I usually don’t write reviews, but everyone deserves to know what they’re getting into when they move into this apartment complex. The price point is extremely high for the amenities they “offer”. They currently use baseboard heat and wall unit air conditioning. So this means your electric bills will be high. Along with that they will be high because they have not updated the windows and sliding glass doors in the apartment in ages. A few months after moving in I had to put in a service request in for rats in my wall and the extremely cold breeze coming through the windows and door. Maintenance did come out and put traps for the rats in the wall and basically laughed at me about the windows and sliding glass doors stating they know nothing about them and if it was up to them, they would’ve replaced them all years ago. Now a year later, the rats are back in my wall and I will have to file another maintenance request, no sense in complaining about the energy efficiency of the windows and doors again because they will not replace them. I also highly advise getting some sort of filter for your water because it has an odd smell and taste to it. After one year of being here, they raised my rent, almost $100 with outrageous, “extra amenity fees”, FORCING me to get my wifi/cable through them. I’m renewing my lease for another year and taking the time to buy a house and get out of here.

It’s been very smooth so far love the environment and the other residents have all been welcoming, it’s just me and my dog yui so we’re very low maintenance and really try to stay out the way but from small interactions in the area I’ve come to feel very at home

Parking is GOD AWFUL. One of my neighbors has 5 CARS IN OUR LOT! Not to mention they are literally junk cars that they take racing. I've reported it to management, but they don't seem to care. Not keeping track of everyone's cars causes people who live here to not have spaces due to other neighbors having visitors or just keeping multiple cars they don't drive everyday. They never keep track of which cars belong to which apartment and how many you can have on the lot. They want you to pay $40 for a "reserved parking space" to guarantee a place to park, even after paying the abysmally high rent. They also stickered my visitors car when we went on vacation for "inspection violation" but they don't sticker people who have multiple cars and take up all the spaces. Management needs to do something about parking if rent is so high.

It's ok. It's in a quiet area and I've never had any problems with the neighbors or management. I did have a small mice issue, but they fixed it for me ASAP. We also have a leak in the middle of the night and someone was out in the middle of the night to help and they came the next day and the next couple to fix the ceiling.

They do charge a horrible amount of service fees, and it seems head manager and office manager never seem to be on the same page with policies. We were told we had insurance and that my ESA was registered when we moved it. Two months later, we were billed, even after the office manager said it was approved. Thankfully, the head manager waved the fee and gave me the proper paperwork, but it seems like they are never in sync. It seems like the office manager just deals with showings and doesn't know much on the official paperwork to complete when moving in.

We are being charged an abysmally high amount for a 1 bedroom apartment. We pay about $1510 or more some months because of service fees. These apartments are definitely not worth that much. However, if you need a last minute place to live, this is a pretty decent place.

Also, you can only pay online and if you don't register for autopay, you get a service fee not registering for autopay

If able to, find a different place to rent from. Just because it's in a good area, doesn't mean it's a good deal.

If parking was better, it would be ok. Some people have 5 or 6 cars in the lot, preventing others from parking near their apartments. They want you to pay for a reserved spot to guarantee parking, even though rent for a 1 bedroom is about $1510. Parking needs to be better taken care of, and management should keep track of all cars for each apartment. Precious places I have stayed REQUIRE YOU to provide your cars, licence plates, and number of cars you have/can have. Most places do not allow more than 2 or 3 cars.

Management knows about the parking concerns but do nothing about it. It's frustrating. The only reason I renewed my lease was because I didn't have any other options for housing.

They also charge so many service fees. So many. Management also knows about this and they do nothing, as you can see by the many 1 star reviews.

Unless you absolutely need a place to stay, I wouldn't recommend staying here. It's too expensive and you can't even be guaranteed a spot to park unless you spend even more money than you're giving them.

Would give 0 stars if possible did not honor a emergency pfa and instead let my Ex into my apt while I was at work came home apt was trashed and the explanation I was given was oh well she is still on the lease. Had tried for over 2 months to get her off and every time the answer was the same well we are still working on the paperwork. Not only has this apt complex allowed this to happen they did nothing to stop it.

If you are looking for a family-friendly place to live and a good place to live in general for an apartment rental, I highly suggest straying away from Lincoln Park Apartments. The 2.8 average rating for Lincoln Park Apartments is more than justified, and here are concerns I've shared that have gone neglected and that I know other tenants have voiced as well:

1) BROKEN APPLIANCES: Upon moving in, we discovered very soon that our refrigerator started leaking. We had maintenance come, and they said that it was fixed, but days later, the problem occurred again. We've had blinds that fall off just by sliding the back sliding door, sharp tacks sticking at the end of steps, bathroom cabinet screw sticking out upon opening them, and our kitchen window had to keep being pryed open by maintenance vs having a new kitchen window replaced etc.

2) SERIOUS RODENT PROBLEM: We caught about 10 mice under our oven during our lease. We had told maintenance about this, and they did not do anything to solve the issue. We ended up having to set up our mouse traps - and the issue was never followed up when we had kept mentioning we had a rodent issue.

3) LACK OF RESPONDING TO CONCERNS: Multiple times we wrote emails expressing concerns about cars driving very fast in the parking lot and excessive marijuana use. Considering that they are side by side next to a daycare, I can't believe it was something they never got back to us on. NEVER ONCE did we get an email or call back- the front desk will never call you at to address your concerns or even just do a general check-in to see how things are going. Perhaps they are understaffed- but I suspect they just do not care.

4) REMOVAL OF CHILDREN TOYS FROM PATIO- we had a kids fishing toy set which was about $50 removed and never returned because we were told it obstructed workers from cutting the grass. The toy was just a few inches into the grass, and could have been easily moved if needed to be completely on the patio (which it was). Pathetic that they take a kid's toy and not ever return it.

5) EXCESSIVE DAMAGE COSTS - We were charged $300+ in damages, but in the portal system which is awful by the way, it never specified what the damages actually were, and we know that it could not have totaled that amount. Read other tenant reviews on this also.

6) MAINTENANCE STAFF WHO DON'T THINK BEFORE THEY TALK: My wife was asked if she spoke English. She's very fluent in English and to be asked that question based on her perceived ethnicity is absurd and to be blunt, racist. We were told this maintenance staff member was informed they cannot make comments like that- but that's where that issue was left.

So, in short story, they did not just miss the mark - they butchered the quality of our living experience. LOOK ELSEWHERE!

Very spacious and a great place to live. Also are pet friendly which is a huge plus and Angel and Patrick in the leasing office were amazing to work with!

Rob replaced my living room ac unit quickly! He was super nice and made sure I was comfortable and that everything was hooked up correctly. He finished off by vacuuming the area! Excellent work!

Lincoln Park Apartments is a horrible place to live in. They charge for everything! Late fees, filling fees, service fee and more. They charging me for the month of April when we got evicted on March 24 and we had a 1 year old baby living with us when that happened! They called the cops and everything. Let’s talk about the management Patrick and the other lady, They are horrible. When you send emails to the leasing office they never answer only when is convenient for them. When you go to the office they always put a clock on the door saying that they’ll be back in a certain time. So guys save your money and don’t waste it in this apartment. They charging me $1,416 for damages too when we did nothing to the apartments.

RENT IS ABSOLUTELY OVER THE TOP.
PAY OVER 1,900 A MONTH
U CAN HEAR THE MICE RUNNING IN THE WALLS AND CEILING.
HAD SOMETHING LIVING UNDER THE APARTMENT
COULD HEAR IT CLAWING/SCRATCHING/CHEWING AT THE FLOOR BOARDS.
THE NEW "CARPET" THAT IS INSTALLED: FRAYS AND WEARS VERY VERY FAST. PLACES THAT ARE "SEAMED" TOGETHER ARE COMING APART.
APPLIANCES ARE OLD AND USE A LOT OF ELECTRICITY.
EVERYTHING IN THE APARTMENTS/TOWNHOMES RUNS ON ELECTRICITY.

THE OFFICE STAFF & MAINTENANCE STAFF ARE THE BEST.
VERY VERY FAST RESPONSE TO ANY ISSUES.
STAFF MAKE U FEEL WELCOMED.

Avoid. Mice issues for years. Unresponsive to other issues. Neighbors are constantly leaving. (Hint hint.) Prices outrageous and keep rising. Don’t even want to go to the office anymore because it sounds like it’ll be a nightmare. I don’t want to put myself through that.
