They went above and beyond what I could have truly ever dreamt of from a realtor, or in this case realtors. After starting to work with another local realtor, it was quickly apparent to me that speed was not their top priority, which was an issue with the market we are currently in. Once realizing that, I knew I needed to find a realtor that would be at homes that day or the next day viewing them. I decided to turn to social media for my search in finding a new realtor and came across Matt’s realtor videos. After watching maybe 5 minutes of one, I knew I needed to reach out. A. Elite Title Co). They never once gave up on that shared goal of finding “a Kristin house”! Days after walking from the table, we found “a Kristin house”. Despite it being late on a Friday night, Lizz rolled up her sleeves and was in the trenches negotiating for me to seal the deal. The closing process was flawless with Megan providing me a checklist of items to complete, to T. A. Elite being a call away to make sure there were no hiccups. 2 weeks after making the offer, I signed and officially became a homeowner in Lancaster City. Most would stop there, but Lizz has been in contact with me week after week since closing just under a month ago to make sure repairs are completed and that any issues I have run into have been solved. To say I hit the jackpot is an understatement. I didn’t only find a realtor or in this case realtors, I found a friend and a group that I know in the future I can reach out to and trust to find me my next home. After months searching and multiple offers Moore group got us our dream home with an offer we feel comfortable with.

In February of ‘22 we began the process of buy/selling. Matt met with us, gave us a reasonable expectation of what we might get for our home, with the understanding it could go higher or lower depending on the market at the time, as well as the uncontrollable variables. We used that realistic figure to find our comfort zone for buying.

We placed multiple offers and unlike a car sale, we always knew Matt was working with our best interests center stage. He would layout a data driven playing field, illustrate what a low, reasonable and high offer would be and his expectation of how many competing offers to expect. Matt also talked with us in a personable and real way. Discussing what we could do with the potential house to increase equity, concerns, immediate fixes that would be needed, places for our daughter to play and rooms where our hobbies could flourish. Etc etc. The process of buying was very custom and we always felt Matt was available.

We made multiple competitive offers we felt comfortable with on highly desired homes. Each time we lost out we could rest easy knowing we had been within our comfort zone and had made a strong, data driven offer but the accepted offer had gone into a territory we all weren’t comfortable with. A good way to lose.

As a group we decided selling THEN buying might be a better strategy. The Moore team gave us the gold star white glove treatment and marketing with advice on how to stage our home so it looked its best. We ultimately sold our home to an awesome couple, in only a few days and had the funds to get back comfortability into the buying market. Matt also negotiated for us to have a leaseback from the new owners and favorable other parts of our offer.

Finally we found a great home for sale. Matt worked with the realtor and ultimately our offer was accepted and it wasn’t even the highest bid. It had all of the “things” baked into it that were appealing to the seller. AND it was an educated offer we were comfortable with. AND we were still in our original home. WIN WIN WIN!

Working with Matt we found the answer to “why do I really need a realtor? ” The Moore group makes it obvious, it’s not if you need a realtor but that you need a great realtor. Experience, counseling, data, effort, trust, more counseling, execution and research… and still making the process fun.

Matt has also assembled a group of vendors (title company (TA elite) and mortgage company (Guild) that made the process as amazing as it has been working with the Moore Group. And when we didn't know what to do with those folks, Matt would make sure we did.

It's true, the housing market is insane right now. But the Moore Group made it more than manageable, they made it advantageous. Thank you Matt and Liz!

To start this review, I'd like to say that Matt Moore is across the board the best Real Estate agent I've ever met, and I've met quite a few. Infectious energy, very friendly, and his depth of knowledge about the area, home construction and purchasing homes in the Lancaster area is pretty remarkable. You will not go wrong selecting the Moore Group to act as your real estate agent if you're going to purchase a home in the Lancaster area.

The more wordy part of the review. My wife and I are from Connecticut and are considering relocating to the Lancaster area upon retirement. My wife found Matt through his YouTube channel and we decided to make contact with him to find out more about homes, builders and the area in general.

From first contact, Matt was fantastic. Very personable and extremely knowledgeable about all aspects of buying and/or building in the Lancaster area. In our initial Zoom meeting, we fired off many questions and Matt answered them all.

We made arrangements to head down to PA for a visit and Matt set up meetings with several builders in the Lancaster area. He also made some great suggestions on places to visit during our stay. For four days Matt accompanied us on most of the meeting with home builders. Answering even more questions from us with the same amount of enthusiasm as he had at our first meeting.

He perfectly judged our particular taste in homes and the areas we'd likely be interesting in. All the builders we met with build quality homes and there wasn't much to dislike about any of them (though there are differences and we did narrow it down to one or two in the end).

From start to finish, Matt made this a GREAT experience. Though we're still a few years off from "making the move" we'd gladly use Matt as our Agent and we highly recommend him to anyone considering purchasing or building a home in the Lancaster area.
