3I've lived in one of their townhouses for a couple years and they are always professional, kind, and quick to respond to any problems that might arise. Great property owners!
I lived in Villas for multiple years and I can't say that this is true for all of their properties, but:
When I first moved in, I was told the apartment would not be ready on time and that they needed to replace some of the carpeting. I'm relieved that I had a month of overlap in apartment leases because I wouldn't have had a place to live for a few days. When I got into the apartment, it needed to be aired out because of the fresh carpeting (which wasn't a problem and I was warned about), but the carpet was poorly sized and did not stay down, despite just being installed. It curls up on the sides and under the heating boards.
There was mold in the shower stall and under the sink that I cleaned once I moved it, and I discovered that it was there because the fan needed to be replaced and there was a leak under the bathroom sink (also one under the kitchen sink). Maintenance is very responsive and generally available to help you, and it was replaced promptly. It was installed improperly though and still doesn't work. As for the sinks, I've had them checked for leaks twice now and the maintenance still says there aren't any leaks, but why are there puddles of water underneath both sinks, why do dry cloths for cleaning stored underneath the sinks become moldy, and why are there water rings on the wood underneath the sink where cleaning bottles were kept?
It took me multiple maintenance requests (and supposed repairs) to replace my oven after it was working improperly for months.
The walls are very thin, which has been commented on in other reviews. The apartments are also significantly drafty (my cupboard doors knock at night sometimes) which causes heat and cooling problems.
I had to put in a request for an exterminator like clockwork for ants and stink bugs every year. I have also seen a few centipedes over the years.
The internet provided as part of your rent is abysmal. It has horrible network saturation problems at peak hours rendering the service unusable.
The side walls are concrete, which I didn't care about until I had moved in and realized that meant that there were no outlets on those walls, so organizing is difficult and I ended up using multiple extension cords.
The laundry room is dirty and covered in spider webs. There is only one washer and one dryer (for 16 units) and restrictions on when you can use them because of noise.
One of the more inexpensive places to live in State College and the complex is really nice. Always stayed warm in the winter, never ran out of hot water, and always responsive with maintenance requests. Definitely worth a visit.
