1. When a tenant signs a lease they don't get to see the actual apartment they are renting, even if the apartment is (nearly) ready. Instead, one is shown a beautiful, spotless apartment. The actual apartment is quite different than the model.leasing an apartment after showing a pristine model can be quite a shock for the new tenant. Our apartment had dirty carpet, specks of paint all over the wooden kitchen floor, the place hadn't been cleaned, and there were ants in every room.
2. The advertised August Locks will only work if you have wi-fi. While most people choose to get wi-fi it is absurd one needs wi-fi to access an apartment.
3. Trash: The somewhat centrally located dumpster is often overflowing, leaving a big mess (trash bags pile up around the containers) and a horrible smell, especially for those who live close.
4. Trash pick: So many requirements regarding trash pick-up make it one of the greatest (paid for!) inconveniences. You charge extra (mandatory) for trash pick-up but the parameters and rules you have established make it such that one has to have a rather specific work schedule, and we often found ourselves taking out the trash because of that. It seems like an easy way for management to make an extra buck while providing a very cheap and poor service.
5. Safety: The front gates are malfunctioning so often, I don’t even know why you keep them. Why are tenants paying for this if it rarely works? During the first three months of us living here the gates didn't work at all. You can, of course, opt out of the additional 2nd remote ($50, non-refundable fee), but then you'll have to drive around the complex, which seems to have the highest, car-wrecking speed bumps in the history of mankind (ask any tenant).
6. The rent for our apartment was higher than some others because they were more "luxurious. " You boasted all kinds of amenities, including phone charging (USB) outlets. Well, there were one or two in the kitchen, but that's all. Nothing about this apartment was luxurious.
7. We reported the excessive heat of the apartment's dryer (one pays extra for having a washer/dryer). It ruined numerous pieces of clothing and bedding, after which we often hung our clothes to dry in the apartment.
8. Fitness center: The equipment at the fitness center seems to always be broken. Many tenants expressed their dissatisfaction with the lack of upkeep on the fitness center. Tenants also confirmed that, despite issues being reported to management, the equipment was rarely fixed. Additionally, the weights (weightlifting sets) were incomplete. Lots of equipment missing - all the time.
9. Extra charge for package delivery. Tenants are required to pay for a secondary company to get their packages later than when delivered by Amazon. It would sometimes take days before packages were available.
10. After you increased my rent by several hundreds of dollars per month for going on a month-to-month basis, you accidentally charged me the wrong amount of rent (somehow the rent increase didn't show up on the electronic bill YOU provided). I paid the bill YOU sent me, in full, and then you charged me approx. $200 for failing to pay rent. I had never missed a payment and had never paid late. I then had to fight the main office and corporate (BH Management) to not charge me the extra fee. This final example shows what BH Management is all about: Making money while providing the cheapest (if at all) services. The only good thing about City Parc was the maintenance crew. They were polite, quick to respond, and got the job done. I feel bad for those guys, working for such a horrible company.

Staff is inconsiderate. So I get a family emergency and I catch a flight on 31st October. I can't pay rent before I leave because it's only done between 1st and 3rd. I get to Africa and am unable to log in to my bank to authorise payment. I get it fixed on 4th and tell them the situation and they have already added the late fee? And says nothing can be done. 2 years I haven't had late fee

Rose Solis is amazing. She was able to assist us with our application (we were an unusual case) and get it submitted. We have had a few issues, but Rose has always gotten them addressed within a timely manner and taken care of things.

Been living here for a few months now. Loved it so far. However I do not like being accused of something without accurate proof. We got a trash violation for our trash bag spilling. However you don’t know who did it. We weren’t even home. It could’ve been a neighbor that accidentally knocked into it or even the company they use. Could’ve accidentally knocked it down. When I first moved in my neighbor missed the trash company and she literally put her bag in my trash bin! I didn’t report it because I’m not petty so I just let it go and hoped it didn’t happen again which it didn’t. However here we go getting a trash violation without proper proof of what actually happened. There have been times I could’ve told what the trash company did and didn’t do. There was time I DOUBLE bagged and even only had ONE bag in my trash bin and they still skipped my apartment. I even went by the rules and BROKE down our boxes and there were only two! They still didn’t collect them. I had to take them out myself. Why am I paying an extra fee for this “luxury” just for them to not do their job? My neighbor has left a WHOLE box not broken down outside before and they’ve taken it! They have even taken her trash without it being in the trash bin! The amount of times I could’ve made an email to the actual company and did not because I’m human and know mistakes happen and certain workers aren’t honest like others. But for me and my family to get that disgusting email made me look at the apartments completely different. This makes me just super upset and disappointed with them. Do better in having your residents back. Please do better City Parc.

I moved to the area from California. I was visiting 2 months prior to my move met with Rose Solis at the property. She was able to help me find the right place to fit my temporary housing needs. In addition, she went above and beyond the call of duty by keeping me posted of the progress of my application and apartment availability. It was reassuring to know that I was traveling to my new home and it was ready and waiting my arrival. The facility is wonderful, and Rose and the entire staff have been very welcoming and helpful.

Staff is great. I like the location and the complex is well taken care of. I have gotten great help from Rose Solis on anything I have asked about and she even alerts me proactively about upcoming events or projects at the complex.

All apartment reviews I have ever seen either seem like a mad tenant or a fake one made by management. Do your research and review the finer details of the lease and you will be fine.

We would've likely renewed our lease if an employment change had not occurred.

My significant other and I moved across the country without physically touring the apartment, so we were pleasantly surprised when we arrived. It was exactly what the leasing employee had said it was regarding amenities/finishes and was just like the virtual tour we were given.

Pros:
Abundant Parking
Noise (No Issues)
Well Maintained Property
Friendly and Knowledgeable Maintenance Staff
Service Requests are completed within a reasonable time

Cons:
Pool has shut down a couple of times because the chlorine level was determined to be low/there was too much rain. This is in the best interest of your health and if you are a reasonable person you won’t mind waiting a day or two.

The gate has broken maybe 3 or 4 times in the 10 months that we have lived here, which is due to careless residents/delivery drivers. The gates were always fixed promptly.

The addition of the package service. It is an extra $10 a month for this package service which I don't believe to be very necessary, but It almost guarantees that your package will not get stolen. However, we have never had a package stolen before the service was implemented.

The only internet provider available is Frontier, which works fine, is fiber (up to 1gbps), and is priced fairly.

The coldest our third floor apartment could get on 100+ degree days was 73-76, which I believe is the same for all third floor units. This is not bad especially with the fans on.

For the area this place has pretty decent prices. It is always one of the cheaper options within a 15 minute drive. You can also experiment with lease lengths which can make it cheaper. For example, when we signed our lease a 5 month lease was the same as a 10 month which was the cheapest and is definitely not normal.

I love living here - Casey, Rose and Gizete are amazing in the office. They were all very helpful with getting my father added to the lease, moved in and very caring for his Service Animal, which is why we chose to renew for another 13months. Thank you, City Parc at Keller - you guys' rock!

Overall welcome was excellent. The apartment was in great condition. I didn't like that we only had one choice for a light company provider.because of their poor choice of a plan but i do know that is out of you all's hands.overall i know this will be a great stay.

This community doesn't allow Fedex or ups packages to deliver at home and forces the residents must use 3rd party package services fetch package which charges $18/month. Not cheap on top of that service is terrible. I got a package alert my package was received, I immediately scheduled for delivery in the evening 2 hour window. Just 5 min after the start of delivery window time I got message 'your previously scheduled time no longer available'. As the package is important for me I want to pickup at warehouse but it closed at 5pm Saturday. No way to pickup or deliver on the day I need. Why should residents must pay this amount with a terrible service?

Amazing staff! Rosalyn went above and beyond. Because of her professionalism and time she took to find the apartment to fit our needs, we signed immediately. Pricing is important but the staff in your apartment home makes ALL the difference. Thank you Rosalyn, we are excited about this move.

This place has given my family issues since day 1! First our move in dates were pushed back several days. We were moving in from California and did a virtual tour, spoke with our rep at city parc countless times, and we were EXTREMELY disappointed that our apartment came with the worst blinds, no shower rods, and so many issues to be fixed. Since then, we've had countless issues with the front office and their sense of urgency on issues such as loose dogs chasing my daughter and husband. Right now we are paying for services that don't exist including trash and the amazon hub. Getting any unnecessary fee's removed are near impossible and I'm absolutely convinced all 5 stars here are bought or from management themselves because talking with my neighbors and residence, we all hate it here. Every issue we've had has been "our fault" and they have given VERY LITTLE help with anything. There's nothing here that's great including the gym that's dirty and doesn't provide wipes to clean off equipment. Please look elsewhere for once you move in, all the "hospitality" fades away REAL quick.

While in relocation, Rose Solis has been a major help to me. I was nervous and scared about the outcome of my whole process but just hearing the calm aptitude and assuring tone in her voice made it feel as though she really cared and was there to help me as much as I needed it. I know I annoyed her (she just won’t tell me) but it seemed as though I did not matter. I really appreciate service like she provided me. Because of that, I am very optimistic that my new venture here will be one of the best yet….

Worst place ever.
So many charges every month for no reason.
My 1st experience was the maintenance I had to wait almost 3 months for them to fix my bathroom they kept saying I have 2 bathrooms I can use the 2nd one which it makes no sense if I have to use one bathroom why I'm paying rent for two bathroom apartment?
Last thing happened and it was ridiculous when I was making my monthly payment on February the 3rd around 12 midnight after I got back from work.
I had some technical issues and I had to reload the page few times and it ended up making the payment at 12: 10 AM February 4th they charged me a $150 just Because of this 10 minutes.

Have a friend that lives here that had a good experience, so I decided to go ahead and lease without looking at the apartment. Moved from out of state, didn’t have time. The process was good. Got my keys, and was extremely unhappy with the cleanliness. I was told they could have the housekeeper come in again, but the only thing that changed was the floors got dirtier. There are stains next to the toilet, backsplash and underneath the cabinets were greasy, cabinets are dirty and falling apart, the cabinets weren’t even dusted off, random stains all over doors, dirty light switches and electrical covers, along with evidence of cockroaches. I was told I could hire a cleaning crew if I am “not satisfied”
