Run from this place! I been here 2-3 years and finally moved out. From the jump the HEAT NEVER WORKED! I called thousands of times and put in multiple maintenance request to fix the heat. I was told “there’s nothing we can do” when the heat is blowing out cold air in 20° weather. My grandmother is also living here and her heat isn’t working either. My neighbors told me the same thing. In order for the heat to blow out some type of warm air you would have to put the thermostat to 80°. Electric bill is always sky rocket. The dryer never worked. Be prepared to dry your clothes 5+ times just to get it semi dried. I just had a baby so I HAD to leave this place, I couldn’t have a new born in a place where the heat is basically an air conditioner. My lease was up in Jan 2021, around Sept 2020 I paid a non refundable $300 deposit to switch to a month to month lease rather than renewing it for an entire year. I did EVERYTHING by the book. The office manager told me to let her know when i was moving out and that’s it! I have been calling the office over and over to let them know I’m moving out. I was FINALLY able to get in touch with someone after calling for over 3 weeks! So now Jan 2021 I moved out. They tried to charge me all of these ridiculous fees. They want me to pay for FEB and MAR rent. The office manager made it clear that if my balance was zero BEFORE i moved out i was clear to go. Which it was! Now I’m calling once again to get in contact with someone, after calling four times someone finally answers saying i have to call someone else because “she can’t see my profile anymore” what a rip off. I will be taking legal action. Good thing i recorded everything. You want my advice? Find some where else to rent out. STAY CLEAR OF RIVERBEND!

***UPDATE****
I got an email saying they will put me in collections because I didn’t pay the balance “owed” from AFTER I MOVED OUT. How can i owe something that was the fault of the property manager? How can i owe something even after i paid to go month to month? The owner responded to my review “try reaching out again” if you notice they say that to everyone so it could look like they’re doing something about the inconvenience when they aren’t. They put you in these situations and leave you out to dry. NO ONE answering phones, no one listening. Just nothing.

This place is a joke and money hungry! There’s nicer places to rent out here. This complex also house mentally unstable people. I believe they get a check from the gov’t to house unstable people. So if you have kids thats something to think about.

I APPLIED FOR AN APARTMENT HERE, PAID ALL THE NECESSARY FEES AND NEVER HEARD ANYTHING BACK FROM THEM! THEY REQUESTED 2 MORE PAY STUBS AFTER MY INITIAL APPLICATION WAS SUBMITTED AND THAT WAS THE LAST I HEARD FROM THEM IN REGARDS TO THE APP! I EMAILED THEM AFTER ABOUT 2 WEEKS AND WAS TOLD THAT I WOULD GET SOMETHING IN THE MAIL. IT'S BEEN ALMOST 2 MONTHS AND I STILL HAVE NEVER HEARD BACK FROM THEM, NEVER RECEIVED ANY POSTAL MAIL, CALL OR EMAIL IN REGARDS TO MY APPLICATION. THE UNPROFESSIONAL MANNER AND LACK OF CARE FOR THE PEOPLE THAT APPLY IS ASTOUNDING.

I have put in 5 work orders regarding the lack of air from AC and still no word back.must say im not totally surprised. The staff here is rude and lazy RUN from this place

I Lived here for three years and I loved it. Maintenance worked quick and staff did their job. My apartment was nice and My dog loved it there.

I've lived at Riverbend for a couple months now and it's been the most enjoyable experience. I couldn't be happier! The apartments are very cozy and have everything you need in them (washer and dryer in your unit), dishwasher, oven, patio. My bedroom is so spacious. Most importantly you feel safe. I have a two year old daughter, so being in a safe environment was HUGGGE for me. I am so happy. Also, the property manager Mickey is the BEST! So easy to talk to and she will do what she can to always help. As well as the maintenance crew, Richard. Ahhh I love living there.not to mention the cool amenities outdoor (pool, gym, toddler park, ahhh it's the best!:)

Awful. Don’t be fooled by how it looks. This has been such a traumatizing and disappointing experience. Filthy apartments (I had to scrub it clean when I moved in), mice, termites, leaks everywhere, mental ward on site (they don’t disclose this before you move in), squirrels in the walls, peeling bathtub. I wish it wasn’t true, but IT IS. It is the end of my lease and nothing was ever taken care of. I still deal with each of these issues. On top of that, they are extremely rude and refuse to fix anything. After 6 months of being a great tenant, paying on time and patiently waiting for them to take care of the horrible issues. I paid rent slightly late hoping they would resolve them (or else I was going to break my lease early which is costly). They pinned me with outrageous late fees and took me to court after I tried to resolve everything peacefully. I actually had the right to take them to court (But really, who has time and extra money for all this?) Just treat your tenants right. They made it impossible to break my lease and move. When they were caught lying in court a month ago, Riverbend dismissed the case they made against me - then still demanded I pay their made-up fees (what a joke). And after all this, they dragged me back to court (for the SAME case they already dismissed) to try to squeeze money out of me. They don’t even deserve my rent, let alone extra fees. My kitchen has been flooding for 3 months from a leaking refrigerator. I can’t sleep at night for the entire year I’ve been here, because of squirrels in the walls. And I’m still being harassed by psychiatric patients when I step outside my apartment. On my last court date, I waited 2 hours (no exaggeration), only for them to never appear and then dismiss the case because they lied last time and I had proof. Then they filed again and brought me back to court for the SAME case, I was 5 minutes late and the clerk wouldn’t allow me in the courtroom to make my defense. The judge ordered me to pay over $1,000 of “added up late fees”, for the time I paid rent a few days late (because of their refusal to fix the issues). If you pay rent even 1 day late, they charge a $100 late fee, and keep charging an additional $100 until you pay the fee. So you end up in a huge hole of late fees for hundreds or thousands of dollars (even if you’re “up to date” on rent). The regional manager will actually shout at you and refuse to hear your concerns or help, she only threatens to take you to court. I was always polite. She’s at the office a lot of the time running the complex, she lied to the judge about the psychiatric program they run here (they get medicine from nurses below my apartment). I’ve actually been in that unit and spoke to the nurses. The manager actually could’ve resolved things with me easily but instead shouted at me, saying I am “not allowed to speak to her unless I want to go to court”. Why? I have been kind even though I have horrible issues in my apartment that I pay $949 a month to live in. Any decent manager would be concerned about this. Why doesn’t the regional manager care? Why would she want to ruin people’s lives and give them a bad record on their rental history? That is very cruel. I hope she sees this. I have mice, leaks, psychiatric patients harassing me (she said she removed one from the complex who harasses me badly but he’s still here). Yet I’m being punished. How can she sleep at night?

Went from a OASIS in the cut to a ghetto complex. They take forever to fix things. The gate doesn't work for almost 2 years now. The appliciances are outdated. A once quiet complex has loud residents at night in the parking lot and in their apartments. For the first time in decades the pool did not open on Memorial day. The halls are filthy and noone cleans them. Just so sad how the complex went TOTALLY downhill in the last 2-3 years. Save your money and find a decent neighborhood in center city but do not go there. The son took it over and it's horrible now!

The most recent reviews are spot on. There are many issues that constantly arise and I have been able to see how they handle these issues and unfortunately I am completely dissatisfied and disappointed in this management. There is mold that grows in the window sill. AC does have many issues. And at least where we used to be, there were a couple people in the building that smoked weed! Be prepared to fight this issue all by yourself because they do nothing at all! You get what you pay for. This could be such a nice place to live if they invested more in the apartments, their maintenance and their management.

The maintenance people are terrible they don't fix anything. But they spend a lot of time at the pool people that work there shouldn't be using the pool the pool should be for their tenants and guess. My mother is the elderly woman and they treat her terrible I'm trying to get her out of there now

Moved in 12/18/17. Very much like it. Feel safe, parking not a problem, fitness gym, snow removal. Looking forward to swimming this summer in the pool. Come and see for yourself!

Only lived here for a week but so far not bad, maintance comes very fast and knows how to do their job. Only issue is storage is not a lot. There is a storage unit on my balcony area in the wall but its a little small. Been a quiet place so far. Wish I got the updated one I am super OCD about these peeling paper thin cabinet decal sticker things. Go for upgraded if your picky like me.ha.

Horrible place to live. Save your time and money and look else wear. My family have dealt with dirty, rude neighbors to constant floodings in our apartment due to neighbors and riverbends negligence.

I pay for my daughter's appt using my business checking account. Rent dues the first, I paid them on the first through their website, fund received the second. However, they said she was late for payment and charged her $95.00 late fee. Horrible way to do business.
