**Edit** After posting this, our package was miraculously found. That was the only communication we received, and still, no one ever returned our calls. We are thankful to have it back.

*Edit* If I could edit this for 0 stars, I would. This is the second time we are now trying to get one of our packages that was errantly delivered to the old apartment address, despite leaving a forwarding address. No one is taking our calls, responding to them, or even giving us the time of day, Tonya or the Metropolitan Management. We will be looking into our legal options if this continues. This is incompetence at its finest. Anyone please reading this, save yourself the hassle and live somewhere else. 10/04/23

When we left about a year ago, we literally wrote a long-winded review of everything we hated and dealt with. We didn't post it because we "needed time to cool down. " I decided to do it today because, why not?

Long story short, after countless accusations - and I do mean accusations - about noise from pets and kids, the apartment falling apart despite it being brand new, a ton of noise from our neighbors, ridiculous cleaning/apartment fees AFTER WE REPAINTED and did what they asked (we feel as if they stole our money), and continued loss of mail despite the fact we left a forwarding address, we will NEVER recommend this facility to anyone. The staff is rude, they enforce nothing they should, the dumpster was always overflowing, and parking can be a nightmare.

Not actually kid friendly, pet friendly, or friendly to anyone who has different work hours.

I’ve been here for a couple of months and I love it. The apartment is great, the location is ideal and the pool is fabulous.

I wish I could have rated this higher. The apartment complex was great and I enjoyed living there. All of my appreciation for the Reserve at Gring's Mill was lost when it cost me over $6,000 to break my lease. That's not including the $400 I spent on professional cleaning services so that the apartment was absolutely spotless before leaving. I was only there for a year, and it was in perfect condition. They took my security deposit and then charged me $700 more for damages that didn't exist.

TLDR: Loved living there, but if you have any type of emergency or circumstance in which you must leave, they will take every last penny from you. Not worth the risk.

The Reserve At Gring’s Mill is a great place to live. Very well-kept, great rental office staff, great amenities, and very quiet. It’s near to many shopping centers, and has a beautiful park within walking distance.

I just recently went through the application and moving process with the Reserve at Grings Mill. Moving is stressful enough but Tanya the property manager was absolutely amazing! She was always checking in and making sure that I was taken care of. She made me feel so welcome and at home and even had flowers waiting for my arrival in my new apartment. Tanya and Jennifer made everything seamless for me and they were always available to help with whatever I requested and answered all of my questions in a timely fashion. I needed to use maintenance within the first three weeks of moving in and they were there to assist me within 15 minutes! This complex is also very pet friendly and accepting of animals which I love and everyone picks up after their animals outside thanks to the numerous pet trash cans and bags provided by the complex. The grounds are well kempt and extremely clean with beautiful landscaping thanks to the landscaping crew. My apartment was very clean at move in, and has everything I could ask for and more. The amenities within the complex are a wonderful added plus. Location is amazing and I love being across the street from hiking trails and a creek and under 5 minutes from grocery shopping and restaurants. I could not be happier with my move and am so thankful to finally be apart of a peaceful and kind community and have landlords that actually care about their tenants! If I could give more than 5 stars I would. 10/10 would recommend this complex to anyone looking for a stress free, easy move with friendly staff and residents.

This year will be our 3rd year at The Reserve at Gring’s Mill and I really love how beautiful and modern the apartment looks and how well-maintained they keep the property looking as well. When we have friends over, they always comment it feels more like a condo than an apartment.

The complex is conveniently located 5 minutes from the Target shopping plaza and the two major bypasses in our area (422 & 222). Right across the street are the walking trails at Gring’s Mill and we have a beautiful view of the tree-lined path of the Tulpehocken Creek from our living room window.

The management team, Tanya & Jennifer, host events at the pool for our apartment community and even email newsletters letting the residents know about upcoming community events and new restaurants around our area. The office/club house are beautiful utilizing a renovated farmhouse that I believe is original to the land.

My husband and I feel very “homey” here. We love the apartment, location, and the amenities.

I recently went through the application and move in process, and the staff at this property made everything move seamlessly - they answered any questions I had and addressed all concerns timely. Tanya and Jen have both been wonderful to deal with! The apartment is beautiful and set in a perfect location, being within minutes of everything you could need while still being tucked away. This property is well-maintained and has a great offering of amenities.

Just moved in, love the place so far. The property manager was very attentive, had great communication throughout the process and made sure an questions and concerns I had were addressed.

While the rooms are decent in size, they are overpriced for the area (but I'm sure they will say "market rates" because they own 90% of the buildings in the county). The apartments are also noisier than Army barracks and any college dorms I have lived in. These are not "normal noises", it's the cheap construction companies they use to minimize costs by eliminating insulation between the floors and not using fire blocks between units. You can hear every step from above, every door open/close next door, and even bass from 2 stories up vibrate your glassware. The manager doesn't do anything about the excessive noise; she expects you to do that yourself.

Love my apartment, maintenance and management are amazing. Made the whole process super easy during this crazy move!

My wife and I loved the apartment, the amenities, and the location. We were within minutes of just about all shopping needs. The structures and grounds are well maintained. The property managers were always friendly and great to work with.

We moved here Feb 7 2022 and the year flew by. What can I say that I haven't already said. The Reserve at Grings Mill truly is the best in every way. Like a box of chocolates and a dozen red roses. We living here. 5 STARS!

After owning a home for 35 years my husband and I decided to downsize. Jenn made our transition seamless! A first time renter Jenn answered countless questions we had and worked with us to find our new home. We love our home at The Reserve at Grings Mill! It is a quiet community with so many amenities to enjoy and lots of free time to enjoy it.we are loving our new carefree living without any maintenance to worry about. The entire team is quick to respond to any issues. We have resided here for two years and we are enjoying the pool, clubhouse, community activities offered by The Reserve, and the close proximity to everything!

Grings is a centralized location, shopping center within minutes from the property, fine dining also within minutes. Friendly manager and staff.

I was very excited to move into this complex and it definitely did not disappoint. The Property Manager was very nice and helpful during the whole move in process. The apartment is beautiful and spacious and the whole complex is nice and clean with nice amenities. The location is great. Would recommend this complex.
