Over priced, unfriendly staff, very high penalties. I have been living here from past 4 years for only the reason of my good neighbour friends, but unfortunatly most of them moved away due to the new staff and new policies. Over the 4 years only one time my rent payment was delyaed by one day due to the auto-debit setting expired. I explained and requested for coursty waive off but they denied and charged me 130$ extra for just one day delay. No coursty on loyal tenats. I got stuck here with lease agreement and waiting for my turn to move away.

If you were thinking of moving here DON’T. SERIOUSLY, DON’T! I was a resident at Riata for 7 years, and recently moved out in July. My experience in the beginning was wonderful, and at one point in time I thought I would be sad to leave Riata. Fast forward a few years, and I was more than happy to pay to break my lease.

I constantly had ongoing maintenance issues that weren’t fixed properly, which included the smell of rotten eggs coming from my bathroom sink, my a/c & heat repeatedly going out, ventilation and moisture issues, mold, and rotting bathroom walls. We also had issues with bugs and other pests that wouldn’t go away regardless of how many times we called pest control.

The walls are paper thin, and you can hear every time your neighbor uses the restroom, shower, walks around, opens their closet door, coughs, sneezes, or breathes. My upstairs neighbor was extremely noisy, and liked to play loud music at night when my kids had school and my husband had work. My car was hit, more than once, in the parking lot and of course no one left a note. Residents would take walks, hang out in large groups, or let their kids play in the parking lot, and would act like it was a problem when you tried to park. Kids would play in the grassy area behind my home, and we would frequently wake up to the sound of them kicking or bouncing balls off of the building.

If you decide to move in, make sure you save up to move out, because they charge you for everything they possibly can and try to rip you off in the process. My friend moved out in July as well, and they charged her for a broken shelf that she reported to maintenance weeks before she moved out. Since she reported it after her 60 days notice was put in, the village manager told her maintenance was waiting for her to move before they fix it. Not only did she have to go without a shelf in an apartment she was still paying for, she was then charged $50 for the repair when she moved. She was also charged for a bunch of other minor things, that included a $100 for 1 screw left in the wall.

In the past, I always received my lease renewal quote in my door at least 120 days in advance. (60 days notice is required to vacate). This year, I had not received my renewal and the 60 day cutoff was quickly approaching. I eventually went to my village manager to ask about my renewal package, because 60 days was less than 3 weeks away. I was told by the manager, “according to corporate, we only have to give you 65 days notice. ” Following this conversation with her, we decided to put in our 60 days notice. The practice of giving renewal notices 5 days before your 60 day notice is due, seems completely shady.

After we gave our 60 days notice we decided to break our lease. During the process of vacating, both the village manager and the assistant attempted to lie about when the fee for breaking the lease was due, and how much it was. I had to refer them back to the lease several times, because they kept insisting I owed the fee when I turned in my keys which wasn’t true. Furthermore, the quoted fee was almost $300 more than I was invoiced. To top off their great customer service, the village manager couldn’t even manage to attach the final invoice in her emails. She emailed me multiple times, and didn’t attach the attachment that her email stated was attached. I finally had to email her back, and let her know so she could attach the statement. I could understand forgetting once, but how can a manager forget multiple times, it’s a simple task. When I didn’t rush in to pay my final statement before the due date, they emailed me to ask when I would be paying. I didn’t reply, but it took everything in me not to say, “according to corporate. ”

When the going is good this is an excellent place to live. Hence one additional star. Our patio was badly damaged during the storm and it took more than 10 days to clear the derbies and when we escalated this to the management, we were told that patio is damaged but habitable, safe and secure. Please have a look at the photos! Even close to a month the patio is still not fixed and with a kid, we are literally locked out of our patio and very disappointed with the way the situation was handled

Our first apartment in Austin. Lived here for 2 years.
Very safe and secure. Well maintained but old apartments. The appliances in the house are very old and could be upgraded, the appliances have run effectively without giving us any problems for our duration of stay.
Wonderful ambiance with lots of trees, greenery and quietness. Ample amenties and ample parking spaces. Slightly more pricier than the apartments in the area, but as they say-with Riata you pay for ambiance & amenties verus the living floor space. Overall a great living experience and would definitely recommend people to live here!
