Riverview Landing at Valley Forge, Eagleville PA

I've lived at Riverview Landing apartments for two years. I have to say that coming home to serenity everyday, has been a blessing. The apartments are far enough away from all the craziness of the city, but close enough to shops and essential places. It's a great place for nature walks, bike rides and morning runs. The sunrises are just as beautiful as the sunsets. Even though the river can be fierce at times, it's worth the calm, after the storm. The office staff have been wonderful, especially Todd and Stephanie. Everyone is patient and friendly. It's not easy managing a large property, but they have all done a phenomenal job! The maintenance team, has always been attentive when responding to work requests. This property has more than enough parking, and they are consistent with keeping up the grounds. Staff always responds quickly to maintenance requests. They are kind, professional, and cautious. Leasing office keeps residents informed of issues. My neighbors are friendly and thoughtful. There are young adults and their dogs outside often - I can feel life going on here. Property is beautifully situated between the Schuylkill River and Walking Path. Floor plans offer lots of options while apartments/property are well maintained. Beautiful pool w/BBQ grills, fire pit patio. If you are a contractor be cautious. I did work for this location and they never paid their bill.
We submitted our invoice multiple times and they kept giving us the run around. We did quality work and they were satisfied but then ignored us when it was time to pay.

Have lived here for almost 2 years and it is the best apartment building I have lived in to date. It is hard to find an apartment that feels like home. The location is unbeatable, 5 minutes from King of Prussia shops without the King of Prussia price tag. The apartments are among the nicer out there along with price for the square footage. The apartment building is tucked away off the main roads so it is extremely quiet without traffic. Super easy access to the Valley Forge Park and River trail in the backyard that goes all the way into the city. The staff is extremely attentive, Todd and the maintenance team are one of the best out there. Maintenance issues are resolved impressively fast. Nothing but good things to say about Riverview.

Living here has been an amazing experience for me. The staff is wonderful and everyone is great. The apartments are also super nice.

We have lived here for company housing for several years now. This is an amazing complex. We highly recommend it. Pricing is just right for the quality and community this is. We also have really enjoyed our time working with the community staff. Todd and his team are nothing but incredible and understanding people. Quick to help whenever needed. We have never had any issues here.

Living in these apartments have provided a wonderful experience for me, the staff does a great job in making us feel welcomed. In addition they have a beautiful pool, hot tub, and gym that is super cool! I highly recommend

I have been living here since February and this place is clean and quiet. But most of all- any issue that arises, gets fixed immediately. Todd is a great building manager who took my phone call personally and had my A/C fixed on a 98 degree day. Added bonus- sunsets by the river are gorgeous. Love living here!

Have stayed at River View just over 2 yrs and was almost to do the third renewal but had to move out due to job change. Great place by the river having access to trails and walks. Glad that i choose this place.

Pros: Quiet neighborhood and nice staff. Maintenance requests usually addressed well. Next to river walk and national park. Nominal rent hike with a lot of social activities and evites from management.

Cons: It's 4 legged friendly. Wish it was 2 legged (kid) friendly too/ play area. Occasional river swell but i didn't find it a problem as there is alternate route to come and go out of apartments.

I was actually very shocked to see some of the negative reviews below. Riverview Landing has been a great place and community for us to live. The staff here are always very friendly and accommodating. Connie, Todd and Jeff have consistently gone above and beyond to solve any problems that we have encountered since moving in 9 months ago. The location of the complex is great. Highways are easily accessible, the grounds are well maintained and beautiful, and amenities are great as well. Our apartment is spacious and beautiful. Having lived in a handful of other properties in the area, I can say with confidence that Riverview is the best.

Stay away! This place really is horrible. I just moved out and I can attest to the negative reviews below.

Let’s start with the worst part: flooding. The river does flood. And it has several times this year (2018) alone.

At first glance, it looks like a nice place to live. But as soon as you sign the contract, the management staff will be done with you and will treat you with zero respect. They make it very clear that all they care about is your money.

I once sent a pleasant email regarding trash odor in my building’s lobby. The manager (Todd Baumeister) responded with the nastiest email he could think of. He basically said it was our fault as nasty tenants, that cleaning was scheduled for a week after and that was that. Gee, a simple “maintenance will take a look” would’ve been fine.

My apartment has several issues: leaking refrigerators (this was never fixed), stained carpet, unfinished water sprinkler installations, unfished finishes, you name it. And it seems like there was always an excuse for why the issues couldn’t be fixed (“the water sprinkler will go off if I cover the hole around it”).

They won’t show you the apartment you are interested in. You’ll see it only after he contract is signed so that you don’t see he issues the apartment has.

The bath tub makes such loud noises with every step, you will know when your neighbor taking a shower, and they will be able to hear you as well.

I pretty much begged to change apartments (to one similar to mine) several times to no avail. There was always an excuse. And when the website showed a nicer apartment at the same price as mine, I asked about it and they told me the price on the listing was wrong. Again, excuses.

The “fitness center” is a joke. The machines are never maintained and so old they make loud noises with every single movement. It’s a very small gym with very limited machines from ages ago.

The buildings are nasty. The carpets clearly have NEVER been vacuumed, let alone professionally cleaned. The original carpets are still in place so imagine how dirty they are. And they show it. You know how other complexes have people cleaning the common areas and they vacuum? That NEVER happens at Riverview.

The air vent in my lobby was broken and literally ready to fall on someone’s head any minute. It wasn’t fixed for 2 weeks.

The parking lots aren’t safe. They flood in buildings 2 and 5, forcing tenants to park away from the complex (all the way in the park) because there isn’t enough parking in the flood free areas. Break ins have also been reported numerous times. Cameras would’ve been the best way to address the issue, but Todd’s response was to send out an email requesting tenants to lock our cars. Go figure.

I could go on and on. In the 1 year I lived there, I had more problems and was treated so badly than any of the many other apartment complexes I’ve lived in.

The last straw was then charging me $101 for a “carpet stain” that they refused to show pictures of. And then ended up remodeling the apartment anyway with hard wood floors and new counter tops. They apparently needed those $101 more than I do.

Please pay attention to the negative reviews. They are valid. This is a bad place to live. Your money will be very much appreciated, but not you as a person.

I love the area. Very quiet and right down the road from Valley Forge park. I love that the Schuylkill trail is right next to us too!
Very dog friendly community!
Schuylkill River is right next to us & has flooded twice this year. But, you can't control the weather & the flooding. Connie & Todd were great letting us know about the situation & what to do with our cars.
Pool area is gorgeous. I feel like I'm at a resort when I'm there.
I have zero complaints about Riverview & so glad I found this place.
