Bel Air on 16th Apartment Homes, Plano TX

Sorry, but I'm trying to be nice. Holes in walls, cockroaches everywhere, bee hives everywhere, drugs and alcohol issues all over. Currently doing laundry in my bathtub cause the services don't work or on hold by someone for the friend or neighbor to use. If your not home by 7pm no parking available and you risk being towed or vandalized. Trash and old furniture constantly everywhere. Charged 2 to 300 over rental agreement cause I shower everyday for 10mins. (I use a timer) Neighbors scream at night. Motorcycles run up and down the sidewalk. This is half of the experience living here.

I don't know where to start, I am a current resident here I moved in December 2022 so I have been here long enough where this complex was given enough time to change. MY AC is currently out going on 3weeks now, Maintenance keeps coming back but never fixes the problem, I was told they needed a contractor but that was 3 weeks ago. Still no response on that. Let's talk the pest roaches are an issue here I have had pest control since December still roaches every where including the kitchen bathroom, bed room living room They get in your bed. Also the raccoons are in our walls and chewing the wires for the AC unit, also causing damage in our bathroom and almost making it inside our apartment. There is a foul smell that comes through the vents when you turn on the AC. There is a hole in the roof that leaks that a contractor was supposed to fix. Loads of issues with this apartment, my move in was pushed back because the unit wasn't ready, and still wasn't ready when I moved in they were fixing a hole in the bathroom wall due to a leak, they were redoing the bath tub because it was not done right. They had not cleaned the carpet or the apartment so they were doing all this while I was moving in, I wasn't allowed in due to hazardous conditions so I had to wait to go in. Our refrigerator never works, yes called maintenance all he did was adjust the temperature but it still doesn't work. The refrigerator doesn't keep things cold and the freezer doesn't freeze and it leaks. This has been a stressful stay, and I don't see an end in sight. I am willing to take this review down once my issues are fixed.

This has to be the worst place I have EVER lived! People throw trash everywhere, they throw food and bones all over the ground and don't get me started on the roaches. Although Roberto the maintenance man was great, the complex never fixed anything. I had to live with sewer games coming through my ac everytime it came on for almost a year. 10 out of 10 DO NOT RECOMMEND

My husband and I have been living here for 7 months now. We're very happy here. I feel safe here both during the day and at night. Angelica is so sweet and has been more than helpful and attentive to anything we bring up to her. Roberto is an exceptional maintenance man, quick, efficient, and so kind. We love that it's quiet here and right next to a walking trail!

Do not waste your time here I have medical conditions that prevent me from walking without assistance we paid 300 cash for deposit and application fees.we were approved for a upstairs apt.indecided I can not risk upstairs so cancelei was told because i was approved but canceled i can not get my deposit back.so I was screwed out of my money because I can't climb stairs I will be talking to a lawyer about this I feel it's discrimination

Avoid this place at all costs. Bunch of roaches. Lived here 3 years and didnt miss a single payment and when it came time to move out, they charged me $600 for "Carpets", however we did not leave a single marking on carpets nor did we ever even eat inside a room. Very convenient that my deposit was $600. So this charge was basically them not paying out my deposit I put down. Other options may be a few bucks more a month, but you dont have to worry about car theft (very common), roaches getting into your food, or cat calls each time you take out the trash.

I’ve been living here for nearly three years now and my experience so far has been nothing less than the best. The leasing staff and maintenance team are always striving to resolve any issues in the most effective and timely manner. Office manager Angelica is always going above and beyond to deliver the very best service to anyone that walks through her door. While Roberto, the head of maintenance truly knows what he is doing and is pretty great at it. Overall, American Communities should be proud of their community and the team that they have built.

I have lived for 2 years great management and maintenence staff! So recommended to friends and family! Clean property and Overall great office staff best manager they gave had in a while!

I love living here at Bel-Air 16th the front office staff is really friendly polite an helpful the maintenance guys are awesome they are on top of everything you don’t have to wait days for them to respond they jump right on any situation i been here over a year an it’s been a great experience I will be renewing my lease again an also want to give a special thank you to Angelica Diaz she has been a amazing person through my whole time staying at this property she does a very good job managing because without her the job would not get done she has been wonderful to me thanks again the Bel-Air Team you guys rock…. ️️️️

Office staff has always been so helpful, especially Angelica.
She has always been professional and resourceful.

Awesome staff i have to say that Angelina manager is the best she response in a timely manner and the maintenance have been professional and kind.

I live in the woods in the middle of a big city. I have a natural spring running in a creek on one side of the building; and nothing but trees including a wisteria hanging over my patio as I sip coffee in the morning. Angelica is the best property manager I have ever dealt with. And this property really made me fall all the way in love with Plano, Texas.

I have lived here with my parents for some time now. Roberto is a great maintenance man and Angelica a great manager that fixes any issues as soon as she can. We definitely miss the assistant Juliana she was amazing but overall the apartments are great.

I have been living here for about two years now. I am grateful for the new maintenance man Roberto. I see him EVERY morning Monday through Sunday cleaning up outside.whenever I put a maintenance request and he comes right away. A lot of the times the residents go over to the pool and leave all their food and empty beer bottles. Also he clean the trash outside the big dumpster all the time, when residents leave all of there trash/beds/ furniture. I’m just so grateful for him and all his hard working, he is the only maintenance man on site! I applaud him!

My husband and I lived here for a year and the staff in. The office were wonderful from the moment I walked in to leasing office Angelica was incredibly nice and went over and beyond to help us I hate that I had to leave but I’d definitely go back

BUG INFESTATION! You can bomb, you can spray, you can have lay traps, you can have the office come pay someone BUT still gots BUGS. So I moved like yall got me all the way messed up really it's my fault upon arrival it just looks dirty. Really these apartments look like the Projects the main gated works but the one side gate broken wide open. Do Not Move HERE - PERIOD!

My neighbors are friendly and very caring kids are kids and now a days that’s something good to see. The management and the maintenance team here are very polite, hard working and they take very good care of the property and are always so cheerful brightens my day when I go in office and get a good laugh. Management is amazing always understanding and always ready to handle any concerns I have i haven’t been in an apt living for almost ten years but this is one great property.

Maintenance guys have a bad habit of just walking into your apartment unannounced this is probably the 3rd time it’s happen to my apartment. Also probably a bad idea to walk into someone’s apartment who believes in the 2nd amendment FYI
