15Howard has done several jobs for me. He is extremely knowledgeable and can fix anything. He diagnosis a problem, tells you what the problem is, how he is going to fix it, and he gets it done. He is very personable and dependable. You can’t go wrong if you have him.

This company manages (perhaps owns, I suspect) a beautiful home in my neighborhood. When their sign went up, I called to ask some questions on behalf of some friends who were interested in leasing it. No one called me back, and very soon, some folks started moving in. Now, some HOA violations are developing and I've been calling to report those; however, no matter what day or what time I call, the receptionist says, "I'm sorry, there's no one here who can speak with you about that right now, so I'm happy to relay your message. " Today was my 5th or 6th call and no one has responded to me yet. I do not have a good first impression and based on some of these one-star reviews, I'm not alone.
An absolute joke. Definitely use other management companies. They don’t lift a finger and are rude as can be. Lazy lazy lazy
I am a renter going through the Woodlands Advantage Asset Management (AAM). A friend allowed us to rent their property through for a few months as we sold our rental properties in Seattle and moved to Houston. Unfortunately, I was disappointed with the company’s basic services as a tenant and as a potential rental property owner. Here are my thoughts for those who are considering renting or investing through this property management company.
One Sided Service. The company appears to have several positive reviews, but notice the positive reviews are mostly from property owners, not from tenants. The property management company will promptly communicate with the owner but will treat the tenant like a second-class citizen and will ignore most communication from the tenant. In my experience as a tenant through this property management company, I have had nothing but a positive experience.
1. Initial Walk-thru / Property Inspection. We did not have a walk-thru inspection with the property management and have not signed any pre or post inspection, a red flag to me if I was the owner.
2. Tenant Contract Agreement. The contract is misleading and will lead you into defaulting on your security deposit. On Page 12, Default, subsection D. “If Tenant vacates the Property in breach of this lease, Landlord may also deduct from the security deposit the reasonable costs to rekey certain security devices, as provided in Paragraph 19”, and on Page 12. Early Termination. “This lease begins on the Commencement Date and ends on the Expiration date unless: (i) renewed under Paragraph 4; (ii) extended by written agreement of the parties; or (iii) terminated earlier under Paragraph 27, by agreement of the parties, applicable law, or this Paragraph 28. Unless otherwise provided by law, Tenant is not entitled to early termination due to voluntary or involuntary job or school transfer, changes in marital status, loss of employment, loss of co-tenants, changes in health, purchase of property, or death”.
My tenant contract agreement was for 12 months while we searched for a permanent home, and according to this statement I am not eligible to retain my security deposit if I break my lease prior to my 12-month lease, unless I leave after the 10-11th month into the lease. RED FLAG! This is obvious a tactic for the property management company to make profit. It’s been over two months now and they were forced to return the direct deposit.
3. Method of monthly rent payment. I was asked to make monthly payments through their electronic payment website, apparently their site charges the tenant an additional $10 per transaction. Yet, another opportunity for the company to profit. I suggest paying monthly payments directly from your personal banking to the property management company to give you more control and avoid any unnecessary hidden fees.
4. Advantage Asset Management (The Management Pros) Office experience. We were asked to bring our security deposit and 1st months’ rent, and although we had an appointment with Sharon the office manager, she was not there, and she asked us to hand over our checks to someone who appeared to have no clue. We asked for a receipt, but they were not able to issue one. We asked for our keys, and they could not find them for a while. When we got to our rental property, the keys did not work, they gave us someone else’s keys. They also misplaced the garage door opener, so the owner had to purchase a replacement.
5. Maintenance Repair. Our refrigerator went down during the middle of the summer, and we immediately communicated the issue to the property management company, after a month later they finally responded to my issue. Since my friend was the owner, I text him and he immediately purchased a new refrigerator that took a few days to be delivered.
In my opinion seeing both sides of the fence, I would reconsider pursuing AAM to avoid the headaches. If you are going through this company, I would highly suggest you document everything. Ivan V.
When I say terrible, I mean the absolute WORST! Avoid them at all cost. You would have more luck hiring someone who has no background in property management than enduring the headache with these people. No communication, disrespectful, and unprofessional.

Very helpful when we had a rock shatter a glass door from the lawncare service. I called the management company, asking how to handle it and who to talk to. Within 24 hours, they provided the lawncare service phone number for me to call and discuss with them the issue at hand. The lawncare service is taking care of it for us. Thanks for your help and quick response on this issue!
One of the most efficient and easy to work with management company. I highly recommend them. They are well organized and highly efficient.
Advantage Asset Management has been spectacular. We came to them from a management company we were unhappy with and we had no idea things were supposed to be this easy. The house was rented quickly and the company got the new tenants settled quickly and they handle everything on our behalf. We have a gem assigned to our account, Amber, and she communicates well and goes above and beyond!

This company does not handle or respond to tenant maintenance requests or any communication in a timely manner. There are requests over five months old that have been ignored. There is no direct number, just an answering service. They do not follow the guidelines set forth by the lease in any way.

Had a great talk with the Manager/CEO? I can’t really remember his title, and I thought we hit it off well. However, when one of his staff was to come out, she forgot about the appointment. I called her when she was about 30min past the appointment time, and I got the feeling that I was inconveniencing her by calling and asking if she was just running late. Best part is she set the appointment to her schedule; I work from home, so I am typically very open. She said that she would call back and reschedule after her 'meeting' that was two weeks ago and I am still waiting for my call. I am glad I didn't hold my breath for this call because I would be dead by now.
