AMLI Downtown, Austin TX

Absolutely the worst apartment complex I have ever lived in. We told Adrienne we couldn’t visit the exact unit number before moving but we had a dog and needed it to be a quiet dog friendly unit. She put us 200 feet from the Coconut Club. It was actually unlivable to be on the side of the street where this club is. The club is open 6 days a week until 4: 30AM. We had to spend so much money and break the lease. Such a waste of time and money. I would never work with them again, they just lied to me so they could get a profit. Every other apartment complex has warned us about noises that might be an issue besides the Amli Downtown. Also do not live in this complex if you have a dog, it is the least dog friendly complex. Also it’s unsafe because anyone can get in from any of the four streets without a key. They also use it as a hotel so constant random people checking in and out.

If I could give this review 0 stars I would. We moved from California to Austin for work. When I was talking with Adrienne Rousseau I expressed strongly that we were looking for a quiet place for my dog. Adrienne failed to mention our unit was 200 feet from the Coconut Club, which is open 6 days a week until 4: 30AM. It was so loud that our dog barked nonstop and we had to move out. I would never use Adrienne Rousseau again. The AMLI costed us so much time, money, and inconvenience.

Loud construction has begun below my unit between 4: 30-7: 30am for 7 months. Lately, 4: 30-5am start times are typical. After over a dozen complaints to the leasing office, the police and the city, I've had enough. Management: please do something - and a corporate-approved, vague response to this review to save face just isn't going to cut it. Your leasing office staff has been understanding, but unfortunately unhelpful, as nothing has changed (in fact, it's gotten worse). This needs to be addressed, and residents need to feel heard when expressing concerns impacting their physical and mental health, and safety (I will not write out the safety concerns, but I'm sure you know what I'm referencing). 4: 30am room-shakingly loud wake up calls on a weekly basis are not acceptable, especially given the fact that I pay a premium price ($3k+/month for a 1 bedroom) to live here. Please take this seriously. Thank you.

Such an amazing property to live in right at the heart of downtown Austin! Maintenance is top notch! Special shoutout to James from the maintenance team, he has been such a gem during our stay in AMLI Downtown. Always responsive, on time and very patient and knowledgeable about issues inside the units and how to fix it.

The price per square foot is undoubtedly why this complex is so popular but if you add in the quality of management and maintenance there really isn't ever a reason to live anywhere else downtown (nunless you buy). If you have lived, or are living, downtown you know how unreliable most properties can be.

My husband and I have lived at the Amli Downtown for four months and have been extremely impressed with the building, our unit, the amenities and the lovely Amli Downtown staff. Adam, Francheska and Adrienne have made our NYC to Texas apartment transition seamless with their attentiveness, excellent communication and willingness to go above and beyond for tenants. The Amli property is also well taken care of by a wonderful maintenance team. The location is also great and super walkable. We love that you can walk downstairs and grab a coffee or walk to Town Lake and enjoy nature. Truly the best of both worlds and perfect for those who don't have a car yet like us ex New Yorkers. This property is in downtown so you do encounter the unhoused at times but I don't judge the Amli property or staff for that, it's just something to keep in mind when apartment hunting. I feel very safe at this property and in this area of downtown when I'm walking alone during the day or at night. The units are also super quiet and we never hear our neighbors so it feels very private. The building over all is quiet/calm. We love it here and I hope this review inspires someone to tour this wonderful property because it's worth the time. Thank you Amli Downtown team!:)

I recently moved in to AMLI Downtown, and it’s been great! The location is perfect and the staff is fantastic. I’m really happy I chose this property
to call home.

Two stars cause the people who work in the office are also nice. BUT that’s not where I live and them being nice does NOT a safe or supported residential situation make. The pricing does NOT line up with the many issues this building has. Parking: I paid for a private parking spot. It’s marked as private but people park there. THE BUILDING DOES NOT TOW. So of course people feel free to park there. When I call in the parking spot situation the towing company says “can’t do anything unless someone from leasing office calls us. ” When I call the leasing office, the after-hours company answers and informs me they’ve tried calling the parking attendant but they’re not there (which is par for coarse; parking attendants are almost never around certainly not on Sundays when the line to get out ends up backed up for half a mile per confusion) but when I call the number for the parking attendant and they EVENTUALLY tell me “when office hours are open someone will look into it. Park elsewhere. ” I’m legit DONE. I pay $250 for a private space except for when ANYONE wants to park there in which case park elsewhere cause they won’t tow it. OF COURSE THEY WON’T. There’s no towing ever. Meanwhile, my neighbor, shout out to lobbyist Mark Malone for asking me to stop reporting him as he’s “entertaining clients” in his party pad next to me, hosts WILD parties, usually at 3am on Monday or Tuesday mornings. Read that again. Yeah. FUN. Of course I call the after hours line, and sometimes they send security to ask for quiet but often I move to my couch in my own living room to get some sleep. Cause some of us don’t “entertain clients” while blaring 2 Live Crew ALL THE TIME. All of this, for 3.3k a month. NOPE. If you want party animal neighbors, unmanned entry ways that OFTEN include people who are actively abusing drugs, and a totally wild parking garage (where I have also found an active drug addict laid out in a parking space cause why not) then this is the place for you. If not, steer clear. Other downtown apartments offer beautiful spaces for similar pricing

AMLI Downtown has been one of my favorite places to live! I've probably stayed here longer than any other apartment community simply because of the amazing staff and excellent location. The staff does seem to have high turnover, but the newer people I see are just as helpful and accommodating as the ones I no longer see. There is always some community event going on and sometimes we get tacos! One thing is certain, you will never regret a decision to move here.

A community is how I view AMLI Downtown, which is rare. I've never found it outside of "home" in Nebraska. The AMLI staff are welcoming and genuinely enjoy helping the residents - not fake nice, LEGIT nice. Additionally, they foster a sense of community through their monthly events and happy hours that makes getting to know others easy. Finally, the amenities, especially the pool make it a fun environment to live. Amazing job AMLI team, and thank you for all that you do to make this community feel like home

Reached out two weeks ago regarding leasing options via their web submission form. Received a confirmation email but never heard anything else. I followed-up last week via email and still have not received any type of response. If it's this hard to get support/attention as prospective tenant, then I don't want to know what it's like living there.

The location is great. There are plenty of nice restaurants around. The staff was super helpful too. My unit had a water pressure issue caused by the restaurant downstair, but the leasing office took the ownership and provided some credit and free parking for us. Overall it was a great experience living in this community.

The people make the building! And the people working here have the most beautiful hearts! Franchesca and Adam were able to help me with an issue so complex and bizarre that it realistically required a miracle to resolve it. And that’s exactly what they did! And I am truly grateful! Outstanding customer service! Thank you again and again!

The entire team has been fantastic from start to finish. Cameron and Adam were very communicative throughout the application process and knowledgeable. My move went very smoothly and the maintenance team resolved a medium sized challenge within 16 hours!

I do reccomend booking your orientation and freight elevator reservation as far in advance as possible to make sure your experience is as smooth as mine!

AMLI Downtown's leasing team is exceptional! Adam the assistant manager made our moving process extremely simple and fast. It is refreshing to know the managers care for their residents. After we toured the property with Adrienne my partner and I fell in love with the location and architecture of the community, she gave us all the information we needed to lock in the deal. The modern industrial design of the apartment and cement floors made it easy for us to fall in love with the place. We have only been at the property for a couple of weeks and already enjoyed one of the resident events organized by Melanie. Everyone in the office has been extremely helpful, Cameron always answers the phone with such charm and always has an answer for our questions. Keep up the good work!

Large apartments with an industrial look and plenty of sunlight, resort style pool, very helpful staff and the best maintenance team (always quick and they do a great job when needed)!

Love living here! The staff are beyond excellent. Location is perfect for us. Any issues are handled almost immediately.
