18Great apartment complex! They are nice and quite. It managed and staffed by great professional crew.
I moved in around July, my apartment was not cleaned and properly fixed by maintenance. Maintenance cane and did fix all my concerns. Cleaning wise, the wonder nice lady Kai’Lee who moved me in came and cleaned my apartment which i truly appreciate. Nevertheless, I then encountered a break in with my car. I have been on a waiting list for a garage or car port.none available since June and it is now October. I get told theres a list I understand. But with this matter i expected some type of sympathy. I went to the rent office with this concern and im ok with being told theres a waiting list, but when Domnesha in the office told me “Its Houston breakins are gonna happen I live downtown and always see it happening” Was completely unprofessional. Tneres never enough parking for residents. Alot of guest taking the parking spots. Some nights I have to park on the 1st side of Cascade and walk to my 8440 side where my apartment is. I honestly would move away bc the parking.
As a resident of Cascade at Fall Creek for seven years I can say our current management team is fantastic. They are always professional, helpful, and are always there to assist residents with anything they need.
The Smaart savings fee dos not count as a deposit!
When I leased my MAA apartment at cascade at fall creek, i was given two options for the deposit.
I was told I could pay the full refundable deposit equal to one months rent or i could pay a nonrefundable deposit that was half the rent (Smaart savings fee)
With this marketing tactic, it seems like I could pay the full refundable deposit or half a nonrefundable deposit (Smaart savings fee)
I paid the smaart savings fee, thinking that it was nonrefundable but would pay any damages like a deposit.
I downsized from a 2 bedroom to a 1 bedroom a year later and was informed two weeks later that I owed $300 and that the smaart savings fee was not a deposit and pays for nothing.
The lease only states that its a smaart savings fee and doesnt mention what that means or how its different than a deposit.the smaart savings fee should be reevaluated in terms of how its explained, and how it shows up on the lease.
I was also told i had to pay it or setup a payment plan 30 days after move out (which was 2 weeks away). But i didnt receive the charges until 2 weeks out.shouldn't the charges be paid 30 days from the day the charges were sent, not 30 days after move out?
It sucks because the apartment was wonderful otherwise.the ladies at the front are attentive, helpful and kind. There arent any rodents and its not a trashy complex.maintenance comes out pretty quickly.
As long as you know that the SMAART savings fee does not count towards your deposit, you can make an informed decision on if you want to pay the full deposit, or the fee. I'd recommend the palce as long as you understand the fee vs.the deposit.only other problem is there are car break ins and tire theft occassionally, i dont think its happened in a few months and if it has we werent informed.also the gates are constantly broken but that happens at all apartments and there are multiple gates.
I definitely would not recommend you to move here. Cars are being broken into no lighting near back gate of apartments, poor maintenance service, no parking after house, exit gate is always broken. Everything about this apartment community and management has poor service. My vehicle got stolen from these apartments back in May and I was refused the opportunity to break my lease. Multiple vehicles (2-3) have been stolen in one night. The apartments do not care about their tenants as long as their paycheck clears. The only good thing they have is reasonable rent. I Will NOT be renewing lease here.
A lot of theft my mailbox was broken into for the 2 time in 2 months and I was told it was the post office responsibility to deal with that.
When I moved here I had two options. I have been living here for three months and I definitely feel like I made the right decision. Everyone is friendly and you never feel alone.
UPDATE 2: This is not a bad place to stay. The community is quiet. Our office staff arw cool people. So when i stated management i was referring to MANAGEMENT, the upper part. The ladies in the office are polite and considerate. They do what they can. We havent had any problems here except our vehicle being stolen from people whom came from other areas. We have super cool neighbors and we all look out for each other. UPDATE: Front gate doesnt always work. Our vehicle along with others were stolen right off the property. Police report made. Security patrol on site are ALWAYS sleep inside their vehicle. We reported it several times and nothing has yet to be done. Yes crime happen everywhere but what is the management doing on their end to ensure we are safe? Installing smart rent locks but lazy patrols and broken gates every other week is not it. Spending thousands of dollars on the doors and raising the rent is robbery. Nothing is changing. Having cameras installed but telling us you cannot access them is pure foolery. I no longer feel safe out here. Not a bad place but I do think it's messed up we're paying all this money to stay here and can't access the club house. Everyone is being told we have to rent the club house. Why do we have to rent something that should be available to us already. I believe that is something Cascade should open to the residents without trying to charge us. Also the parking spaces aren't measured out correctly. Some are straight but most are slanted. So if you park and notice a car parked really close to your vehicle, it's not their fault. The parking lot needs to be redone with all the spaces equal and straight. & please don't respond saying contact the office or anything because many residents asked about the club house on 8330 side and its still not open to us. I will however update my review during the stay
The grounds are horrible. They allow the tents to store anything and everything on their patios. Insides of the apartment is not kept up. The refrigerator is all scared up and the stove is missing parts. The outside windows are not kept up, looks horrible and maintenance is slow to fix broken items.
Being a resident since 2020 my stay has been delightful just with minor issues. Service calls have been prompt and the leasing office representatives have been in great in following up on any concerns and issues that I have brought to their attention.
My husband and I have lived here for over 3 yrs. We love it here. It's quite and is well kept.
I have just signed my 3rd lease here. The community is quite and the new office staff are very pleasant to interact with. There are two issues that I would say that needs to be addressed. The first is my carpet which was used when I initially moved here, and I feel it should be replaced at this point. A cleaning would be futile. The second is there should be two dumpsters because the one dumpster near where I pay to park is always full and overflowing. My neighbors are very nice and I absolutely love my view from my balcony. The price is steadily increasing but so is everything else around us. I will definitely be here until I find the house I want. I would recommend these apartment homes to anyone in the Humble area and beyond.
So I recently moved here and I love it so far. The process was easy and the leasing agents are all nice. I had a great experience during the process. Not going to lie, the parking can be challenging however it’s not a deal breaker. I love my apartment it’s spacious and quiet over here. They include cable and wifi that’s a plus.

I happened to meet Annabelle who took me through the entire process, she was very professional and would make sure she called to check up on the progress of my application. Everyone at the community office is welcoming, would highly recommend.
Anabelle is very professional and easy to work with. I highly recommend Casecade at Fallcreek. I love the way they welcome you and how fast they give you all the information you need.
Current resident, there is NO WHERE for paying residents to park, cars get broke into every other month, they tow residents but not people without resident parking. I will not be renewing my lease here.
I scheduled a virtual viewing appointment with Brittany, she sent me a confirmation email and never called me nor answered mi calls. Very unprofessional, they don’t take their job seriously and they just make you waste your time. I can see now why the 2.9 rating.
The ladies in the office are super professional and some of the nicest people. They are always helpful and are quick to resolve any problems that may come up. It has been a wonderful experience living here!
