These are one of the worst apartments I have EVER stayed in. I have been here for only 4 months and my car has been broken into with security right downstairs. My car was not the only one. Leasing consultants showed zero sympathy. They so call don't have access to their cameras. Dog poop through out the hallways, pissy stairwells, walls are thinner than tissue paper. If you looking to save money these are not it. You will be spending more money in damages. Unexplained fees on your rent. This place is a step up from hell. I called corporate several times and the headquarters so don't come under my review talking about emailing anyone. Because it's just for show. Save yourself a headache and move somewhere you will actually enjoy and feel safe!

0 out of 10 DO NOT RECCOMMEND! It's infested with mice, wasps, and roaches. Maintenance are unskilled, don't know how to repair anything and take forever. The office staff is consistently unhelpful and rude. The hallways reek of animal excrement… If you still insist on renting here, a wheel lock is highly advisable due to tire theft. Additionally, neighbors are a huge problem, so be prepared for the smell of substances constantly seeping through vents and noisy section 8’s who party late into the night. Save yourself the trouble and explore other options.

If I could rate these apartments 1 star I would. I had just moved to Houston and needed an apartment urgently and made the worst decision of moving here. As a single female, I always felt unsafe as the location in itself is very shady. There is dog poop everywhere and the stench in the staircases is unbearable. The management kept changing while I was here, and people at the front desk talk sweetly but do nothing when you go to them for any help. When I finally moved it, they slapped me with a bunch of charges such as damaged carpet (I left the carpet better than I found it), kept my security deposit and slapped me with additional charges. When I tried to dispute them, there was no response from their end and they also claimed I did not pay renters insurance for the entire term I was here which is again false. After this horrible experience, I at least thought they would let me leave in peace but now this remaining amount that I "owe them" went to collections and has hurt my credit score. Please do not make the mistake of moving to this vile and horrible place with evil management. Greystar messed up big time with this property.

Monica was very helpful through my whole move in process. Moving from Michigan to Houston without seeing the apartment had me a little nervous, but it was great. Very nice spacious up to date apartment. And the front office is very helpful.

PLEASE READ AND BE ADVISED…DO NOT MOVE HERE!
I’VE BEEN RENTING OVER 20 YEARS AND I NEVER ENCOUNTERED THIS TYPE OF EXPERIENCE WITH AN APARTMENT COMMUNITY
I’m a new resident at Broadstone Energy Park, I usually make good decision before signing a lease. This is my fault given the fact that I seen the red flags, but I had less than 2-weeks to move out of my old place. Me and my oldest daughter toured Broadstone Energy Park 2-weeks prior before moving in and we both were very hesitated about moving on the property, due to the reviews.
Before moving in – 1st Flag Application Process Automatically Rejected/Denied my application through a 3rd party Tenant Screening Agency due to my “Common Name”. Okay, so I take the initiative to investigate and dispute their findings and during the process I never received a call regarding my application being rejected/denied from the property.
My thing is, why do we PAY ADMIN FEE. WOW! It seems to me these properties are only going by what these 3rd party agencies provide to them and not actual do a physical job, but they get paid to do a JOB. Do your JOB, pick up the phone and do some verification. Your job is the additional Administrative Costs.
With that being said, the property Leasing Coordinator and/or Management team should have verify my application and not rely on 3rd party screening agency to determined if you're Approved or Denied. I gathered all my documents and previous lease agreement and immediate email the Broadstone Energy Park team I instantly got a call back stating Rent Grow just called her and gave her an approval to move forward. I knew it wasn’t true, if I didn’t reach out to them with supporting documents, I wouldn’t have gotten a call back.
After moving in – 2nd Flag After signing the lease and picked up keys Alayah did not go over my signed Lease Agreement just the Parking rules and Fetch. I was not aware that the property did not except Money Orders only a Cashier’s Check. So, I went online to setup my Banking information not realizing that my bank account needed to be verified before paying online via ACH. My daughter said add your debit card because she did for her application fees and the system acknowledge her Debit Card as a Debit Card, she has proof. So, I added my Debit Card thinking my rent payment will immediately be drafted. Wow, after I added my Debit Card their system acknowledges my Debit Card as a Credit Card which has never happen before. If I would have proceeded with the credit card processing it would have processed my payment as a Credit Card and the fee of 2.50% but the fee doesn’t go to the property. After, you become a Tenant the Manager goes in on your profile and Disable the Debit Card on file and enable all cards as a Credit Card…. Now who is the SCAMMERS…Now they are saying the Debit Card is available for Application Purpose Only once you become a Tenant, you must add it again and it will be recognized as a Credit Card. Once again who’s the Scammers. So, I did not pay my rent online because it’s not a credit card, it’s a Debit Card. I immediately went to Randall’s and purchased on Money Orders on 09/03/23 for me and my daughter thinking its date stamped before our due date. Office opens after the Holiday 09/05/23, they did not accept our money orders and told us they only accept Cashier’s Check no other form of payment will be accepted in the office, your rent is late, and we must pay the Late Fee before they can enable our online accounts. I got from the management team they don’t care if it was stamp before the due date just pay your rent and late fees. I never been late on my rent this really is bordering me. I had to deposit the money orders back into my account that it was Debit out of and wait for my funds to be available it took 2-days for my funds to return to my account.

I can't say enough good things about my experience living at Broadstone Energy Park! From day one, the management team has been incredibly friendly and helpful. They made the move-in process a breeze, and any questions or concerns I've had were promptly addressed with a smile. It's evident that they genuinely care about their residents' well-being.

The maintenance staff is equally impressive. I've never had such prompt and professional service in any other apartment complex. They're always quick to fix any issues, and their attention to detail is commendable.

But it's not just the management and maintenance that make this place special; it's the entire apartment community. Neighbors are kind and considerate, creating a warm and welcoming atmosphere. And the apartments themselves are fantastic! The high ceilings give the space an airy, open feel that I fell in love with instantly. The open floor plan allows for plenty of customization, and the large bath tubs are a luxurious touch. Overall, Broadstone Energy Park has exceeded my expectations, and I can't imagine living anywhere else.

I have since moved to a new city for the next chapter of my life. Truly, I will never forget this apartment community. Goodbye and God bless!

On our initial tour of the property we were sold on the “great” amenities provided by this property. Soon after moving in we realized that was a scam. The only amenities offered are the pools and the grill. The grills at the pool either never work properly, they are dirty, or on the brink of a fire hazard. The first time we used the grill it didn’t work and we had to troubleshoot it ourselves to grill a couple pieces of chicken, the second time they were so dirty we almost caught on fire and had to use the extinguisher on the grill. (we had to throw all all the food away). Also the lights in the gazebo where the grill is located by the leasing office never work so when the sun goes down.make sure to pull out your iPhone flashlight. It’s a nightmare. I do hope they can get ahead of things like this.

This review is manly for Mr. Jonny and his maintenance team. Always friendly and with a huge smile. Also, all the ladies at the front desk always helpful. Scarlett went above and beyond when there was a problem with my key.

This is by far the worst apartment complex i’ve ever had the misfortune of living in and i’ve only been here for 10 days.i find a new issue every day but my number one complaint has to be the excessive noise problem.these walls must be constructed by literal tissue paper the way i can hear every word spoken by anyone within a mile radius.neighbors are loud and have complete disregard for residents around them.they are also disrespectful of the pool hours.people stay way into the night and are noisy and rude.this is far from a peaceful environment so say goodbye to your sleep schedule if you decide to live here.additional concerns to note:
-move-in process was extremely inefficient.they had one person on staff on the day of my move-in, causing a 45-min delay for my movers.this is especially frustrating when movers are paid based on the length of time it takes to complete a move.
-had to kill a huge roach in my unit
-every time i’ve used the gym the a/c has been turned off.it should not be boiling hot at the gym unless you want someone to pass out of heatstroke.also their restrooms don’t have soap
-many cosmetic issues and inconsistencies within unit
-i will say maintenance has been good about the following requests, but it’s still worth noting that my dryer did not work upon move-in and my shower wasn’t draining properly

i also think parking is so extra here.registering each guest for visitor parking every time is burdensome but whatever i guess.the only reason i moved here was because of the sq footage i was getting for the price but it is so not worth it.i wish i could turn back time and never move here like i hate it so bad.i wouldn’t be surprised if i broke my lease within the next few months.in fact i will make it my mission to do so.

DO NOT MOVE HERE FOR ANYTHING. Car break-ins, dirty environment and horrible management that doesn’t care about their tenants. They took my security deposit when I moved in 12-31-20 and lied about it. I had to provide documentation showing that I did make the payment and still they claim they can’t find any records of my payment in their system. They won’t refund your security deposit. I am about to sue them in small claims court to recover my security deposit that I paid when I moved in.

I won’t recommended Broadstone Energy Park to even my enemy.

They will do everything to withhold your security deposit. BEWARE OF THEM

I actually like it here so far. I got my first apartment here. I’ve been here for bout 8 months if not less. It’s quiet. They have food trucks that come on the property often. Maintenance are fast with fixing any problems. Security patrol nights. Have not yet had a bad experience.

Update: I no longer recommend anyone live here. In the past year I've had my road bike stolen, there are loud and disrespectful neighbors, and my car has been wrongfully towed. In the past two months alone my car has had a window broken and the catalytic convertor stolen (both events while parked in the garage). I have yet to be contacted by the office regarding these last two crimes. After filing police reports and submitting the required information to management to begin investigation, I still have not seen or heard any results. Poor management and lack of consideration for your property. You'll save yourself money in the long run by finding another location with better security practices.

Broadstone Energy Park offers a wide selection of floor plans to choose from as well as a range of prices for each unit, meaning you can find a great unit for a great price or pay a bit more for the same floor plan with added perks (like a private, fenced, mini-yard (some with real grass) ; pool-side views, etc.). There are numerous amenities, including a gated parking garage, valet trash pick up, Fetch package service (no worry for stolen packages), occasional food trucks, and two swimming pools.

That being said, Scarlett Contreras is the North Star to Broadstone Energy Park. She’s the face of the new management regime that’s actively, and diligently, working on turning this place around from those negative reviews you’ve read dating 6+ months ago.

I recently moved to Houston from west Texas, and this was my first cross-state move. Scarlett has gone above and beyond to ensure my transition be as smooth and hassle-free as possible. From touring units on day one to friendly check-ins a month later, Scarlett has been there to help me confidently complete each step of my move-in process.

Application approval can be a bit burdensome. It seems that recent changes to income verification steps are very strict, and while this could be a headache for those starting a new job (like myself), or previously self-employed (1099/contractor), it’s reassuring to know your neighbors have also been screened and verified through this rigorous process. Approval may take a little longer (12 days in my case), but Scarlett and her team were available to answer any of my questions/concerns, and I always knew the information I was getting was consistent and up-to-date because I was talking to the same person each time (so important these days!). All-in-all, if you have the time, this is not an issue for most.

I’m very pleased with my decision to live at Broadstone Energy Park. As with any other place, it still has its minor flaws, but you can tell that the group in charge here means business and has a common goal of revitalizing this property and reestablishing credibility in the eyes of its lessees. Good and proper management will take this property far - I certainly appreciate it - and from what I’ve heard from other tenants, the progress over the past several months is apparent.

DO NOT MOVE HERE! My husband lives here and it has been awful. His bike got stolen within a week after putting it in the bike room at least this was covered by renters insurance. Management mistakingly towed his car with no notice and gave no explanation but they did pay the fee. Then a few months ago his car window was broken into. They apparently hired security since but I don’t think he does anything because a month after the break in his catalytic converter got stolen. Renters insurance doesn’t cover car related crimes and the apartment does absolutely nothing to keep the tenants or their vehicles safe. Also neighbors are loud and obnoxious. There are parties going on at all hours which security allegedly attends. Allegedly there is suspicion that security and/or management are connected with the vehicle crimes occurring. It is not worth the rent savings if you need to basically repair your car every few months. If they cared they would hire real off duty officers to patrol. We are counting down the days till his lease ends and we can move in together somewhere safer.
