14 Building makes excuses for everything. 7th floor was shot up (yes w/ bullets) a month ago. Homeless people bathe in the pool. A resident caught a homeless person living on the property. I've personally caught a homeless person using the bathroom on the 4th floor.
Greystar doesn't take this property seriously. Resident churn is stronger than a Land O Lakes factory.
The staff were so helpful and friendly! This is a perfect location and beautiful property!
The tour of the community was great and Rylee was very helpful and answered all of my questions! Great location in Austin too!
Location and staff are the best hands down! Tim has made such improvements since joining the team and we are excited to renew!
Great Interior Units, Terrible Property Management!
After living here for a year, there is only one conclusion. Upper management of Greystar has no idea how to run a luxury, boutique building in dt Austin. I work in Operations in CRE and this poor team is a skeleton crew trying to keep up. Managers are constantly turning over, leaving the team feeling helpless against tenants who have high expectations paying 6k+ in rent.
NO SECURITY = No 24/7 concierge to help watch the building against homeless and package thievery that runs rampant. Hardly no cameras on property and more importantly no computer screens to view the cameras up front like you see in most buildings. There is only a tiny ipad for the night guard at 6-11pm.
You will have to call the police repeatedly to get the homeless off the property! The building is not safe, nor secure against the homeless that live behind the building, who light fires constantly and evade our building's restrooms by the gym and pool. They break and jump perimeter fences constantly. All this and no security team!
The daytime porter is not daily, nor has the expertise of noticing the details of cleaning a luxury building. No freight elevator, so the lobby gets beat up. Very infrequently vacuum the floors. You will see the same tiny trash there for WEEKS! Dirt build up and scuff marks everywhere.
The landscaping is terrible and has been for months! A complete eyesore and looks nothing like the images online. They have never completed landscaping by the large pool tree and now plants have been dead all over the property. The landscaping team will mow and knock down all the landscaping lights. Of course, no one notices bc they don't walk the property.
The fountain has been broke since December affecting the little fountains in the pool to be huge and difficult to sit near if you want to enjoy the layout feature in the water. Last year, guests had to tell mgmt to clean the green pool algae ALL summer!
For this amount of rent, I don't expect to have to play property manager.
Also note. There are no TV's with any sort of subscriptions/cable, thus they are basically a pain to use, bc you have to stream your personal info each time. No subscription on the pelotons or Tonal workout Mirror.so useless again. If you go to the 9th floor, be sure to pack a cooler each time. No fridge.
I love the units and location! But it would be nice if Greystar would just stop making false promises, while still gouging the renters.

As you well know I’ve already exhausted those avenues of talking and emailing mangers, but thanks for the reminder that the current manager won’t answer me. This was just my last result of hoping Greystar will stop ruining, what could be, a great product. Note: Happy to delete review after some improvements.

We pay a lot for nothing. We no longer even have security and we are now experiencing intrusions and theft.
My daughter is moving out for the first time…this community is perfect for her. Great location, amenities and staff. Rylee was very knowledgeable, patient and kind - she put us at ease as first-time renters. Highly recommend!
Toured this property. Location is perfect and the staff was beyond helpful and very knowledgeable about the property and area.
Just an honest review from a mom in the building…I wish I could give a higher review because it’s not fair to the staff onsite (that is amazing 5/5) but there are real issues here and they need more support from Greystar!
Pros
Location, Walkability, nice interior units, friendly staff.
Cons
Safety and security is at the top of the list for me and my family. The lack of 24 hour concierge/security has invited thieves and homeless to wonder in to the building, access the club room, bathrooms in club room and lobby. Thieves have broken in to our package room and have stolen multiple packages on numerous occasions, stolen packages from doors, and equipment from the gym.
When asked what Greystar would do to reimburse us for packages for their lack of security, we were asked to file under our renters insurance.
I do not feel safe at night or in the stairwell as the concierge leaves around 11 then anything can happen! It’s a free for all.
Cameras in the elevators don’t work therefore if packages are stolen from our door, you will never know who picked them up.
Delivery drivers are let up and sometimes harass female residents. How about a 24 hr concierge where a photo ID is taken to keep delivery drivers somewhat accountable for their actions?
If you have a unit that faces Barton Springs or the railroad tracks, you will hear random bombs go off or you will witness fires that need to be put out.
If you have children and are planning to move in, I suggest you not face Barton springs as loud cars, and homeless fights will wake your family.
Builder issues, windows are not properly sealed. My child’s room gets intensely cold in the winter time.
There is not a dedicated crew to upkeep and clean the building. 1 cleaning lady for the entire building (that is off on weekends) is not enough.
Reserved spots are tandem spots which is very annoying to have to park behind another person.
Elevator in the lobby is the freight elevator, so anytime anyone moves in that front elevator is busy.
To Greystar, we need more from you in order to retain us. Isn’t easier to retain who you currently have as tenants? What we need is a 24 hr concierge, cameras to work and be monitored, more staff to maintain the building, and better communication on what is being done to keep residents safe.
1155 is such a beautiful property! Location is perfect! Alexis, the property manager, is so sweet and helpful! I love it here
I absolutely love living at 1155 and recommend this place to all my family and friends! Alexis and her whole team are absolutely AMAZING! Their customer service is top priority and they go out of their way to make sure you're taken care of. The amenities and apartments are gorgeous. I'm so happy to call this place home and plan to stay a while!
This property is absolutely gorgeous and has a great location near downtown! Very impressed with the office staff. Especially Rylee.
Things have been improving and I'm looking forward to seeing what's in store for this year.
The office staff is courteous, attentive, and have given the best experience I could possibly have. The views from the amenity spaces are beautiful and well kept. I could not dream of a more perfect home in Austin!
