Went to go visit an apartment for rent. They claimed they would send a code so we can show ourselves. The code was never sent and nobody has been reachable to see the apartment. Wasted my time. They haven’t answered emails or calls for 2 days.

Absolutely the worse company I have ever come across. Apartment was walked through by “office” staff but they failed to notice the black mold and the fact the ceiling was so water damaged you could push it and feel it move. When I mentioned building enforcement and EPA coming out to do lead paint testing (after they failed to supply a history report for the property which violated the lease and they signed off they had given us a lead report) they kicked my fiancee out! We immediately broke the lease and got our money back. The maisonettes in 15225 zip code NEED INSPECTED and fixed or shut down! Multiple building and health hazards BUYERS BE WARE!

Our experience with Nulf Property MGMT has been good overall! When we moved into our home, the third floor bedroom's heater / AC unit was not working. During the summer, they sent someone over within the week of our request to come check it out, and by the end of the month we had a new AC unit. Once the weather changed, I sent a maintenance request to them about heating the third floor, and I didn't hear anything back for about a month. I then called, and within two days they came to install the new heating unit. I agree with other reviews that some things can get lost in communication, but in our experience you have to check in and they will get it done as soon as they can. Thank you so much Tom for installing the new heating unit!

One other thing that I really appreciate about this property management company is they will text you a few days in advance to let you know they are coming. I work remotely so knowing when they are coming helps me to set up my meetings accordingly. Thank you!

Extremely negative experience as a tenant. Communication, maintenance, property management, and professionalism were issues from the beginning to then end of my lease. Would not recommend to anyone looking to rent.

Could only tolerate two months of the dishonesty and had to fire them. If you believe there's an art to installing smoke detectors, for hundreds of dollars, then this is the company for you! They left a window open in a vacant unit. Then claimed there was no hot water. So I sent an independent plumber to the property and he said the shut off valve had been turned off. Lots of made up/ fake repairs they attempt to charge for. Stay away from these guys! Their background is fast food and that's the level of service you receive, but of course at fine dining prices, ha!

No response from contact form nor phone calls. I was recommended to this place but apparently they just don't respond to any type of contact. Bad company move.

This leasing company was absolutely awful to deal with. I have never worked with a company so unprofessional. We submitted an application almost a week ago, heard nothing. We had some confusion and questions about the application and what was needed. ZERO communication with this company thru calls or texts. We had to track down the office to ask them and they had no answers either. Afterwards we also asked our realtor to get in touch with them and they also have gotten ZERO response. We were also informed the owners phone was disconnected. From all of the reviews of this company lacking communication as well as our own experience, the snarky replies from other reviews, the lack of responses in fixing issues in apartments and a plethora of other reasons, even if our application is approved we will be turning this rental down and not use Nulf at all. We have even advised our real estate agent to exclude all of their listing for showings. This place is very unprofessional and lacks the qualities one should have as a property management company.

UPDATE;
Also, we applied at one price, they changed it twice during the application process. Sent us an email saying they had a lot of applications and we did not get it but notified the parties who were approved, then put it back on the market as available the same time we were notified we did not get it and it was taken, but if a propertyis taken, you have multiple applicants, seems like out of the multiple applicants, others who applied would qualify as well if the "approved" party declined. Oh and we requested again a showing under a different name and email a few days later they wanted to schedule to show it. It seems they like to re list properties to fish for application fees. Even our realtor said this is dishonest and that is a great way to get sued. STAY FAR AWAY FROM THIS COMPANY!

Just want to say thank you to all the guys at NULF MANAGEMENT SERVICES! Thank you JOHN for timely putting in my request, ALLEN for diagnosing my stove issue, the third party vendors BILL and MATT for charging my A/C unit during this hot weather, and ALL the office members for walking us through resigning our lease. We ABSOLUTELY LOVE OUR HOME. Keep up the EXCELLENT work TEAM NULF!

Really impressed with the maintenance overall compared to the previous company that was managing my rental. Response times are weeks faster and the quality of work is way better. Shout out to Brian who replaced our dangerous deck steps. They're now safe and look great, he really took the time to do quality work.

Was looking for a place for a while. Absolutely fell in love with one of the units priced at $1,000 a month. Great price during this "inflation". Kept reading. "$50/Month pet fee"? Excuse me? My animals don't work, much like children. Could you imagine a fee for a baby? Absolutely ludicrous. "Landlord not responsible for repair of washer/dryer". Wooow. You're just trying to be a bad company, aren't you. Nah. Got the money, got the everything. But that'll be a hard "No" for me, dawg. All these REAL negative reviews popping up. Then there's that whole "They just walk right in" bit. Yea, definitely wouldn't like your home invasion attempt. But it would be met accordingly, trust me.

Well, maybe when your motive and goal isn't strictly profit based we can work it out. Though I assume that day will never come.

I am an out of state investor and Nulf's team has successfully managed my units for the past 2 years. They are professional, responsive and upfront. Very detailed statements of how a property is being managed and the financials involved.
They've recently taken on a large renovation project of a property I've purchased and have been able to handle issues that 2 other contractors have failed. I am pleased with their service and business partnership.

I sought out help from Nulf Management earlier this year to manage my rental property when I moved out of Pittsburgh. They took care of needed repairs to get the property ready to rent. They have been quick to address maintenance requests from tenants. Overall, strong communication. I am happy I chose them.

Dustin and his team have been doing a great job of managing my property, which is a student rental. They were willing to do it when other management companies wouldn't.
Even though I didn't give them very much time in advance, they were able to find tenants for my units in time for the school year, so none of my units had to go vacant.
They're very responsive to all of my questions, are respectful to my tenants, and so far I'm happy with their management job
I'd highly recommend them to others.

Nulf Management Services has been handling property management for my rentals for some time and I am very pleased with their services. Their handling of turnover and leasing has been fantastic. I also appreciate the clear accounting of monthly results and the easy access to online reports on the status and activities for each unit, as well as in aggregate. As a landlord I appreciate that the team at Nulf Management Services is able to handle the day-to-day details quite competently, and they reach out to me when they need my input. I also find their costs to be reasonable and the work related to maintenance to be accomplished quickly and appropriately.

I have had nothing but excellent service from Nulf. The staff are responsive, courteous and provide personal attention to detail. Their IT resources allow easy communication and reporting. In comparison to my other experiences this is definitely superior. Keep up the good work Dustin and crew!

As an out of state investor, a solid property management company in the Pittsburgh area was a must. Nulf Management Services has lived up to the expectations and more. There is no stone that is left unturned, from finding the tenants, coordinating rehabs, and answering service calls. Their product has allowed me to be completely hands off. I would recommend Nulf Management Services to anyone looking to invest in property in the Pittsburgh area.

As a housing provider, I've been using Nulf Management Services to manage my property for 1.5 years and my experience has been great.

Communication
The team keeps me abreast of any administrative or operational changes with clear justification for said changes. Since I've begun with them, they've streamlined the communication point of contact and that has been very helpful when I do have questions or need clarification on something.

Responsiveness
Since the beginning of our relationship, I've had various instances where I would ask for clarification on a specific detail. From renovation procedures to monthly reporting and tenant management they've always been quick to respond with an answer or indication that they would find out the answer and get back to me with an answer; which they always did.

In-house contractors
In addition to the two above, having in-house contractors is one of the top reasons I plan to stay with this management company. Over the course of the years, I needed two units to be renovated (one lightly, one moderately). When comparing this to the challenges of finding a good contractor who is responsive, will do the work, and also send progress notes/pictures; it gave me peace of mind knowing the project would be completed.
