Graham A Thomas is the best I've ever worked with. His attention to detail is next level. He took time to explain each process to the best of his ability. It didn't matter day or night he was their for us. If you are lucky enough to work with him you are in for a treat.

He was seasoned, experienced and easy to reach. Steve provided outstanding personalized service and attention to my unique needs and circumstances.

Buying a home on multiple levels may be the most stressful time for anyone. Credit companies, Insurances, School districts, Security, County taxes, HOA's and so on. It took us months to find the right place and the right situation. Through this entire process one thing and I mean one thing remained consistent. That was the professional guidance and help from Bill Farrell from Philadelphia Mortgage. I usually err on the side of caution when I recommend anything to anyone for fear of disappointing any friends or family. One thing I can assure you without hesitation is that Bill and his team will be there day and night. 0/5 Stars! I've been working with Deb Florio since 7/21/22. I was immediately given a pre-approval and sent her more documents than originally needed. MONTHS go by and after COUNTLESS follow ups on my end, I still received no response or a requests for more documents. She even requested a video of the home to make sure all of my outlets were properly covered, ridiculous! I had to pay $4000 to extend my maturity date on my loan, which was communicated to Deb. Her response was "We'll definitely close by then, don't worry! ". She even texted my Real Estate broker "Nobody cares that I'm sick, " when we asked if someone else in the office could help speeds things up. Today, she e-mails me (this was a cop-out) that she can't get the loan closed unless we put down $16k and that our loan amount would be less than the appraisal. Words cannot explain how infuriating Deb has made me feel during this process and I strongly encourage Philadelphia Mortgage Company to part ways with Deb as this is a poor reflection on this overall company. My Broker and I will never EVER work with Deb again.

Poor communication! Weeks with no responses. Peter must not work here anymore!

Edit: it was a joke about Peter because he had such fantastic reviews previously. My experience was not as good. Maybe if I had Peter and he was still there you wouldn’t have lost a sale. I already reached out to a team member on SEVERAL occasions with no response. Went elsewhere and pre approved in hours! Has taken weeks and still no response even after submitting an application and saying I was pre approved.

Bill was very helpful! He answered all our questions and was available when we needed him during non business hours.

Peter was an absolute expert and professional in our dealings. Any time of day, he was available for conversation to explain whatever document came our way throughout our first home purchase experience.

He was able to find a creative financing structure that made perfect sense when jumbo loans were completely unavailable. He made sure it aligned with my quarterly income structure. He coordinated well with my realtor. He worked extremely hard at the end, when delays out of his control (Quicken) were stacked against our ability to close on time.

I recommend PHC very highly for making a nerve-racking process as stress-less as possible.

I cannot recommend Peter highly enough. His guidance, good humor, and professionalism are unparalleled. He is more than a mortgage broker, he is a finance partner. I bought a house after looking for almost a year during a global pandemic. In the beginning, there was very little inventory, and Peter helped me think through the possibility of buying something that needed a complete renovation. Then, the market got insanely hot and houses were selling for way more than asking price in only hours. I looked at so many houses. Peter was always there, ready to run the numbers. He is honestly one of the most responsive people I’ve ever worked with. Peter is also a person of integrity with a tremendous amount of expertise in his field. I felt comfortable with his recommendations because I knew he knows what he is doing, but also because he is so clearly an advocate for my best interests. There were bidding wars and lots of stress throughout this process. Peter was always there with some calm, realistic advice and kind words. I would not be in my beautiful new home without him.

Peter was absolutely incredible to work with through our process of purchasing a new home! He was also very quick to respond to my many questions and very patient walking us through each step of the process. We could not have asked for a better broker to work with! We highly recommend Peter whether it is your first home or 10th home you are buying!
