Ryan Homes at Arden Wood Ranches, Harmony PA

In July of 2021 my husband and I decided to purchase a home in Ardenwoods in Harmony Pennsylvania. We met initially with Phil and were delighted with his responsiveness and caring attitude towards new home buyers. Once he helped us with all of the details of the purchase we were turned over to the project manager Matt. The service that we received from Matt was as exemplary as the service we had received from Phil. For the past few months as our house has been built Matt has communicated to us on a weekly basis regarding progress. Although issues were rare, when they did occur, Matt was extremely responsive and resolved any questions that we had in a professional and timely manner.
So, if you are thinking about purchasing a home in Arden Woods, you can take comfort in the knowledge that you will be led through the process by extremely knowledgeable, professional and competent men like Phil and Matt. My hat goes off to both of them for making this home building process such an easy deal for my husband and me. Thank you Phil and Matt and all of those who worked behind the scenes. We appreciate you!

My wife and I just closed on our new Ryan home on 2/8/2022. We first met with Phil Molishus, the Ryan sales consultant, in July 2021. After several meetings I found Phil to be personable, trustworthy, and laidback but in a conscientious and attentive sort of way. Phil helped us make good decisions and I just think he would be the type of guy that I would permit to marry my daughter. A good family man with a strong work ethic and someone that wants his clients to be happy in the end.

The next person we met was Jim Kernan from NVR. Jim is another person who answered all our questions and extended himself even on weekends. In fact, my son was buying a house at the same time we were and Jim took the time to review his closing disclosure with us. We shopped around to get the best interest rate and reasonable closing costs and in the end we could not find a better deal than NVR. Don't get me wrong, you have to do your homework and keep abreast of the market but you can negotiate with NVR. They want your business.

The final person in this triad was the project manager, Matt Whittington. I can only say that he exceeded my expectations. When we had a question, concern, or something needed fixed he was like a ninja. You would turn around and the item that needed attention was fixed. I really appreciated his work ethic and his attention to detail. Ryan better keep this guy and I hope he gets a nice bonus from the company. There are not many employees like Matt.

Due to the poor weather there are still things that need completed like landscaping, some cosmetic issues, driveway topcoat, etc. I am confident that these will be addressed in the spring and things will be finalized.

I have read other reviews on Ryan homes from other parts of the country and those reviews scared me when we started down the house building process in July. However, as of now I give them 5 STARS+.

Imagine if you printed a fantasy home on moldy paper mache… that would be a Ryan home… any Ryan home… any where. Cheaply tossed together with contractor grade materials at the most least expensive matter possible. Then a price tag $100k over what it’s actually worth is slapped on to fool first time home buyers who stumble over this cardboard cutout facade which crumbles apart at the joint tape seams the minute the bogus home warranty is up. Take a look at BBB. They also go by NV homes to switch it up and try to fool the consumer. Ain’t nothing to “N-V” ‘round here.

My wife left a negative review about the poor quality of these homes. I don't need to reiterate what she said as its self evident to anyone actually looking at the quality. It's shockingly bad. However what this review is actuality about is the stalkerish behavior of the sales staff. They saw my wife's review, searched her on Facebook and sent her a message. Ok, a little weird, but that's not the end of it. She showed it to me and she decided to not answer. A few days later I get a Facebook message request from the same guy with the same message. There is no way he knew that I was her husband as her security settings have that set to friends only. So that means he actuality searched me out as well and just hoped I was her husband. That's just creepy and crosses the line. Stay as far away from this place as possible.

Very cheaply made, especially for the price. No attention to detail or quality control. Bad floor plans also, one of the rooms is useless due to the way its set up.

I can't say enough good things about my adventure so far at Arden Wood. My experience has been so positive because of Ryan's sales rep, Phil Molishus.
Phil is extremely knowledgeable about all aspects of the home-building process and, even more importantly, has been wonderful at addressing my concerns and making me feel at ease with the process.
I was a little apprehensive about completing this process all on my own, but Phil has made me feel like he "has my back"!
He was so patient and understanding, and wanted to make sure that I thoroughly understood all aspects of the available options, including pros and cons. I felt no pressure from Phil, only a sense of professionalism mixed with caring. So far, the process has been seamless.
Phil has assured me that the rest of the Ryan team I'll be working with is "on the same page" as he is, and I hope that is the case. I have no reason to doubt him!

Hassle Free Experience! We were looking for a home in the existing home market and was about to throw in the towel. We never considered new construction because we kept being redirected from that path. On our own, we decided it wouldn’t hurt to entertain a conversation with building before pausing on our home search. We scheduled our meeting with Phil to discuss what we were looking for in a home and what Ryan Homes had to offer. During that meeting and every communication going forward, we had a hassle-free experience with clear cut pricing, no pressure, along with knowledgeable direction. I wish we would have done this sooner and not wasted time. Please don’t sell yourself short on your dream home. No cleaning up existing home issues. When it’s right, you know!:

The entire home building process has been so easy this far! It’s been 3 weeks since we first met with Phil and our final plans are already done. I was at first overwhelmed with building our first home, but he has made it so simple and not complicated at all! We are so excited to move in in the summer!
