I didn’t get to tour this place before leasing. Our art studio flooded from the storm in August so we had 5 days to find a new shop. My partner found this place and they were the only people that could get us keys within the next 24 hours. Not much information was disclosed to us aside from being able to pick and choose which unit would work for us.

My biggest complaints are no ac during the weekday evenings or all day on the weekends and the square footage does not seem to be accurate.

Unfortunately we signed the lease without much attention to detail because we were desperate to find a place quickly. Our old space was threatening to throw away tenants belongings if they did not vacate the property asap so it was an incredibly stressful situation to be put in.

We work with resin and preserve flowers so heat and humidity are the 2 worst enemies we can encounter. When the ac is off, the thermostat reads 85°F and our humidity reader was over 70% (before getting a dehumidifier). Our work requires us to work in cooler temperatures and low humidity. My partner toured during the week while the ac was on so it did not occur to him to ask anything about air conditioning, however it is on the lease that they can turn the ac on or off as they please which was not disclosed to my partner on his tour. We’ve since purchased a portable ac but it does not cool enough for what we need it for. We’ve finally gotten ourselves ready to work but because it’s so hot, our resin is reacting negatively and client’s pieces are on the line here.

Next, we were told the unit was 1100 square feet and it absolutely does not feel that way at all. My last apartment was roughly 1300 square feet and this space feels HALF that size. Our first studio was a little over 500 square feet and THAT is more comparable. That’s in the lease as well, that square footage may be inaccurate which is not disclosed upon touring. You should trust who you’re touring with to provide accurate information.

Once we paid and signed, we never heard from them again and we desperately needed the keys to move. It took 2 days for them to give us the runaround and then give us keys. Then when we realized we would need another unit for more space, it took a week to get that secured because we could not get ahold of them.

We haven’t been able to access internet either. We were told that we could have in-unit wifi but it wasn’t the truth. We’ve had 2 internet providers tell us the building wasn’t suited for personal wifi and that they’d have to tear down a wall all for internet. Technically the only service you can use is spectrum, which again, wasn’t disclosed. If you don’t have wifi, good luck accessing your email, texting, working on projects, etc because it won’t happen. We are in constant contact with clients and we have to wait until the end of the day when we get home to send emails and updates.

Honestly, I can handle the rest of these issues if the air conditioning was just ON. It’s Sunday and our thermostat is reading 83°F and we can’t work under these temperatures. Even during the summer when it was 100°+ outside the ac still wasn’t on. Sadly it’s $100 or so an HOUR to have your personal ac running at all times. That’s just not realistic or sensible for anyone. If they were to charge us $200 a month for electric we would be totally fine with that as long as our client’s pieces are safe. We’ve already lost so much we can’t afford to lose anymore because we were desperate to find a safe spot for our client’s wedding flowers.

Unhappy Tenant -
I have been a tenant since Sept. 2021. I have had several issues with both the services and customer service. They have yet to deliver on the services they sale/provide.

Issue: I was told there will be a property manager at this location. That was 4 months ago. There is no property manager at this location. You have to call another location, for the property manager; Mr. Hopkins. He never answered any of my voicemails or returned my emails. I have wasted many blank trips going to Mr. Hopkins office to see if anyone was there to speak with; NOONE ever there during the work hours.

Issues: It is told that, if you have any issues go to their portal and fill out the request form. I've sent in about 2 requests regarding my thermostat and mail. As well as calls and emails.

It has been plenty of cold days in Dec. '21 and Jan. '22. My thermostat is on anywhere from 60-63 degrees. My thermostat was adjusted in Jan. '22 finally. But here is the kicker, that only lasted for 2 days, I'm back at 61 degrees. It is Jan. 20,2022 and 37 degrees outside. I am freezing in my office. Unfortunately, I am expecting a delivery, so I have to be here in this cold office space.

So, I haven't received any mail for about 4 months; not even junk mail. I have called the main office multiple times for about 4 months and they kept sending me to Mr. Hopkins voicemail. I felt like the people in the main office were generic or reading from a screen for the answers. Being the main office, I felt like they could have done something sooner than 4 months later or rather than brushing me off. I do not feel like they care about their tenants or their well-being; after all, we are paying rent its not free. Finally, in Jan. '22, they put my suite number on my mailbox so now the mailman knows where put my mail. I am finally receiving my mail.

It took way too long to get anything resolved or at least worked on, UGH!

Its frustrating to have a person bate you in for services that can't be lived up to. This tells me a lot about the company and priorities. However, the maintenance guy was nice.

Rating has been adjusted (from five stars for Jaime the building engineer to two stars). This is for 8204 Elmbrook Dr, Dallas

We were very happy when we moved into the space. Good value and location.

After year two it went all downhill. Security needed during all hours but not there.lots of weird people loitering. Atrium with water feature covered up with artificial turf. Daily maintenance was lacking. Our staff was constantly issuing temperature adjustments for systems that needed repair. We needed to remind management to replace air filters. Staff would have allergy issues = filters dirty. Plumbing issues were a problem. Our suite had a drop ceiling to the exterior roof so leaking would occur and roofers never could figure out the issues.

It was not that Boxer Properties was not responsive.they were always responsive. They had a Tenant Portal for service requests. It was the building was deteriorating and management needed to be proactive with care. You could see their staff looked frustrated with the problems.
Bathrooms were over used on first floor due to it be the easiest access to the public so they were getting hammered.

We're new to the building and we are definitely loving it here. Freddy the leasing agent is awesome, they also have reasonable rent. We look forward to growing our company here.

I highly recommend this property and leasing agent Freddy Carrillo. I relocated my company from Oklahoma and leasing this space was the easiest part of the whole process. Freddy was very attentive answered all of my questions and responds VERY QUICKLY to emails. The building is nice and well kept. I'm completely satisfied I chose this property.
