Abbey Glenn Apartments, Waco TX

My sister lives there she said they don't wanna fix anything and they raising prices.

Posting on behalf of a friend who lived here but WOW terrible place to live. They had BATS LIVE BATS fly into the apartment through the chimney, one of which bit one of the roommates. Security is terrible as is the gym, and management never answers the phone. The place is dirty, messy, and has mold and leaks that nobody fixes. When maintenance does come, they enter with no warning with their keys. Imagine being a young woman in her 20s with that happening. Nope. Lastly, staff had been making up issues which the roommates now have to pay for which damages their credit score. They're being contacted by debt collectors for issues this place caused. Not okay. Completely disgusted by how yall treat your residents. Will never live here. And hope nobody else is desperate enough to do so. Posting this here bc my friends are at their wits end and nobody is doing anything over there for them.

Please, pick ANYWHERE ELSE TO LIVE. Here is a list of all the problems I faced at Abbey Glenn:

- did not fix maintenance problems, ever. Nothing ever works.

- once came in our apartment without warning us. Women alone while men working for the apartment came in.

- “amenities” either never work or are gross. The pool was disgusting and the gym is laughable.

- we asked them to come fix a leak from our upstairs neighbors into our apartment. They refused to help. It got moldy and we asked again for help. They refused. When we moved out, they made us pay for damages to the paint from the mold and leaks (completely out of our control) which they refused to fix.

- they made up problems and charged us for them when we moved out. When we asked to go back to the apartment to try to fix made up problems, they refused to let us back in. They contacted debt collecting agencies to lower our credit and harass us.

- last, but certainly the best, we had LIVE BATS come into our chimney and into our living room because abbey glenn did not have a cover over the top to prevent animals from flying in. LIVE BATS were in our living room for TWO DAYS and they did not help us AT ALL. They wouldn’t even come in the apartment!

Worst living situation ever. The price may seem good, but it is not worth it for all of the stress to live in such an unsafe environment. This is just the tip of the iceberg. Please, do not live here.

Horrible place to live or visit a friend because they tow your cars for simply parking in the parking lot when the office is closed you can't receive a parking pass.

That was rude when I was on phone with interpreter and it wasn't friendly and not good communication " WELL have a nice day".

I liked Abbey Glen at first. Tho sadly it has went down hill. Many tenants don't clean up after their dogs, 2 dog parks on the premises are overloaded with dog messes. Recently the grounds have become more littered with fast food trash & dog messes.
There have been a few mornings without hot water, several with no water.
Despite these issues they are raising the rent.
If your a student & don't mind the messes or occasional water problems, it's right across the highway from campus, & has a fitness center, which I like, great location for students.
With a few preventative measures & being out amongst tenants to disway ppl leaving their messes behind by the management & maintanance team it could be a really comfortable, convenient, place to live.

This place is by far the worst place to live at. If you read this review please consider this a warning and do not move here you will regret it. The management does not care about the residents. The staff does not care about the residents. They are not thorough or transparent and the amenities that they offer are not even available for you to use. They have an excuse for everything. They never answer the phone, it takes them approximately 5 hours to return a phone call if you leave a message. They allow predatory towing practices. They don't care if you are handicapped. Lord forbid you have a emergency after hours. The amenities attracted to the place and grounds. They leave the old grass all on your porch and unable to use hammocks, swimming pool etc. (Their budget didn't allow them to hire a lifeguard so instead they put a sign saying unable to use due to city ordinance.) This is the most terrible place to live.

They lied to me, before I even moved in. Good thing I didn’t go through with it! Stay away if you value you time, money and peace of mind!

Edit: management has replied to me with their generic response telling me to call their number. I had called today twice, before I posted this, and they didn’t answer. I know they aren’t answering on purpose because they made the mistake of telling me before that they had caller ID. To management: YOU have my number, my husband’s number, AND both our email addresses. Your office promised to either call or email me but you have done neither.

Give me back my $150, you THIEVES.

The staff at Abbey Glenn are very helpful and friendly. They are welcoming to each and every person that walks into the office. Every experience I’ve had with each staff member has been positive and left me feeling like each question and concern I had was understood and answered. 10/10 would recommend.

My gf and I love living here, we've been here a year and there have been many renovations to the property. The staff is always very helpful when we need something. We enjoy the dog parks on the complex and the gym. We have had wonderful neighbors and have met many different people here. Very conveniently located.

My name is Jesse Martinez and I'm currently a resident of this facility. I love it here so much@ the office staff is so friendly and always there to help when I need them. They're always smiling and the apartment itself is wonderful too!

Worst experience of my life living at Abbey Glen. Our apartment had mold, which made me extremely sick. I couldn’t hardly breath most nights from the mold exposure. We told them for months about it and they just did not care. They told us we “probably just had allergies” they clearly don’t care about anything other than a paycheck.

Abbey Glenn Apartments, is an amazing place to live. The maintenance staff is great Martin and Alex always tend to my requests in a timely manner. Emily has been absolutely great in the 4 years that i’ve known her.

We have loved living here! The staff is wonderful and super quick to respond to any issues. Great place to live!

The front office and maintenance staff is amazing. They are always so quick to respond and very friendly.

I have been with the apartment complex for almost two years and love how quiet it is. Between the basketball court, volleyball sand patch, and pool I keep my children busy. The staff is always helpful and now has new maintenance who get right to the work orders. Great place to live!

I have lived here and have also had friends who live at Abbey Glenn apartments, and would definitely recommend. I love the management staff because of the wonderful hospitality, and how fast they are at handling any minor issue.

Poor property management. Water hasn't been working for 10 days and they said they won't fix it for another 6 days. We've called, emailed, and pleaded our case but we feel stuck, and no one will listen to our concerns. Please do not find yourself in this situation and seek a place to live elsewhere if you are interested in Abbey Glenn.
