We were happy to find this company who would help us in a home closing crunch problem that arose a couple of weeks before closing. They very professional and helpful and got things done quickly for us to keep our closing from being delayed. We had to get private flood insurance on our property while we wanted for an elevation certificate to be completed and could later get FEMA-backed insurance for less than half the cost.
Be advised that even though the policy contract says that "This insurance contract may be cancelled at any time. The following conditions may apply, " that the "may" in there is actually a MUST apply and were were told there are 4 cancellation requirements of which one must be met and also a form that must be completed with further requirements before one can be allowed to cancel the policy.
Again, they seem to be a good choice for private insurance but I would not recommend them if you intend to switch to FEMA insurance before the 1-year policy term is up, even if you've only had the policy for a couple of weeks. You may not cancel and get a fully prorated refund - 25% of the total cost will be kept and you will only be allowed to cancel if you meet the requirements, which we did not.
These are the requirements, along with the form's requirements, that must be met (one of these 4 and one on the form) to apply to cancel:
1. Cancellation request form along with a signature from the mortgagee (in recognition that they will be releasing the flood requirement).
2. Proof of sale.
3. A letter from FEMA (a LOMA) that the property is no longer in a special flood zone.
4. A letter from the mortgage company indicating the coverage is no longer required.
These are the reasons on the form, one of which also needs to be met:
1. PROPERTY SOLD
2. DUPLICATE NCIP POLICIES
3. DUPLICATE COVERAGE OTHER THAN NCIP
4. INSURED REQUEST
5. PROPERTY CLOSING DID NOT OCCUR (NO INSURABLE INTEREST)
6. IMPROPER SFHA/FLOOD ZONE INDENTIFICATION BY MORTGAGEE
7. INSURANCE NO LONGER REQUIRED BY MORTGAGEE; PROPERTY NO LONGER IN SFHA BECAUSE OF
PHYSICAL MAP REVISION
8. LENDER DID NOT ACCEPT PRIVATE FLOOD COVERAGE
9. MORTGAGE PAID OFF
10. MAP REVISION: LOMA, LOMR, PROPERTY NO LONGER IN SFHA
11. PROPERTY NOW VACANT
12. PROPERTY OWNER DECEASED
13. DISHONORED PAYMENT
