Rude managers that do not care or prioritize the safety of their residents. In fact, they have tried to take advantage of a friend of mine who also lives in the building when she was worried about her safety.
There are homeless people breaking in and dealers dealing outside the building. Also, the elevators are broken all the time takes 5-10 minutes to get an elevator

I have been a tenant since November 2021 until recently. I had several concerns regarding the security of the building.

These issues arose due to prolonged elevator repairs, which have dragged beyond the initially projected timeline.

While having a temporary state of reduced security is understandable, I expected the building's security to be promptly restored to its pre-flood conditions. Despite having already raised these concerns, I saw no action to address them.

Up until February of this year, I would have recommended this property. Now, I must caution against considering it unless you are seeking added stress in your life.

Enjoy living at Ashton with great location and comfortable accommodation. We especially appreciate the concierge team - thanks Finn, Michelle, Ian and the entire team for helping take care of residents!

The management here is very deceitful and not good at their jobs. The elevators have not been fully functional for months with no clear estimate when they will be fixed and no help to residents. They will claim we have two "working" elevators because one is manual, but there is no stability with which elevators are working and wait times can reach over 15 - 20 minutes. Very frustrating. There are ongoing issues everyday with building security and safety. Management now seems to be bribing outsiders and other residents to inflate reviews. The truth is that there are major issues here that won't be fixed. Do not move here.

I enjoyed my time living at The Ashton. It has the best location of any apartment downtown - close to all the restaurants and to the trail. The property itself is clean and well maintained. The front office is responsive, the concierge team are all great, and maintenance has always been super quick, with most of my requests being resolved the same day.

Nothing but great vibes @ the Ashton.
For the past 2 years I’ve lived here. For the last 2 years, I’ve have enjoyed every moment.

If we were to talk about service, Michelle at the concierge is a prime example of the type of person you need in your life. She greets you with such a personal touch, it’s almost like you’ve known her & she’s known you your whole life.

I truly recommend the Ashton for anyone looking to live happily downtown.

I just spent the past year at the Ashton and have thoroughly enjoyed my time here! The views are beautiful. The location is perfect. But what makes it the best is the staff. They are so nice and helpful. They make you feel at home. Finn makes me smile every morning and always has a pat and treat for my doggie. Everyone is fantastic!

Living at the Ashton has been a dream. The space is in the best location in the city, and is somehow still clean and quiet. Finn and Michelle are the best front desk team out there!

Pros: location
Cons: it takes 15-20 minutes to get an elevator and get downstairs. With how fast they raise our rent, I am surprised they haven't offered a discount to the current tenant.

Who in their right mind would take actions against their own residents? Towing their own residents instead of giving them a courtesy warning. If you want management to control your life and dictate your piece of mind, come move to the Ashton [insert sarcasm here]

Instead of comprehensive rules, management has been implementing catch-all rules that negatively affect residents. The latest one is parking. Before, one could have a visitor park in the visitor parking. Now, the visitor parking is limited to 2-hours. Imagine having your daughter visit for the weekend! What a nightmare scenario that is. Finding street parking is hard. Perhaps the Ashton management should park on the street so that they understand what that is like and save the spots they occupy for the residents' visitors. The other Ashton solution is to pay $50/day to park in their business garage. They claim that other luxury apartments downtown don't have guests parking. However, the Ashton used to have a friendlier guest parking policy and one day without consultation they took it away.

An alternative solution is to allow friends and family park for 4 hours and if requested provide extended parking (let's say, 96 hours) on a first come first serve basis. Moreover, keep only one future resident parking spot instead of two. Finally, designate the 4 uncovered parking spots in the garage for residents' guests with a proper permit.

We are not saying that the intention of the rule is bad. We understand that people have abused the parking (ACL, allowing friends who work downtown to park there, etc.). What we are saying is that we expect more than a half baked rule that hurts everyone. Is this home or is this prison? We pay $3000 to $6000 monthly and it would be nice if you put more thought into the rules and policies you approve.

Management, please put yourself in our shoes before derailing our peace of mind and stop keeping us stressed thinking about what other silly rules you will force us to follow.

We are deeply saddened by the departure of the best concierge in Texas Keri. I have no idea how an organization could let such a caring person go. She is simply the best.and we deserve her, especially with our current situation.

One undeniable fact: I love Austin! My critical review of Ashton Austin is only in honor of that fact. Even before my residence, I had an extensive history of friends that have lived in the building, touting its prestige. I am saddened to say I’ve witnessed the quality of the building deteriorate severely in key areas such as safety, service, and managerial professionalism.

Aside from its prime location, I would not recommend living here if you value a true luxury, downtown Austin experience—you will not be valued here as a tenant. I also refrained from writing this review earlier because of my dear appreciation for some truly dedicated building staff such as great concierges and maintenance staff.

However, poor communication as well as a toxic and defensive attitude from management in the face of real emergencies (i.e. Robberies, water damage, and elevator malfunctions) has changed my opinion of the building for the worst. Unforeseen circumstances are bound to occur, but Ashton Austin lacks proactiveness and innate professional ability to respond properly to Austin’s changing dynamics and true shortcomings of the building. We have been without fully functioning elevators for over a month. Recent events exemplify management’s failure and unwillingness to handle even basic operations.

This sentiment is echoed by many neighbors and palpably felt in the building—at this point, management is taking every opportunity to make this apartment not feel like a safe home.

They also have continued to institute weak, ineffective rules to limit your freedom with amenities, detracting even more from building value. If you are forced into paying add-on amenity fees, make sure you check your statement closely—they are known to erroneously charge you. Building finishes are outdated, especially for the surge in rent prices (but shoutout to the maintenance team who is very responsive!)

Please highly consider taking your business elsewhere, as management will not take a serious investment in the building for you to enjoy your residence. My love for Austin as a city and my fond memories here power me through my stay, but it is only fair for future residents to know the very real challenges associated with Ashton Austin.

The units are not bad but the building is so poorly managed. They miss much of the bare minimum of what you would expect in a building with a 24/7 concierge (ie bring deliveries up or allow delivery folks to enter the premises). There were recently break-ins and they've changed much of the rules - it doesnt appear that they've made the building any safer at all but just that they've conveniently covered themselves while making the building a continuously worse place to live. They also did a horrible job of communicating the break-ins to the residents.

The front desk staff do the best job they can given the circumstances but they're not making the rules.

The sentiment of myself, and many other residents I've spoken to about it is that building management sees the tenants as a nuisance that they have to deal with and there is a very contentious attitude coming from management.

If I was looking to move here I'd probably take a look at some other buildings in the area.

Advice: Listen to what the majority of your tenants (customers) want.

PROS:
-Location
-Pool Area
-Concierges: Michelle Tj & Cory are really like family and try to be helpful at all times
-Maintenance guys are super quick and efficient
CONS:
-Dated condos but most important: -NOTHING can be delivered to your door! Every package or Uber eats that you order you need to go pick up in a back area of the lobby which totally defeats the purpose of it. Let’s not even talk about groceries or bigger items. Not luxurious at all!
- Most of the time there’s only one concierge for the whole building. Even though they try their best, get in line if you need anything.

Things have only gotten worse since the recent acquisition. New manager Leslie has a terrible attitude and new inefficient rules, like borrowing a cart is a whole process and takes forever. Bracelets are needed to use the pool. She even comes to the pool and asks you to raise your hand like kindergarten to check who lives here and who is your guest. Quite embarrassing… 3 days to pickup your packages or get fined etc etc… hope they can find someone more customer service oriented.

Love the pool and location, but for the price it’s easy to find a newer place where I can enjoy peace of mind and get a pizza at my door.
