American Homes 4 Rent / AMH, Converse TX

Update 3: added another star. I recommend that if you choose to rent an AH4R property, you find a maintenance person to use as your personal contact. I'll be summarizing the content of my review and edits to talk instead about the broomstick principle

Update March 2021: The dishwasher in the house has failed again, probably unrelated to the previous issue. It took two weeks for a scheduled maintenance window, but we were able to get the problem resolved through extra effort from our technician.

Update 1: I am adding an additional star because the maintenance personnel who came to my house went above and beyond.

Three days ago, my wife, our two toddlers, and I moved into a property managed by this company. The garbage disposal was not working, and the sink that contained it was not draining. We had to wait 7 days for a tech. I'm upset with AH4R for employing too few technicians.

The broomstick principle is derived from a saying of Mao Tse Tung: "where the broomstick does not reach, the house will not be swept". In an organization, people will stretch themselves out to reach further than their resources, training, or budget would otherwise allow. The first problem is that these straws will get beat down if not properly nurtured. The second problem is that no one decides to change the sweeping technique to give more resources because corners are getting swept.

Since the freeze here in Texas AH4R have been in constant contact with me on getting my repairs resolved. They sent out IFM Restoration who’s technicians have been very professional and knowledgeable in their trade. The plumber Jesse came out right away as soon as they got approval to fix the water hammer in the house. He even added a ball valve to the line to make it that much easier to shut off water to house if we ever needed to.

Ms. Jana was very personable and helpful to inform my husband and I about the move out process as well as contacting us regarding an item that was left in the house. I greatly appreciate Ms. Jana taking the time to reach out to us. It truly shows Ms. Jana cares about the tenants.

Jana Smith who works in administration for the Austin-San Antonio area is very helpful and responsive. Each time I had questions or needed guidance she was available and if she did not know the answer she made it her mission to find out. I enjoyed living in my home for 2 years and would recommend to anyone looking to rent!

Is there a reason you all keep renting out houses and disregarding HOA laws in our communities? You set yourself up for getting sued by multiple parties; the landlord of the property for losing rent payments, the tenants that might have to be evicted due to your negligence, and the unhappy community members that have to live by the house who disregards multiple HOA bylaws and creates chaos in the neighborhood. Just wondering why this company seems to put so many lives in jeopardy by simply not caring and following the rules in the communities it does business in?

I have leased from AH4R for 2 years and am about to sign for 2 more. Whenever I have put in a service request, they are quick to take care of issues. I was actually not sure whether I would be signing with them again or look for another place, depending on how much higher my rent would be. However, I have to credit Monica Kyle for my staying with the company. I have had a couple of conversations and a few emails with her and her service is what "great customer sevice" should always be like. She is not only quick to respond to calls and emails, but she is extremely down to earth and very considerate. I did not feel like I was dealing with a big company, but rather with a neighborhood "mom & pop business" that actually cares about the client and wants what's fair for both parties. I really recommend AH4R and I just hope every state has someone like Monica to deal with in their office!

Monica Kyle the Property Manager was helping me with my rate review. She was not only gracious but also Professional and tried to get me a workable rate given the hardship most of us are going through during the Pandemic. She is certainly a great asset to AH4R.

Kevan Austin, Leasing Specialist, was fantastic, customer service friendly, and very professional.
Knowledgeable of his job & very, very helpful. He
went above & beyond to make sure all the application process & paperwork was all correct before submitting it. What an asset to American Homes! And, all the other employees that I made contact with at Ah4r, were definitely customer
service oriented on a very high level!

Had a great experience with answering my questions and staying in communication with me the whole time. Very satisfied and going on my 2nd house with them!

Jana with AH4 Rent was very helpful in guiding me through the vacating process. Due to the inclement weather, I had to reschedule folks coming in to the home to clean plus I needed time to also close out the home so that it could be rented. Jana Smith was awesome to speak with and worked with me so that we can make sure the home is ready and that I had the necessary time to prepare accordingly. Thank you! We need more true customer service people in all industries these days. Too many online virtual robots. Good job here Jana.

I had the pleasure of interacting with Reina. She walked us through every step of the leasing process. She was thorough and professional. I have never received such amazing customer service.

I can not say enough great things about American Homes 4 Rent.
Within a week of visiting a home and applying we were approved and the entire process was so easy and effortless. The people that called made sure that we understood the emails and everything and helped through out the whole process.

Mr. Miguel Valdez, made a difficult situation very manageable, with the best outcome one could ask for. He was very compassionate and customer friendly. We would be pleased to work with Miguel again

The stars are for Leonard with Maintenance in San Antonio, TX. After the winter storm, my family was left with no running water for a whole week. He came through and promptly fixed our burst pipe. My family and I are grateful.

It took a long time to get responses through voicemail, texts, or emails. Other services were mostly as expected. I also ran in to some problems being charged for issues that were not mine. They did fix the charges after a few phone calls and finally getting a hold of someone. My property manager was kind, but very unavailable.
