My family has been here since they first opened and changed management companies. I was happy to see that they did not change the office management, I didn't want to have to learn a new staff. Yes sometimes the gate is broken. The longest time frame was because they had to wait on a part. This apartment complex has the best maintenance people and office management I have seen.

Not one to take time out of my day to write reviews but this complex is very POORLY MANAGED. Anytime you address an issue or a question about any type of maintenance or anything that is clearly supervised under THEIR management/company, they are very quick to tell you that they are not responsible for your problem and do not even care to help you.

Also had several vehicle break-ins over night partially due to the apartment gates that are broken and have been open 24/7 for OVER a solid month now with no intention of them fixing it. Then they try to tell us that the gates are not there for security reasons. Then what is the purpose of a having a gate to an apartment complex? Isn't that the point of a gated space? Made me Lol when I heard that to be honest. Just sounds like a bunch of excuses to me. The people breaking into the cars here is not 33Hundred's fault but the broken gate is.that management has had OVER a solid month to fix. After asking property manager when gate will be fixed, she then says "I don't know, I am not a gate specialist. " You may not be a "gate specialist" but you should know how to take care of things on the apartment property if you are a property manager? I am no rocket scientist but maybe you could contact someone to come fix the gate? A perfect example of management not wanting to take responsibility for apartment issues that are supervised under their management/company. I am a firm believer in fulfilling my duty as a loyal resident but management also needs to do their part as well and not be so quick to blame residents for their issues.

If I could give this apartment complex 0 stars I would. I am trying to be as objective as possible, but my experience here has been completely unprofessional. I came to view the apartment and while I must say, they are very nice and offer great amenities, the management and staff are the issue. I specifically worked with Dennise to search for a 1 bedroom apartment. While I was still in the process of looking things went great, but the moment I gave them my money and applied, things went downhill. I had questions about the complex and after calling was unable to get a hold of them. I was told that my app and admin fee would be waived because of a promotion (total of 99 dollars), but that was a lie. I ended up paying 299 dollars total because I wanted to live there, but after not getting a response for approval, or even the fact that they received my application for almost a week, my feelings changed. I am new to Austin, so I was obviously looking at multiple apartments, many of which offered move in specials (this one did not). I made that very clear to the office staff before I put in my application and was assured the process would be quick and simple, but it was not. I missed out on a great move in special from another apartment complex because of the unprofessionalism of this office. After the week of no response from the office staff here, I left a voicemail saying that I was no longer interested in living there and would like my money back so that I can move on to another complex. I didn't hear back from them for another two days, and was then told that they would mail me a check for the money paid (I would receive the check in 30 days). I then got a letter in the mail saying that my refund would be 200 dollars instead of the 299 dollars that I paid. After receiving the letter I tried to contact the office to figure out why the amount was so low, but didn't get a response. Every time I called from my phone, it went to voicemail. Thankfully I had a friend who was willing to let me use their phone, and the office picked up on the first ring. I would never live here, or recommend anyone to live here, because of the unprofessionalism of the staff. I still have not received my money!

In my opinion. DO NOT LEASE HERE! 33hundred is terribly mismanaged. For instance some of the gates to the main entrance do not work and are left open 24/7. Guess what.this morning a lot of cars were broken into and Travis County Sheriffs were all over the place. I was in the office today and asked the manager when the gates were going to be fixed as it has been a few weeks or months now. She claimed the gates were not security gates. I realize anyone can break into anything if they want to bad enough but I did tell her the security gates deterred theft however, she insisted this was not the case and that these were not "security gates". If gates that open and shut are not security gates and they don't deter theft then why have gates? If a manager of an apartment complex is telling me that gates do not deter theft or criminals from entering, then she might need to find a new job or go back to school.

Again, incompentent manager running this place. DO NOT SIGN a lease, you will regret it.

Also more Cons:

Filed a noise compliant this morning with the "Courtesy Officer" as my neighbors were partying until at least 5am. I received no call back and had to end up calling the Travis County Sheriff to come and ask them to stop.

Updated Rent not posted on time: At 33hundred the water bill is paid through rent and these sometimes are not updated at all or updated the same day rent is due which makes it extremely hard to pay on time. If you do not pay on time they will hit you with a huge late fee. Multiple people were in the office asking about it this morning. The manager on duty blamed it on ConService which I see them never taking fault for anything.

As mentioned above the gates that I guess aren't really security gates are malfunctioning a lot with huge lag times for getting them fixed. (Therefore making it extremely easy for CRIMINALS to enter)

The grills rarely have any gas. The printer in the office rarely has ink. Apartments are not insulated well as you can hear noises everywhere.

Management tries to blame all this on other people whenever in reality it is management responsible for the property and ALL the amenities.

I could go on and on but basically nothing is ever there fault and NEVER live in the apartment complex. It's just sad that the manager won't take responsiblity. The staff at the front are mostly nice and seem like they are more compentent than the manager.
