I must say, they entice you on the tour. Once you move in, it is nowhere near worth the outrageous rent they charge. Cheap appliances, cheap floors, cheap carpets, amenities are always destroyed (grilles look a mess) etc. Save yourself money and get a mortgage before paying to live here. We realized we made a major mistake after a month of living there (singed a 14 month lease). The only benefit was it’s by everything you need but also has its downfalls with cranberry traffic. Looking back we would’ve never signed here. $23,000 in rent later and we are kicking ourselves.

Over priced for what you actually get.
The garages are so small it's hard to pull in without damaging your car.
The pool is like a playground, there is nothing but children running, jumping and screaming. For the so called "luxury living" there should be an over 18 pool and a children's pool. There is no actual club house to host parties, initially upon signing there "was" but that amenity was taken away, since tenants in the main building complained about noise.
Yet they allow the pool to be overtaken with rude screaming children and families who act as if it's their own personal pool.
The hot tub was down for several weeks during the summer and is also usually overtaken with screaming children.
My personal unit which I pay a premium for.has cracks and water damage, although it was a new unit.
The units were so cheaply done you can hear everything and anything from either underneath you, or on the other sides of the walls.
I have been here 2 years and they offer nothing to tenants who resign.
It seems like a beautiful place initially but very quickly you realize it's smoke in mirrors. I have only stayed this long out of a work obligation.

We stumbled upon this apartment complex last year when we sold and closed on our house much quicker than we had anticipated. It has been a great experience. The physical plant and amenities have been fantastic. The staff has been wonderful. It is also the most dog friendly place we have ever lived. We did have to move out because we relocated but we would have definitely stayed as long as we were in the Pittsburgh area.

Steer clear of the Pendleton if you want a landlord who cares at all about their tenants well-being or safety. The Pendleton is a corporate nightmare with no regard for human beings.

I am just moving in, but Katie, the leasing agent is incredible helpful and friendly. We are very excited to move in. They made the process so easy, that really it makes the difference.

I moved into the Pendleton in October 2018. The only reason I moved out in December of 2021 was my job assignment ending and needing to leave the area.

I cannot say enough good things about this place. Wonderful amenities (great pool area and a gym that is a gym! Not just two treadmills and some free weights) beautiful common spaces, a parking garage that is a blessing in the winter, and the most friendly and helpful staff I have encountered in apartment living; and due to the nature of my career I’ve done a lot of apartment living!

Dog friendly as advertised- I’m convinced my dog misses the daily hellos he would get. Nice sidewalks and paths for long walks.

I had a medical emergency and then a recovery period that lasted almost the entirety of 2021. The staff went out of their way to help me in whatever way they could. They took my dog out for me before my family arrived. They would ask after my recovery process. They helped bring deliveries up to my door. It was a scary time and while it’s never ideal to have to essentially learn to walk again, I was blessed to be living at the Pendleton when it happened.

Nicest apartment I’ve lived in ever. Friendly staff, great location near retail and restaurants, lots of places to walk my dog. A friend visiting me once described the Pendleton as a resort. I agree!

Extremely professional management with Jess. Most well run community I have ever seen. They answer the phone, prompt replies, courteous, professional and empowered.

The facilities are top notch as well.

Current resident. Good: Grounds are well maintained, great location, very clean, and high quality fixtures in kitchen. Bad: Parking is a nightmare every evening and mgmt knows it as they have resorted to putting up no parking signs on the roads (only alternative is to park 500 yards away in a garage), you better get used to lukewarm showers, internet connectivity issues multiple times per day, and it's bit too expensive considering these issues. If they had a section for visitor parking and requiring permit parking only in most spaces and had consistent hot water, it would be a 5. I will not be renewing my lease based on the aforementioned issues.

Very unfriendly staff. Overpriced for the way you are treated as a resident. Strict rules make you feel like you’re not even living at your own apartment. There’s no parking. Unexpected visits from management. This place is NOT pet friendly.

Very nice, fresh and clean apartment. We are renting a full furnished apartment for over a month and so far no complaints. The pool and outdoor bar b q place is beautiful. It definitely feels like home.

I have lived in Pendleton from 2020 to 2021 and the only regret is that I got a job at another state so I had to move out. This was the best apartment I have lived and there are so many good memories I have with the apartment. The staff was always nice, always at the lobby so if you had any problems they are always there to respond/communicate. There is a nice trail with some ponds that you can go for a walk. This place is very safe and won't regret living here. One time there was water leaking from the fridge and it was at 3am and they have maintainance people ready 24/7 so I could get it fixed right away. Overall, I had a great experience living there even though it was just for 1 year

If I could give this place zero stars, I would! Management is rude and inconsiderate of personal space (enter into apartments unannounced). Parking is not monitored, meaning residents who pay WAY TOO MUCH have to park miles away. Not pet friendly, at all!

This place is absolutely stellar. When my partner and I were looking for a place to live, the people who work here have been so accommodating and reply insanely fast to your messages. They answer every question you have, and make you feel welcome while touring. And when I say accommodating, they WILL go above and beyond for you to make sure you find the best unit at the best price. They offer amazing amenities with an amazing location for reasonable prices, and even the people who live there were very respectful and nice to us. Very quiet and peaceful area. Even though we are still looking, if we end up not liking other places, they even said we can contact them in the future if they have space available. I would highly recommend this place!

I noticed some recent negative reviews, and as a resident who has lived here for 2 years, I have to say that I could not disagree more. First, the management here is amazing. They’ve gone above and beyond to help provide assistance for my family during this pandemic and I am grateful to live in a community where management actually cares about the residents.
As for the building, it’s super clean and generally quiet. You may hear the occasional noise as one would expect from living in an apartment complex, but overall the building is well made. I have lived on both the 1st & 2nd floor and have not had any complaints.
Great amenities & location as well!

My wife & I visited her cousin (who lives at the Pendleton) this past weekend. We were shocked by the level of noise between apartments and the floor above. You could actually hear someone walk down the wide hallway above you as one walked down the same, a floor below.
Her cousin had to pick up a Christmas package at the leasing office Sat morning.and there was a line 6 deep, plus people waiting to view an apartment. Only one person was working, which he told us was the norm, and no one on Sunday. Pathetically managed property and one that was shoddily built. It also doesn’t help that the outside looks like Soviet era block housing.
Just on a whim, I looked at the other reviews for this property and I agree, the positive ones are all laughably fake.

Listen. I am a actual resident. These other 5 star reviews are fake. You need to live on the 4th floor if you want to have any ability to have a quite night as the stomping and slamming and noise keeps you up. The ceilings are PAPER thin. So understand that, trust me your money will be spent better elsewhere and many others I have talked to here have agreed that there looking elsewhere.

This complex is absolutely gorgeous! Would highly recommend to any family. Not only the condo stunning and comfortable, but the communication & experience with the Leasing Office staff is top notch, simply pristine!

Water pressure at the kitchen faucet is horrendously slow. If you purchase you own faucet they'll install it and uninstall it for you "at no charge". Internet speed is super slow 20 Mbps, the extender is plugged into the electrical system, no dedicated internet wiring.

Recommendation:
1. Replace kitchen faucets in the apartments to improve water pressure.
2. Improve internet speed in the apartments.
