It used to be great until the new horrible management. Most of the security locks remain opened since they took over. Literally, anyone can step into the property at any time. At least, they still have sanity to keep two greatest maintenance employees, Julio and Carlos. Besides that, this place is a complete mess. Reconsider if you are trying to move in.

Moved here a couple months ago; it has turned out to be one of the worst decisions I have made in my life.
Let me list the pros and cons of living at this place.

Pros:
1. The location is close to belt line road and is kinda in the middle of everything.
2. The maintenance people are really good and prompt.

Cons
1. The leasing office promised me a bunch of things when I signed the lease including having newer appliances, NOT facing the street, etc. But the apartment they assigned to me was everything they had not promised when I signed the lease and it faces the street. The only thing this management did to help was replace the stove.

2. The apartment was filthy when I moved in. It looked like it had been reluctantly cleaned by the previous tenant and the management did not bother with getting the apartment cleaned professionally before they leased it out.
I found food crumbs and hair in the fridge, kitchen counters, and the bathroom sink. The washer was especially filthy.
The new management sent the housekeeping person to clean the washer and she did a half-*ss job.

3. The neighbor upstairs is noisy af. I know that getting a bad neighbor solely depends on luck, however when my Paul Bunyan neighbor stomps around, the cabinet doors in my kitchen literally shake. I work from home and this has been an ongoing problem. All the management could do was tell me to buy a noise cancelling machine.

4. Parking is a joke. The garage doors never work and anybody and everybody can drive in anytime they want and probably break into cars. The access to doors don't work. This is not a safe environment.
If you have visitors frequently, forget about their cars, it can get towed before you can register them online. Also, they only let a visitor get a parking pass a handful of times in a month.

5. Walls are thin and you hear everyone that walks past your apartment. You can literally understand what they are talking about.

There are many more problems at this apartment which I do not have the energy or the time to list. I'm sure they are going to leave a generic reply to this and not do anything about it. Do yourself a favor and find another place to live. There are many, better apartments in the vicinity you can lease from. Trust me, this place ain't all that.

I don’t know where to begin with the list of complaints that I have about living here for the past 12 months. First off, and most importantly, the entire 12 months that I lived at this horrible apartment that underwent a management change just over halfway through, never once did I need to use my fob to get into an exterior door of the building, or any access point inside the building. Literally, anyone could walk off the street and into this apartment, enter the mail room and take packages, into the pool, into the workout room, literally anywhere in the apartment without a fob. This place is not safe and they do not care about your safety. If you do not lock your personal door to your apartment, anyone off the street could walk in to your home and take anything they want or even worse.do not live here. Example 2: the other tenants do not respect anyone but themselves, and the management does nothing to keep others in line. People constantly let their pets, poop and pee in the hallways, and in the stairwells, which is absolutely disgusting. When I mentioned to management the most that they ever did was send an email telling people to stop or else… so scary. On top of this, absolutely no one picks up after their pets outside, which is also disgusting. Number three. Similar to point number one, the apartment has a large dog park behind it. That has two entrances. One day I went to let my dog in the side entrance, and it was zip tied shut with a sign that said, for residents only.it’s funny how they protect their dog park from outside people more so then they protect their own rent paying tenants. Absolute idiots. Example number four. Both the previous management team and the current management team have zero idea of what they are doing. It takes them over a day and a half to get back to any request or complaint that you file with them through their stupid app that works only half the time.they are also never in the office. When I went to turn in my keys after we moved out, they were supposed to open at 10 AM. I sat there till 1030 and no one showed up, sidenote, I also turned away a couple who was coming at 10 AM for a tour, but no one was there because they are stupid and have no respect for anyone else’s time and they are idiots. I had to leave two voicemails which they didn’t answer and I came back around 1 PM and there was only one person working there. In fifth and final point would be this. You are so far from the circle compared to every other apartment in Addison that it doesn’t make sense that you’re paying all that money for “location” when it’s a 20 minute walk to any restaurant any other dog park. They rip people off and they don’t care. To wrap this all up, I absolutely hate this place, I absolutely hate the management, I don’t recommend this apartment to anyone with a pulse or without a pulse, the management can go and screw themselves, there are just no words for the stupidity and ignorance that anyone who works there and a lot of the people that live there. But you always have to look on the bright side.if you don’t live there you can always drive by and just walk in and go lay by the pool if you don’t have a pool at your current house or apartment. Or if you need to get a quick pump in, you can go walk in to any door and go into the gym and use that to get a quick pump in. Or if you’re a thief and want to steal something feel free to walk in absolutely any door, the most convenient one would be the mail room door, where you can pick up packages that are left on top of the mailboxes or you can go into the lounge and pick up boxes that are left out of the oversized mail room. That is all. Please do not live at this place.

GOOD APARTMENTS, QUITE, GREAT LOCATION. Staff is very helpful. Maintenance id done quickly & well. Just extended my lease

My husband and I have been here for almost 3 years and only because of the location. We have continue to have issues with our flooring and prior management fixed it multiple times through a third party vendor. New management took over May 2023 and we had a flooring maintenance request open ever since. Our experience with new management has been horrible. The one time I went in the office they were not helpful and had an attitude. We been more than patient enough with providing new management time to transition and get our flooring fix.

So many other issues with these apartments doors are all unlock making it not safe for residents. Elevators break all the time and there is only 1 in each building. You must register guest for parking and there is a limit of 3 cars per apartment. Leasing office will not respond in a timely manner. We have heard so many catalytic converters stolen and we are located in front of the police station. If you can help it don’t rent here.

I am renewing at Addison Keller Springs again for 5 consecutive years! I am delighted to live here! And while it's true that there are still some tweaks to be made, the new management leasing office team is very helpful especially Katerin and Leslie. We are trusting that they will do well.thank you

We moved in right before the previous company was bought out (which we weren't made aware of) and the new management has been terrible so far. We were moved into a unit that wasn't cleaned and it took them almost 2 months to send housekeeping. Each apartment also comes with a smart home unit installed and ours was ripped off the wall and thrown in the toilet and that's where we found it when we moved in. When we told the new company about it, we were given a sheet of paper with directions on how to install a new one ourselves. We have made several trips to the office since they do not answer phones or reply to emails. Amenities they promise: valet trash but it’s hit or miss- sometimes it’s picked up and sometimes it’s not so the hallways often smell like trash. The garage doors are constantly broken and several of the exterior doors do not lock so it’s not as secure as promised. The elevator will break down for days at a time and there’s only 1 in each building. Also- the grills by the pool are always either locked up so you can’t use them or broken. It's been an extremely frustrating experience so far. The new company has been promising a lot of changes/improvements but we have yet to see any.

Maintenance request was placed and completed within a couple hours. Best maintenance team of any apartment community I’ve ever lived at.

Used to be good, but new management is incompetent. Almost all "Security Doors" are without a lock, pool is filthy, grass is uncut, Issues with late fees being added to monthly bill with no explanation, not picking up when calling, they even put one of those damn zip locks on the door to the dog park with warning signs.

Thankfully, they had the sense to keep the maintenance staff (Two absolute gems - Carlos and Julio).

So far so good! Sam was my leasing professional and she is super nice. No major issues at move-in. Sherri the manager is also very nice. The location is in a popping area! Im new to Dallas so im excited to see what Addision is all about. Thanks ladies!

Update! Still love it here. Only issue are the gates and elevator seem to ALWAYS be broken all of a sudden. Hoping they figure out the issue to prevent this from happening every week. Other than that I love it. And big ups to the maintenance staff! They are AWSOME!

Used to be great. New management company is actively running it into the ground. It’s a smoke free campus but always smells like pot. They do not fix anything, and parking is an absolute mess. You pay to live in a secure building But 75% of the door do not lock. Rent also seems to very monthly by several hundred dollars.

Eliana was the best leasing agent ever came across while I was on apartment search. She takes time to help you and guide you with leasing process.
Did not move into this apartment, but was good when we toured with her.

My experience with this apartment has been great so far! The apartment complex is under new management now but Eliana went above and beyond to answers all my calls and emails with questions I had.

I toured with Eliana awhile ago and she was amazing. So sweet and knowledgeable about these apartments! It was a Saturday and she was the only one in the office, but still managed to keep her composure and help everyone in the office.

New management is really poor.

Recently there was a change in Management, I used to have an auto-deposit set up for monthly payment, and it didn’t go through because the management is changed and everything needs to done from scratch again. I was charged $200 fine for late payment. I requested them to take the fine amount off but they refused “telling they need to fair to other tenants”. I don’t understand what it means, if the management is changed it’s the new management’s responsibility to get auto payment transferred or request the tenants to get it updated into new system via email or phone call. This is complete scam, how they try to rip money as much as they can.

Also they pool is horrible, looks like they never cleaned for months, my wife and I ran from the pool and never went again.

What can I say! Eliana was amazing throughout my whole experience of applying to Addison Keller Springs. She went above and beyond, and I could not be more grateful. From the beginning, Eliana took the time to answer all my questions, followed up, and diligently guided me to secure an apartment. She demonstrated professionalism, kindness, and care for tenants. Thank you, Eliana, for all you do!

I still need to move in, but I will be back to edit this post with an update on my new apartment. They have great floor plans for everyone, and it's located in a nice area. It's near shopping stores, restaurants, etc.
