WE JUST MOVED OUT! Best decision EVER!
We have lived here in the townhomes since June 2019 and this ended up being a BIG MISTAKE! DURING A PANDEMIC they raised our rent $272 dollars per month and since then $300 plus per month each year taking us from $1720 to $2249 per mth with NO UPDATES AT ALL! No pool for the summers here bc they always had a reason. Told we had plank hardwoods but the flooring is vinyl. Old bathroom vanities, and cut up kitchen counters. Save your money and find another place to live. EVERYTHING is extra money too including parking. Do NOT let their $2249 price fool you! They were asking $2890 per mth in the spring but I guess that fell through, so they will raise your rent LOTS next year.
Trash went from $12 a mth to $38 per mth.
They had a MAIN WATER LEAK last December for 2 weeks and CHARGED US while they waited to get it fixed! We were told we would get $150 credit but it never came! Run fast! So many other great places out there.
Complaints of mice in the other apartments.
Beware as there are new managers about every 14 mths and always new ppl in the office. You also can’t speak to the company that manages the property.

Moving in was made so easy! The office staff is great and made sure I was prepared before I got my keys! Apartment was cleaned and looked great on move in day! Couldn’t say enough good things!

For anyone reading the owner’s response please don’t believe them. They are attempting to gaslight me and are completely lying. To say you are sorry that I FEEL they were unresponsive is the first mistake, and lying saying that you’ve been calling me is the second mistake. I magically received a phone call TODAY I guess after you saw this review. I keep my phone on me at all times and have received ZERO calls until today. It’s also laughable that you said you called about my approved lease when I didn’t even apply for one…. Please stop lying.

Unresponsive leasing consultants. Karen emailed me about signing a lease in under a week and after I asked a few questions she never responded. I asked twice. Thanks though, this just shows me what I would have potentially been dealing with if I moved in. No thanks!

Since moving here in August 2023, I have had nothing but problems. I have had to file 3 maintenance requests in the short 2 months I've been here. First, there was standing water in my dishwasher and my dishwasher was flooded. Then, there was a leak in my kitchen sink that caused the wood underneath the kitchen sink to get soaked and moldy. Now, there is water damage on my kitchen ceiling and I came home to a huge puddle of water on my floor and rug. I am usually not the type to take the time to write bad reviews and have tried to give this management some grace. However, it has been nothing but stress and poor communication since moving here.

If you care about honest reviews, please read this one. My boyfriend and I had moved into this complex last august. With all of the issues we have had, we did not renew our lease for another year. Listed below are the issues we have had in one year,

1- NO hot water for a month and a half
2- NO heat for 27 out of the 31 days in December. Our apartment got down to 43 degrees on Christmas Eve due to this issue. With that being said, our gas bill was somehow $300 for the month still. They said it was “due to increased prices in PA” but we had no heat so why was it so much?
3- we have had multiple mice and cockroaches.
4- the maintenance team loves to send confirmation emails that they have been and completed the issues when they never showed up
5- most importantly, there was a shooting on 07/18 in our apartment complex parking lot. I understand shootings happen everywhere BUT management DID NOT notify any of the tenants who live here. This is a scary situation that everyone should have gotten notified of

I hate being the person who complains about these issues on the internet, but for the price you pay, you hope to live in a comfortable and safe environment.

I’ve recently joined The Village at Chestnut Hill and couldn’t be happier. The amenities and cleanliness of the grounds are stellar. The staff I have had contact with has been top notch.

Chestnut hill village is a such a beautiful community!
The property is so well cared for giving over a calm cheerful feeling! The location is super convenient I love having the plaza across the street!

I recently joined the Chestnut Hill Village community and its been a fabulous choice! The renovated units are luxurious and beautiful.
The entire complex is well maintained, I don't think I've seen a piece of trash even once. The staff was super easy to deal with and moving in was a pleasure. Best of all are my outdoor dinners by the picnic areas, truly 5 star living!

Hello everyone. This morning I met Diego, supervisor of the maintenance team here at the Village. I introduce myself letting him know the building where I reside. I brought to his attention the work request I placed the early part of June concerning the lights over the picnic area, the lights were out for some time. He let me know he will take care of this today. True to his word the lights are back on and as I’m sending this message there’s a family gathering going on right now. I want to thank Diego for his swift work, showing concerns for us that live here in this building and knowing this was a safety issue as well. To all the maintenance team, the ones I know by name…. Sanchez, Hakeem, Mohammed and others that are still here as well as the ones that have moved on, I appreciate you, striving to get things done in a timely matter. Thank you.

This complex has gone down in a big way! The rent keeps going up but they have a mice problem! They took up all the bushes and now its just empty space. Every day they have the same two people to cut grass and go around with the air blower. But there have been bugs coming in our apartment. This is crazy! The other management was a whole lot better at least there were no bugs or mice. The water was off for days at a time. The fire alarms go off randomly. The pool is never open. All they do is fake it like its really nice here! Do not move here unless you like extra fees and more fees plus now over flow of trash and mice!

We have enjoyed living here since 2017; but recent high rent increases and unusually high utility charges have created a hardship for us. Our first few years here our rent increased by $50-$60 annually, but over the last two years our rent has increased by a total of $500. My wife and I are both seniors and and our only income is SS disability. This is now a hardship for us and others who are seniors, disabled, or both. At times we have to choose between buying enough food or our medications. We try to keep up; last month we were a little late because of the high utility bills, and we received a notice about possible legal action being taken against us, which we took to mean eviction proceedings would begin, even though our lease says that that would only take place if we were "habitually" late with the rent, and we have not been. Jaye, who works in the office, who is great, knows our situation but we understand that it is only so much that is within her power. We would hope that the owners would see our review and take into consideration those of us that are seniors and disabled. People and organization nowadays don't seem to want to help the seniors. We can be your best advertisement for future tenants if you could just show some consideration for people like my wife and I where rent increases have become a major hardship. Overall we like it here and would like to remain here and not have to worry about being evicted, or buying our food or needed medications. We understand that the idea is to make a profit, but we hope that the idea is to also provide good housing at affordable prices for everyone, showing that you care about your residents by listening to their concerns (especially seniors with disabilities) and "acting" on them. Showing that you care goes a long way. Good business builds good relationships, and those relationships can be your best advertisement. You show your tenants that you care and they are going to tell everyone! Your tenants are your best advertisement! Being seniors, moving is very difficult, and as I said in the beginning, we enjoy living here, we just hope that we are able to remain.

I lived at the Village for three years and was consistently disappointed with the complex and management. The apartments themselves are spacious and nice and when we first moved in definitely worth the price tag, now not so much. I know rent increases are to be expected but they are steep! Without many improvements, I cannot see how they are justified.

Management is slow to make needed changes. Residents asked for buildings to be more clearly named and numbered (from my understanding, an emergency vehicle could not figure out what building was what) that was months ago and they have yet to correct it, we were told it is in the plans for improvement. It is a safety issue to not have buildings marked and shouldn’t be delayed.

We were nickel and dimed for everything while there, I don’t mind paying but service fees to pay in the companies preferred way seems rather silly, would much rather things be lumped together. And paying an amenities fee for a small gym and pool that is barely open is a bit much. The pool and gym were a selling point for the complex, disappointed the pool wasn’t open much.

The complex itself seems to have gotten dirtier over the three years, trash around and the dumpsters overflowing. I understand that the residents are responsible for filling them, but when it is a problem week after week, maybe that should be the hint that we need more dumpsters or more frequent pick up.

Finally, a month after moving out I emailed about receiving my security deposit back. I called, emailed, messaged on facebook and instagram, if I had to estimate at least two dozen times over about a month and a half before getting a response. Most of the time when I called I was stuck talking to a third party, that while very nice, couldn’t do a single thing for me.

Overall, the apartments are nice, but the management is awful and the complex itself leaves much to be desired. If I were moving back to Philly, I would definitely look into other places and save myself the headache.

Update: six months ago I wrote that the complex needed buildings more clearly numbers, this is a safely issue. The response was they are working on it. I was in the area this weekend and was not shocked to see that nothing had changed. It has probably been a year since members of the community brought the issue up and there is zero change.

Lack of communication from new management. They've taken out all greenery (trees, shrubs, etc.) all without notice. Looks nothing like the photos online. Also very hard to get ahold of anyone in management.

DUMP! This place has really gone down hill since the new owners came on board. NO HEAT OR HOT WATER ALL WINTER. I guess they figure we don’t need heat now that summer is around the corner. That is deplorable! These are basic necessities that any human being deserves. There has been no discount for the inconvenience and they still demand rent! Just horrible! Everywhere you look is just dirty! There is trash everywhere, which is probably where the mice come from. Such ashame because this is such a beautiful neighborhood but these people are tearing down this complex! It really looks like the slums now and I am so embarrassed to live here. They don’t want to fix or clean up anything. Rather just slap a bandaid on it. And the poor people in the office seem helpless! There’s been about 5 or 6 of them who quit since this greedy, careless, abominable landlord took over! Do your research and take heed to the reviews, they are true! DO NOT RENT HERE. You will regret it.

I’ve lived in this complex for 5 years and since new management has taking over it’s been a terrible experience!
Over the last 4 months it’s been a homeless man getting pass secured doors sleeping in laundry rooms and hallways. Lurking around the building and punching wholes in walls.
Management has done nothing! This place does not care about your safety or your concerns. 0 stars!

I just read through all the negative reviews, and I could not agree more. I had high hopes for the new management however, I have been sorely disappointed. I have experienced issues with constant leaks from upstairs, resulting in moldy cabinets which took months to get replaced. The leak continues to occur so clearly it’s not being adequately fixed. I experienced the same frustrations as others when calling to get some thing repaired you are put into an offsite line. The only positive is the maintenance worker. Muhammad is responsive and good at what he does.
This is supposed to be a smoke free environment however, my apartment smells of smoke every day because nothing is done about the tenant who smokes heavily above me on a daily basis. The new property manager Corey suggests calling the police if I have issues. After living here for three years, paying my rent promptly and enduring increases I requested to move to another unit due to constant issues with an upstairs neighbor who is loud disruptive and impedes my ability to work from home… along with the smoking and more …. I was told I would have to reapply and put down another security deposit, etc.ridiculous.
Clearly management does not care about the tenants.
I also agree with the person who talked about the boiler and not having heat. I did not have heat or hot water on one of the coldest days of the years.
If you want to peacefully, enjoy an apartment home. This is not the place to move.

I hope that ppl looking to rent here see the pattern of disregard and carelessness in the responses from the owner to actual residents commenting their issues on here. I wish I could leave no stars because management has gone downhill. The owners of CHV have proven to be cheap and greedy by raising rent and fees while limiting access to amenities (pool in the summer, no gym for almost a year, no garbage service) while still charging tenants for it. The utilities are charged communally, so be prepared to over pay, plus you cannot control the heat. Let’s not forget waking up Christmas Eve to no hot water for 3 days!
Most recently, there’s been a trespassing issue (a homeless drunk guy), the police aren’t any help and the manager probably doesn’t live here, so the best solution was to put up a sign. The trespasser was spotted in a 2nd floor laundry room, so he managed to get past all secured doors and there is no sense of urgency around here. If anyone gets hurt, I hope they sue. DO NOT RECOMMEND.
