We have lived in 3 different Philly apartments, toured over 15 others, and have visited many other buildings that friends live-in…so believe me when I say this building truly deserves a 5-star review.
Cleanliness - by far the cleanest building that we have seen in the city. Everyday the cleaning crew are cleaning windows, doors, elevators, floors, and all common areas. The gym always smells fresh and you can tell the floor/equipment is wiped down daily. For someone who cares deeply about living in a clean space, this is by far the cleanest building I have seen (including my friends apartments in other buildings).
Management/Leasing/Maintenance - If you have an issue, they will help. Period. When we have a maintenance request, it’s taken care of the same day or the day after…and they always follow up to make sure there aren’t any issues after the fix. Everyone is extremely kind, courteous, helpful, and truly makes this apartment feel like home. Management hosts different events in the building to mingle and meet other people. Through those events we’ve actually met another couple that has become one of our closest friends.
Apartments - Beautiful. Spacious. Great views. Open concept. Best apartment we’ve seen in the city.

Overall, this building and the people that work here easily deserve 5 stars. Thank you Granary team, for making us feel at home!
PS- Lisa in the leasing office is the best and is always helpful! If you want insight into how great the staff is here, speak with Lisa and you’ll understand.

The experience with the leasing office was extremely disappointing (In other words, TERRIBLE). My friend and I had scheduled a tour three days in advance for a specific apartment, but upon arrival, I was unable to enter due to an expired ID. This was understandable. I was OK with this and told my friend to tour the apartment and take pictures for me, but we were made to wait for 15 minutes before the leasing agent arrived. To my surprise, he didn't even acknowledge me and proceeded to speak only with my friend. He didn't even respond after I said hi to him:)

While he was discussing with my friend, it was revealed that the apartment was no longer available! I felt frustrated because this information could have been communicated to me through a simple text. I had to leave work early and spend an hour of my time, only to be met with unprofessional behavior from the staff, and to see that the apartment is not available. Overall, it was a waste of my time and an unpleasant experience.

Beautiful, well-maintained and a great location. I cannot say enough about the Granary and the friendly and attentive staff. Louise is especially helpful and dedicated to making residents feel welcome and cared for. The community that Lisa and the management team has strived to create feels like family. Maintenance requests are addressed quickly and consistently. It’s a wonderful place to live. We are proud to call the Granary home!

I’ve lived in this building for over 3 years and have loved everything about my experience. From beautiful apartments, friendly staff, and the super fun community events - everything is a 10/10.

I literally can not say enough great things about this apartment complex. Not only is my apartment stunning and the building itself has top notch amenities including a well-equipped gym, beautiful rooftop space and multiple convenient common spaces, but the staff are above and beyond the best. I have lived in several similar apartment complexes and the staff at the Granary exceed all expectations. They are all friendly and approachable and make living here feel truly like a home. They are also responsive and easy to communicate with. There is literally always at least one person from their staff present at all times and any problems or concerns I've ever had are addressed immediately.

We’ve lived here almost two years and love it! The staff is amazing, very friendly and attentive. The maintenance guys are great! Our sink clogged and Vinnie was here first thing the next morning to take care of it. Highly recommend moving to the Granary!

Lived here for about 18 months and absolutely loved it. Very clean, very close to everything in the city. Would definitely recommend this place anyone looking for a decent apartment.

Some of you may be looking for your first home here, and so I offer this advice: If you encounter a landlord that is unwilling to provide a "specimen" copy of the Residential Lease Agreement for you to evaluate before signing, I encourage you to seek a home elsewhere. (A "specimen" copy is a template). Here's why:

On April 15th 2021, I visited The Granary while considering renting there. I later bought in neighboring Cityview. Minutes after touring, I asked for a copy of the Residential Lease to review before applying, and was politely and directly rejected. I was told by Granary management that a copy of the lease is only available once I apply and pay an application fee, and they refused to provide a sample, or even a template, in advance. They're allowed to do this, but I stopped considering this for a home because of it. It indicated to me that they are taking advantage of their prospective tenants' naiveté.

Lastly - I think you'll find your experience at a condominium (Tivoli, Cityview, 2601, the Philadelphian) far better than at a 100% rental building (The Granary, Park Towne, etc.).

A condominium's property manager is eventually accountable to the occupants of the building, who elect its volunteer, unpaid Board of Directors. That Board then hires the property manager that residents interact with. A condominium's residents have influence over how the property manager performs his or her job.

An investor-owned property, like this one, has property managers that are accountable only to the investors, who likely live far away from the property.

I recommend working with a real estate agent to find a rental in one of the nearby condominiums. The landlord will end up paying both realtors' fees, and you'll end up with a landlord who is more responsive and accountable to you. If you stick to the buildings I mentioned above, you'll even have the same or better amenities.

I recognize that past reviews likely shared real concerns and deserve recognition; that said, I can only speak to the excellent support and attentive care provided by the current staff for The Granary. Very fortunate to have a space that offers several amenities, social activities throughout the year, and spacious residence perfectly positioned near the heart of the city. My hope is that this experience will continue for as long as I am a resident, and will happily update this review if anything changes, but I am confident that those who live here (or currently considering a move) are in good hands!

I had a scheduled tour at the Granary Apartments. This apartment building is so nice and clean. The office team is very nice. The front desk security was very professional and kind. I think the front desk security person‘s name was Wesley. Lisa The leasing professional I had my tour with was also very kind and professional.

I have liked living here for over a year now. Lisa, Teshon and Wesley are extremely welcoming and helpful and responsive when we need them. All the service staff is also helpful too when anything needs to be fixed. The new rooftop is great and even our little one enjoys it. Can’t beat the location.

My dad has been a tenant here for years. I've stayed at my dad's apartment when I'm on the east coast and LOVE the staff. They are beyond pleasant and go above and beyond to help me with packages & front door access. I always receive a pleasant greeting when I come and go. This rating is a small thank you for being so kind. Some of these reviews are very disheartening as the only thing I don't enjoy about my stay is the rude tenants. They don't speak when you say "Hi", they close the elevator door on you, and some of them won't even let me pet their dogs. Makes me feel like I'm a virus or something.so the kindness from the staff has been much appreciated.

The community manager, Emily was outstanding and was very accommodating when we ran into an issue towards move out. She was very helpful and understanding and made the move out process run smoothly. Very nice apartment and management has definitely stepped up!

I have lived here for years and it sucks. Elevators never work. Rooftop was closed for two years during pandemic. Rent keeps going up. They change the nice concierge folks just when you get to know them. Nice views tho.

Have you ever been ghosted by a leasing agent? Look no further than the Granary!

It’s a nice establishment for sure but the leasing process was extremely not transparent. Even though Emily Miller, the leasing agent that gave us the tour was very friendly and even offered transfer option if we are not satisfied with the floor plan, we were never shown the room we wanted to lease. It is understandable that there are current tenants residing the room, but no existing photos of the unit except a floor plan and a sideway shot of the trim and flooring is frustrating and unacceptable.

Second of all, they were pretty slow at replying emails at this day and age and there is only one number you can call and it will be picked up by the concierge. Calling them was fine at first, but once they realized we were not financially qualified, they stopped responding to our calls. Twice we called the establishment, twice were were told that Emily is not at her desk and the concierge will notify her. And still nada.

I am extremely disappointed and dissatisfied by the handling of communication by the leasing agent. We could sense that we are not the priority obviously, maybe because they don’t want to work this financial requirement out or else worse, we would not be good for the image the Granary community is trying to portray. (That’s why I love Equal Housing/ fair housing, you won’t be discriminated against at least.)

(Will be updating this soon, since I sent an email on March 11th regarding to withdrawing the application, I finally hear back from Emily on March 14th.)

My Girlfriend and I had 3 bikes stolen over the past 7 months from The Granary’s bike storage room (yes we had them all locked up). The first incident we had was two bikes stolen in the spring, which was also coincidently when the Granary sent out an email that they would be “discarding a few bikes that are rusted, in poor shape, or appear to be abandoned”. Our bikes were not that.

Believing this was a one time issue, I made the mistake of storing my new replacement bike in storage again this fall…and that has since been stolen. The “secure” area is a ~ 8-foot tall fence that can easily be climbed and can be accessed via the street. We have heard of several other residents having their bikes stolen as well over our 12 months period living here. I strongly suggest not using The Granary’s bike storage and overall recommend living elsewhere.

Management has not made any adjustments or notified residents in regards to the SERIOUS bike theft issue.

The management is INCOMPETENT. The location and apartments are nice, so I thought this would not be a long-standing issue since in past apartments I had minimal interactions with management after signing my lease. There are MONTHLY issues here. My parking space is taken AT LEAST 2x/week, with management giving the same tired excuse and never doing anything about it (I pay a hefty monthly fee for parking here). There is ZERO to MINIMAL communication about loud construction that will rattle the apartment for days making it impossible to work, impossible to sleep after 24 hour calls, and the noise is headache inducing. The rooftop deck has been LOCKED and NOT DONE for YEARS, with no signs of that changing soon. The disruptive construction they are doing is for a NEW management office (which is absurd and not what the tenants needs - there are offices on the 2nd floor and the lobby is fine). Also, many of the systems in place make no sense (there are different apps and key cards for entering via garage vs.front door, no stairs from the 1st floor, multiple online accounts that you have to create to pay bills vs put in service request that are not linked, 3+ different ways/places your mail may be delivered).
Management is rude, non responsive, and incompetent. I would not have rented here if it were not COVID times, and I had been able to tour and speak with tenants beforehand.

We lived here for 5 years.good at the beginning, deteriorated rapidly.building had a roof deck that disappeared, we had an outside space that disappeared (both lost to faulty construction, never repaired). Management was never, never honest with us.unit deteriorated as well.maintenance guys excellent.concierge great.everything else terrible.don't waste your money here.
