Terrible place to live. Not only are the apartments absolutely run down filled with bugs, mold, ancient appliances, and broken cabinet spaces, management cares extremely little of their tenants. All they care about is the overpriced rent you pay them each month. They don't even care about their own employees, as I witnessed multiple people quit during my year spent here. Do not move here at all costs, there are plenty of significantly better options in the same price range.

After 2 years of staying here we recently we moved out after a terrible incident. In the last 3 months we heard about few break-ins in our community and on Oct 2023 our apartment was personally impacted. I would recommend all the residents to add your valuable items in renters insurance. Especially jewelry. Also if possible have security cams installed.

Recommendation for Balcones management is to install security cameras in the property along with restricted access in gate.

The apartment is well maintained, clean, airy with a beautiful view of golf course close to good restaurants and good schools and parks. I would recommend the new residents to get the reserved parking (covered $35 or $20) once move in as sometimes it would be difficult to figure out an empty parking slot.

Apartments are nice, facility is clean, and all office members are sweet! Eric and Cesar came to fix a maintenance problem quickly and efficiently!

Miss Chelsea help me out a lot filling out the application. She was very patient with me and got the application done and I think her for that hope I get approved. I’m looking forward to moving in.

Erik did such a great job at fixing a leaking issue with our AC. He was quick & informative. Even called before hand to make sure we were home and our dog would be okay with him coming in!

AC went out. I put in maintenance request at 7: 30 AM. AC was up and running by 9;00 AM. I've lived here for 13 years and their response was so grateful with this horrible weather.

I hate to do this but I’ve been trying to give benefit of doubt and I just can’t anymore. I moved into this complex based off three things. The amazing reviews, the spacious one bedroom I’m in, and the pool. I was so skeptical to move because I’ve had poor apartment management in the past and needed to live somewhere I was getting the value I was paying for.
Unfortunately this hasn’t been the case. The pool and gym have been closed the entire summer due to renovations (but the pool looks open so I’m sure they’re telling new applicants that we have a great pool as an amenity). Our mailboxes have been a nightmare if break ins which I understand is not the apartments fault but they need to move more quickly to rectify the issue.
Lastly I requested a pest control service for my apartment when I started noticing centipedes and roaches. The complex closed and completed it without actually doing any pest control and I only know this for a fact because I work from home and no one can come into my apartment. I called and left about 4 or 5 voicemails just kindly asking if we had a date for pest control because the insect problem was getting worse. No response, no updates, no apologies. So I resubmitted another prest control request 2 weeks later, it gets closed and completed again. Then I receive an email stating my pest control has been canceled. I’m a very sensible person and communication goes a long way. So now I have generations of roaches living in my kitchen that are spreading to other areas of my apartment and it’s disgusting. Im trying my best to use insecticides myself but nothing is working. I also have ants and still these random centipedes. I don’t feel like I’m getting value for what I’m paying for, I feel scammed. I wanted to live here for years because moving is a hassle but now I’m pretty confident I’ll just bite the bullet and find somewhere else to live.

I Absolutely LOVE living here. The OFFICE staff and MAINTENANCE staff are Really Great!
The new property OWNERS could stand to spend some money on the place, but OH MY!
This Apartment Community is SO Awesome.
I'm close to town, work, the lake, and especially the golf course that I love so much.
I'm pretty sure that I've been here for 18 years. The office records may show a little differently. The resurfacing of the parking lot was awesome! So is having 2 Covered parking spots, right next to each other! Right? !
The updated pool is
a bit late, but that's ok.
It Looks great!
I also am really looking forward to the way the mailboxes have been
repositioned.

Since this property was purchased and taken over, things have gone a bit downhill.
I'm happy to see all of the small improvements lately.

Apartment was not cleaned up before moving in. Parking is terrible! You'll more than likely have a bit of a hike to make in less you can afford to reserve a spot (if you're lucky enough, there is one). Office staff is nice and friendly though and neighborhood + surrounding area seems nice so far. I give it a 3, seen much nicer apartments that didn't cost nearly as much in rent. Valet trash isn't worth the $25 a month and you will usually find your trash bin thrown to the side and broken and a line of trash leading to the dumpster.

We haven't been able to get any mail here for several months because management refuses to fix the mailboxes. Do not live here! I will be moving next year.

The new management is the worst. If you live here expect your mail to be stolen regularly. Management says that they are unaware even though the mailboxes are on the wall of the office. Don't expect a warm shower ever. Don't expect water to work correctly. If the mail isn't stolen expect that the office will randomly change the lock on you so no matter what you can not get your mail. If, for some reason, you do get mail it will mostly be for a previous tenant. USPS doesn't care that the name isn't on the box. They don't even care whose name is on the box or the apt # they will mark a package as delivered without actually delivering it. The water has been messed up since the first bad February storm. You absolutely will not get any ceiling fans or overhead lighting in the living room or bedrooms. Expect an ant invasion at least once a year. Expect "amenities" to not work. The mandatory valet trash doesn't bother to pick up trash most of the time (see above ant problem). They randomly decide to "upgrade" things like the pool and gym that were perfectly functional before which means they are not available for a year while still charging residents for these amenities. They add weird fees left and right but do absolutely nothing to give the value they are taking. My downstairs neighbor left after repeated termite activity in her closet. You will be without water for at least a few days every Feb and if you are on the ground floor expect water damage/flooding that time of year. You will hear jerks speeding on the freeway and the jerks that drive the trash trucks at high speed over speed bumps at 3am. Expect the trash bins to be closed and too tall to open with one hand (gross) and put the trash bag in with the other hand. Yes valet trash is non negotiable but the ants and wild animals got to it before the paid trash service people plus the trash people broke my bin the 1st time they took out the trash plus they filled it with dirt that insects lived in so I wouldn't put that grossness in my home. I turned in my bin and want to handle my trash myself but they make it very hard. There are now trash bins messing up the property outside of apartments. Expect to never be able to lock your apartment because the buildings are old and the foundation shifts so locks don't work. Expect paint to somehow be dropped on the flooring throughout the apt. Expect the paint to be super sticky so anything you place on a painted surface for a short amount of time will be really hard to pick up. After several months the cheap paint will suction to the walls and all manner of issues are apparent. Why is a dowel coming out of the window nook wall? The paint is voluntarily falling off corners without anyone touching it. Good luck getting an Uber or anything delivered. The office will not spring for building number signs. Parking is a headache. Even if I move to an unpaid spot so a visitor can park in my paid space I have to register them on some app or they could get towed. Funny that when someone parks in my paid spot there isn't anyone to help

The worst thing is the office staff. They just repeat company lies. They spend $ on cosmetic things that looked and worked great before and are completely nonfunctional for however long they please. There must be some law against advertising and charging for amenities that we do not have. The office staff just says that a thing wasn't taken away, it is being upgraded but we had the thing before. Stop gaslighting us!

They will ask you to pay whatever they want at lease renewal, no matter if they are asking new residents to pay less

The apt square footage is decent and the fireplace comes in handy when the power inevitably goes out in the winter. You will smell neighbors fires and whatever they are cooking. The sound privacy between units is good. You will hear everything happening outside of the apt through the windows.

I’m only giving two stars because the maintenance here is awesome!
When we first moved in, there was a few maintenance issue like washer/dryer power tripping, kitchen sink drainage and leak issue, and bathroom drainage issue but we looked past that because the maintenance team were always on it.
Otherwise…
1. Amenities like pool/gym that WE PAY for every month is being “renovated” for the whole summer already.
2. Everything in our apartment including the BATH TUB and bathroom tiles are repainted over with paint and have been peeling a month after we moved in. And the floors have sticky paint stains that are hard to take off.
3. The mailbox has been broken for more than a month. We called about this and was told they don’t know when it will be fixed. The post office has told us they aren’t able to hold our mail longer than a month and are returning them to the sender!
4. Parking is horrible. We have to pay for a parking spot or if not, we’d have to look for free parking spot which is VERY limited! So I can’t even have my family come over to visit over dinner/for a short time because of this.
5. There’s also unnecessary valet trash service that ALL the tenants have to pay for. Can we atleast have an option to opt out?

I loved living here for three years until ResProp bought the property and has run it straight into the ground. In an attempt to maximize their profit they cut all amenities and dedicated all their focus on making a new fancy club house to trick new residents into thinking this property is well cared for. The maintenance team will regularly just close work order requests if they dont feel like doing the work and ive been without AC 4 days so far this hot summer, as well as going multiple weeks with broken windows because the management simply does not care about the state of the property. These are very old buildings and living here with a nonworking maintenance team is not sustainable. They've raised rent huge amounts while charging for a valet trash service that is non existent. The property is in a constant state of disarray and I no longer even feel safe in this community.

Edit: I see mgmt has responded to my review with lip service but I’ve met with the property management many times in recent months and they only have lip service to pay. They really and truly do not care at all about the state of this property. It’s nothing but lies from them. Just a soulless corporation looking to take your money.

Skip all of the reviews about maintenance because that is the ONLY good thing.

Since I have moved in 2 weeks ago I have been forced to build a list of why not to move to Balcones Club fairly quickly.first I was told I would have a patio/balcony by Jo (who is no longer here 2 weeks later.) and my unit does not.

They illegally towed my guests car when I had the require parking permit for it.it was valid until 9 PM and they towed it at 3pm the same day. Office management (the team) wouldn't do anything other than to tell me I will have to take care of it myself after sitting in the office waiting for an hour (listening to other tennants complain about their time here). And of course arguing with the towing company that YOUR APARTMENT contracts for never goes your way.so I'm out $300.in addition to the $30 we pay monthly for trash valet to not pick up the trash. $50 for parking when there is free parking 3 spaces down.but good luck getting free parking if you're coming home after 3pm!

garbage disposal did not work. I had to have the AC fixed TWO times already (moved in 2 weeks ago) which made water leak all over the floor for 5 days (as well as ruined boxes).

but the maintenance guys were great at least.bugs are everywhere.they clearly did not properly inspect the unit before moving in a new tenant.neighbors are WAY too loud.don't know how to walk other than to stomp.or maybe it's because the walls are super thin.the complex is dirty from the renovations (which doesn't look like has happened since 2001) but don't worry because the pool will be open in 2 weeks! (plus another two weeks)

they do not care about you they only care about your money.if these were valid reasons to terminate a lease I would be gone by now.worst place I've lived at.and I've lived in south Austin.
