Briar Cove, Greenville TX

A/C has been broken for almost 3 weeks as of writing this. My apartment has become unbearable to live in as it gets to 90+ degrees inside, even at midnight. When I talk to management about the progress/ETA of the repairs, I only ever get vague responses and promises to follow up are not kept. I have tried to be patient and understanding but nothing has happened for 3 weeks.

Edit: I forgot to mention that they have provided a portable A/C for my bedroom, however it fails to cover the rest of my apt. If I cook something then the entire apartment turns into a sauna.

2nd Edit: As of writing this edit, two things have happened: My A/C was fixed a few days after the review, albeit not fully. And I reached out to Valiant Residential. They have not responded yet.

Have had a few maintenance issues but are always fixed super fast, the valiant repair guys are great!

I used to live here a couple of years ago. I started my lease around 2019, and had to cut it short due to the start of the pandemic around April 2020.

For my first apartment, this was truly a wonderful experience. I loved living here. It was close to school, and it was quiet. I don’t necessarily know how it is now, but I would definitely recommend it to anyone whose nearby the university in commerce, or just want to settle in a quiet town.

The leasing lady was great. I’m sorry for the late review by the way, but I truly appreciate the experience I was given. The lady was very professional and was very respectful. But like I said, I don’t know how it is now.

I truly miss the memories I made here. As well as the memories I made with my dad. I was alone but he helped me get the apartment here. He passed, but I really miss him. This apartment complex will always bring me so much nostalgia.

I hope they’re successful! There service and cleanliness of the apartment was great!

BriarCove Apt’s is the best Apt complex in Greenville, Tx! I have lived there twice in the past 5 years and both times the staff was awesome and very attentive. I would recommend this complex to anyone looking for a clean, safe, and friendly environment. Thanks for a great apartment living experience BriarCove!

If you want to live in a place that is to trashy for its price and to expensive to be this trashy look no further. Stuff is constantly thrown away with “bed bugs” spray painted on. Multiple complexes are obviously infested. Make sure to drive all the way around the property, the parking lot is a disaster. You will destroy your vehicle going through it. They’ve attempted to “fix” this, but have never succeeded for more then a month or so. The staff will only reach out to you to try and get more money from you and are very rude, especially Lauren.
They will fine you for anything. One trash bag can be up to a 200$ fine because they want the place to look nice, yet they have all three dumpsters at the front of the property which looks so beautiful. It also makes it extremely difficult for anyone at the back of the property to take the trash out. I’m assuming they did this because the city refuses to drive through the disaster of a parking lot.
I sincerely apologize to anyone who has moved here prior to reading this review, I would have left one three years sooner but I was to worried about them looking for ways to fine me. I have officially left this place and I can honestly say it’s the worse apartment I’ve ever lived in good luck to anyone still living here.

These were the best apartments as a starter home for my family and I! Lauren and Gina were the best landlord/employees they could possibly have for an apartment. No matter what the issue was with light bulbs going out, cold water, etc it was fixed in 48 hours or less! We highly recommend these apartments for anyone who needs a friendly, safe, updated place to live!

I just moved in about a month ago, but Gina and Lauren have been so kind and nice about everything and worked really hard to help me get moved in easy and fast since i had a certain date to be out of my old apartment.if i ever need anything, they are quick to respond and give me an answer! Also, i am LOVING my apartment.it’s a 1 bedroom 1 bath and it is the perfect size for my small family that will be starting in July.

Love these apartments, good price and open floor plans. Office staff is amazing.hard to find good customer these days but Lauren (i believe that was her name) was very helpful and extremely nice

DO NOT MOVE HERE! I moved here September from Arizona & when I got here th e day my apartment was suppose to be ready it wasn't. So they decided to move me into another apartment after I had already turned my lights on & have the people my apartment number to deliver my furniture that day. In return I couldn't move in till the next day, had to miss 6 hours of work to take care of something that should have already been done. My move in date was Tuesday & I didn't get to move in till Wednesday. Thank god I had a cousin that lived here and I had somewhere to stay! I also had to then sleep on a floor because since my apartment wasn't ready my furniture couldn't be dropped of till Saturday and it was Tuesday that I was suppose to move in. After my first night I noticed my air wasn't even working. Yep the same apartment that took them forever to get ready. Then 2 days after that the hot water was out for 2 days without any type of notice from the managers. And today again! Why am I paying 40 dollars for water that's always cold!? So glad I signed a 6 month, Because It hasn't even been a month and I'm ready to give my 60 day notice! The managers are rude! When I Told her about not hAving my apartment ready after she promised me it was and I moved from out of state she said "Well would you like your money back? ! " As if that was really a option for somebody who clearly couldn't find anything else in Greenville and moved from out of state! Unprofessional and a lack of care for their tenets! SAVE YOUR SELF THE HEADACE! I would not recommend these apartments to anyone. & if it makes you feel better this is the first review I have ever wrote in my life that's how unhappy I am with this apartment complex! Read less

The apartment staff is always friendly and courteous. I would highly recommend renting an apartment here.they make you feel very at home

Every since I’ve moved here about two years ago, I’ve never felt more at home! The management here is by far the most kindest & understanding people I’ve ever met! The complex is quiet & right off the highway which is very convenient for me! I love living here!

I have been here for 10 years and i am
pleased with all the new changes that the new mamagement has brought on. The office and maintenance staff are absolutely amazing and take care or everything very fast. I highly recommended this place to anyone.
