BUYER BEWARE! We lived here for 3 years, management is never consistent. This company constantly fires GREAT managers. Your car will not be safe and management won’t do anything about it. Our door was stolen off of car and management refused to review camera footage. This is a short list of what we had to deal with. Save yourself the headache and live somewhere else.

One of the best Move-in experiences I have ever had.
Amazing staff ; all the way from the Manager to the representatives, great communication and service. Safe and private complex, I highly recommended it if you are in the market for new housing.

If I could leave 6 stars I would!
This is my first time moving into an apartment by myself and Mark in the front office helped make the process go so smoothly. The maintenance team was able to help me fix a few issues I ran into at move in very quickly and efficiently. The valet trash is a huge plus (who likes taking out their own trash helloooo) The amenities are always well taken care of and landscape is very beautiful. My favorite part is that I can always park right in front of my building! I love the location of the property as well, very close to downtown but also a short drive to San Marcos. I would recommend living here and using Mark to help you with the leasing process!

Don't move here.

This place should be a last resort if you're desperate. And you should absolutely avoid if you have kids. This entire community is not family friendly. Sure there is a pool. But even then, the pool is trash. People using the pool area all bring music and play it louder than competing groups so the volume is awful. Despite signs saying no smoking in the pool area, not only do people smoke in the pool area, I've personally witnessed people smoking in the pool itself. It's truly an awful gathering place. And I've had my kids pool toys stolen from us as a nice cherry on top.

As I said, the entire community is more dog friendly than family friendly. There is no place for kids to play. Yet there is a dog park and people walking their dogs throughout the property who never bother to pick up after their pets. So we can't take our kids into the grassy areas, because inevitably they will step in dog excrement.

For months, this community has had no courtesy officer. When the staff leaves for the evening, or are not on duty, there is no one to turn to for help. And even when there was a courtesy officer, management didn't have a contract with a towing company in place. So if you have a paid, reserved parking spot like I do and someone steals your space, you're just out of luck. Management makes no effort to correct the situation other than empty apologies.

And your neighbors will be rude, inconsiderate, and trashy, literally. Trash valet service is supposed to be Sunday-Thursday, with the rules explicitly saying to not put trash out on non pickup days. Not only do people ignore that rule, they don't put it in the can and just leave trash bags in the hallways. And of course, since there is no staff or courtesy officer bothering to enforce the rules, there is no recourse. And if you're really lucky, you'll catch the never ending scent of weed permeating throughout your building. Thankfully, I also have the added bonus of a nonstop barking dog in the unit right next to me and the one right below me. To which management has done nothing to help the situation. The walls are paper thin and you will hear every single thing in the units adjoining your own.

When I gave notice that I was moving, I received repeated messages from the "corporate" office asking me if I resigned my lease and that my lease was due. How many times do I have to be harassed before you get the point that I'm leaving?

I could go on and on, but you get the point so I'll stop here. I've lived here three years and I have a large enough sample size to know that my experience is not comprised of a series of one offs. This is what life is like here. So unless you're desperate and you'd rather not be homeless, then yes, by all means, move in here. Otherwise, do yourself a favor and live anywhere else.

And, as you can see in the pictures, I have documentation of these things happening. You don't have to take my word for it, but the pictures don't lie.

UPDATE: Get everything in writing. Despite repeated calls and visits to the office, when contesting the excessive charges I received upon moving it, I was told by the corporate billing folks that all they could review about my case had to be documented in emails. If you call to complain about something, also send an email. And document everything. Take pictures of everything. This is a shady company and a shady back office staff that is out to screw you over any chance they get. Make sure you cover yourself and don't believe a word they say. Its all lies.

Morgan and the rest of Canyon House administration was helpful, responsive and prompt in getting me moved in. In an increasingly frustrating housing/apartment market, so far, I have had no problems with Canyon House (Hayden Properties). Fair rental rates accompanied with a clean, functional and overall well maintained property and staff, I would recommend Canyon House over any luxury apartment complex in New Braunfels. Keep up the momentum!

Been living here a few years now and recently transferred but kinda had to jump through hoops I was also told from management that he would get back with me and never did I had to constantly get in contact with them.
Until I talked with Morgan she completely turned everything around for the better and got me my new apartment she really deserves a promotion!

Overall the experience is great the office staff is top notch and always helpful and available. The grounds are taken care of nicely. The maintenance crew is quick to respond and resolve any issues. The location is perfect for school aged kids. With schools within walking distance. The overall quality of life here is great. I would say the only thing that is a concern is that with all apartments our vehicles have been broken into. My work truck and personal car have been burglarized twice. The issue is of no fault of the apartment community as crime is on the rise throughout the area due to rising population. The community has several police personnel living within the community and it has deterred further vehicle crime. The pet friendly property is awesome for your pets as they have 2 dog parks and pet cleaning station. There are also dog stations throughout the property to dispose of our pets poop bags with bags provided at every station. I do recommend this property for people who have kids and pets.
