30pm. I came very far and when I showed up, no one was in the office. I didn’t get a call, text or email about them closing. Maybe if they called earlier about closing, I probably would have came back a different day. But they didn’t say anything. I took off work for this. If they do this to potential tenants, they probably ignore their current tenants. I will not be applying here, very unprofessional.

Moving from NJ, I was looking for a place that was quiet and safe. This place provided that for me. I loved the quiet atmosphere, and the apartments themselves were very nice. I never had an issue with neighbors or parking. When I called I was always assisted promptly and the staff was very friendly. If I moved back to Philadelphia, I wouldn’t hesitate to live there again.

I lived in Falls Village as my first apartment after moving out of my parents’ house once graduating from college. The thing that appealed to me most was the fact it was a gated community. I felt safe in the community and especially in my building. Maintenance was always responsive and very quick to come out with any issues we had. I am only giving this review 4 stars because the management was terrible at responding my entire time there and would ignore emails or not answer calls. Tymbre started as the community manager right around the time my lease was ending, and she was super helpful with the entire move out process. I wish she was there when I was still living there because she is nice, great at responding, and gets back to you very quickly! I think Falls Village management is going to improve greatly with Tymbre on board and I believe it will impact the rest of the Falls Village community positively!

The Falls Village Apartments community is a wonderful place to live. It is safe, clean, and well maintained. My neighbors (the residents) are friendly, respectful, and active in making the complex a great place to live. I am moving on only because I bought a house. I highly recommend Falls Village Apartments!

The neighborhood is very quiet and overall a safe place to live. Maintenance is VERY quick to fix any issues. The apartments are very outdated but well kept, clean, and no bugs. Parking is free and plentiful which is a plus. The management staff is very friendly but they are hard to reach most times.
The reason for my 3 star rating is because when I moved in I asked if the heat could be individually adjusted in each apartment and I was told yes. However, even with my thermostat completely turned off my apartment is consistently 80-90 degrees. I have to run my AC even in the middle of winter. So not only am i paying a costly gas bill to be uncomfortable for half the year Im also paying increased electric for the AC. The heat doesn’t get turned off until almost summer time so when the temperatures rise in the spring the apartment is unbearable; unless again you run the AC 24/7. Lastly, beware that rent increases 10% each time you renew your lease.which is hefty.

Absolutely pathetic experience of visiting the place.

The property manager who was supposed to show wasn't there and had asked someone else from other property (same company) to cover for him. We were not informed about this. When we reached the place at 12.50 pm for a 1 pm visit appointment, the lady at the door didn't open the office door and said we should come at 1 pm - while it was 90 degrees and super humid outside.
After a couple of minutes, standing in the hot sun with our 3 month old baby, we asked her to open the door, which she did, but wasn't really pleased about doing so.
Later she did show us the property and told us a few things, of course she didn't know much about the property.
We were supposed to see a 1 bedroom apartment, but instead we were shown a model 2 bedroom apartment which wasn't available. While we asked to see 1 bedroom apartment for our visit, it was today told that there is no such apartment available.

While later she allowed us to feed our 3 month old baby in the office, the overall visit wasn't very welcoming.

Overall a very bad experience of apartment visit. Would never want to stay in a place where the prospective clients are not even welcomed.

I understand that during this pandemic certain precautions will be taken to ensure the safety of employees, but it may be in the complex’s best interest to be more welcoming to potential tenants. During my tour of the complex today, I assume the leasing agent saw me approaching the office and abruptly met me outside as a way to prevent me from coming in. Aside from the apartments looking very dated, the impression that this gave me was that I was not welcome at Falls Village. Therefore, I’m no longer interested.

I called two times (during their listed hours of operation) and left messages trying to book a showing of an apartment, and no one ever called me back. I can't imagine what the complex is actually like once you moved in and they have your money with no incentive to respond. Do not recommend.

We moved into Falls Village in January and we have no complaints about the apartment and community however we are extremely disappointed in the lack of communication from management. It's clear they have an ongoing issue with this based on past reviews so I'm not sure why it hasn't been resolved yet. The lack of communication started from the very beginning when we were waiting to hear if we even got the apartment or not and when we could move in. Micheal took a long time to get back to us with any information and when he did there was no apology or explanation on the delay. Since moving in we have had some questions and it is always a struggle getting a response from the office. And a lot of our questions are things that should have been addressed in the first place such as getting registered for the Amazon locker, which when I had a missing package, I had to email Emily twice to finally have her register me for the hub which my missing package was apparently sitting in for a day without me knowing or having any way of getting it. We have been trying to find out about the gym (which we pay a monthly fee for) and have received no response via our emails or calls. They seem to have no problem emailing the tenants and putting up signs when it comes to snow and liability yet can't let the tenants know the status of the gym they are paying for monthly. Please don't bother giving us a number to call to resolve this because they probably won't answer and you can't even leave a message and if you could they wouldn't call back anyway.

Not recommended at all. The management is so unresponsive, especially since everything has gone online.

Our unit has a serious cockroach problem. We see huge American cockroaches frequently in our hallway, bathroom and bedrooms, despite numerous pest control visits. We asked specifically about bug problems before moving and were reassured that they had regular spraying and maintenance, however after 5 visits the maintenance have not been able to fix the problem, and we were told there was no way to prevent them from coming inside.

We reached out to management within the first month we moved here to ask about our transfer option but they did not get back to us. We had to ask them about it again and again before they told us they will let us know if there is a unit available, but they didn’t. When we reached out about a specific apartment available they also required that we pay an application fee again just to transfer, but didn’t answer our calls and emails when we asked for details about the process. It didn’t feel like they wanted to help us with our situation.

We have been so frustrated by this experience, especially with a roach problem that seems befitting a basement, not an apartment here. This is not what we’re paying for!

Service and maintenance are great. Very responsive. The place is always clean, always nice.
