Room wasn't ready when I got there, but figured it was a holiday thing, so shrugged it off. I thought that was as bad as it got, but the next day the staff member got rude with me when I couldn't access my room or find them because of their mistake. But it gets even better: my last day there I slept horribly, partly because you can hear the highway all day and all night, but more because of the loud pounding on the wall, which actually had me fearing for mine and another's safety.

You can steadfastly believe I'll be staying in Livingston and making the 20 mins drive to Coldpsring from now on.

Stay away from that place. Worst customer service, unpleasant and very unprofessional and rude front desk. I have to literally run away at 1 am at night and had to spend rest of the night in my car in cold.

Arrived early evening to the 24/7 desk, had to place phone call and wait for receptionist to check-in. I received "non-smoking" room; however, every room there has doors that open to outdoors with ashtrays on room window ledges outside each room. Room smelled musty, was unclean, dead cockroach in corner across from sink, tables unclean, bedding old and worn out. Beds were extremely hard and uncomfortable and sheets were gritty/dirty. I ended up sleeping atop the four bed pillows on top of the comforter. The lone electrical outlet between the beds did not work and for one that sleeps with a CPAP machine-made for a tougher night of sleep. No option to change rooms as this place is limited on rooms and was full. I cannot recommend this place and will not stay there again-even the cockroaches that stay there go to die.

We reserved a non smoking room 2 days in advance. We Get there all they had was a smoking room. Microwave was broken.tv didn't work. No towels. And it was filthy. Bathroom was never cleaned. We stayed there last year and was nice for what it is. This year there charged me twice as much and we was very disappointed. Never again

I'm going with 5 star's, being very good motel, For The Price.
Comfortable Beds, much better than expected! Room was Very Clean! Towels and bed linen clean, and Safe parking and a good location too! Don't be comparing this Motel to a 140$-200$ hotel! I will definitely stay here again

I had dirty sheets with blood all over them and comforter the shower and tub were still dirty with used soap and cigarettes burns all on tub, only had one clean towel the rest had been used and drawers had lots of old food and old dirty hot plate. This place goes beyond nasty. Pillows all flat and bed sunk in and no one in office hardly and ice machine is for one person not a motel full

This place is disgusting, i just hope we get out of here without catching a disease or getting bedbugs! It reminds me of bates motelif I could get a refund I would and go to another motel! I can’t even describe all that is wrong with this place, it’s filthy, there’s a hole under the sink to the outside, hopefully the pictures help. In addition, the a/c doesn’t work (in 100 degree weather) and the pillows (2) are flat, might as well not have one, wish i could give this place 0/5.oh, also, there was a mattress in our parking space when we got here, my husband had to move it before we parked
ps: I don’t know where these other people were staying that raved about this place and rated it 5/5 but it certainly wasn’t the same place we stayed!

I am amazed that a small town motel will accept pets. That’s really progressive, remember when not ONE motel/hotel would accept your pet. They also help in this matter with people who have had a crisis at the house, fire, hurricane etc and want to stay close to home. They helped me one time. I locked my keys in the hot car at the car wash and they were directly across. While I was waiting for a person to help they offered me cold bottles of water at no charge and they offered their lobby for me to rest in. I bet it was all of 100 degrees. Nice owners

When I went into the room and shut the door, a part of the locking mechanism (a box with batteries) fell and was hanging from the inside the door. It didn’t work any more, so I had to be let in every time I left. Then when I took a shower, the bottom of the shower curtain was all black that looked like mold. The sink had little yellow thing sticking out of it so it wasn’t draining very well. The staff was super friendly, I just think the owners need to invest in fixing things. The shower curtain grossed me out!

On my 3rd time renting the manager himself told me there was a 30.00 refundable pet deposit if there was no damage to the room. My deposit was refunded to me two times, once they checked the room, not the entire 30, as 5.00 was apparently not charged to me for one reason or another when booking. On another occasion I had stayed 3 nights on the 4th morning I was stopped by the manager in the parking lot who told me I needed to check out at 11 because someone booked my room online and he couldn't help it. He told me there were no other rooms available. I said ok, as soon as you give me my 90.00 in pet deposits, as it's 30.00 each day now, he said suddenly they're not refundable. It's a fee now, not a deposit. As they're the only motel in town I went online and lo and behold there were two vacancies with double beds. I booked one. So at check out I asked to check out and back into the double room. He looked irritated and said there were no other rooms (first stating rooms are available online when they aren't is a deceptive trade practice) and did I want to continue in mine. I said no sir I need to leave so yall can clean it. For your guest whos coming today. He pretended to check the screen and ohhh they're coming tomorrow. I stayed two days after this and there were no other guests. The poor front desk ladies do their best to run this place with his policies changing to what suits him at the time. I've always had the same room and same dogs, I've been charged 95,105,115,105,115,89. It's supposed to be 65 per nite plus 30 pet "deposit"

I spoke to an attorney and they suggested I got to the FTC, TX AG, and BBB to report him as it is an unfair practice.

Here is the attorneys response:

I'm so sorry to hear about your situation!
You're right in that this seems like it is an unfair practice by this hotel because they are all over the place and are looking for ways to keep you rmoney unfairly. (15 U. S. Code Section 45). This kind of action could give you some compensation if you were to bring a lawsuit. An unfair act or practice is defined by the Federal Trade Commission is an act or practice where it:
Causes, or is likely to cause substantial injury to consumers;
Cannot be reasonably avoided by consumers; and
Is not outweighed by countervailing benefits to consumers or to competition.
So this means that if a person has been defrauded, tricked, misled, lied to a consumer, or omitted some meaningful information that a consumer could not have reasonably found out, then this could be punished under state law, but certainly under federal law. This applies to any person or any company. You may not want to consider a lawsuit at this stage as there are often government and non-profit resources that may help. You may want to consider your state's BBB chapter, your state's Ag and FTC.

So I will pursue this recourse as he is not honoring the deposit he told me about and after a week here that is about 210.00 he is withholding.

Also the websites say pet friendly and 5.00 deposit, I suppose to attract people but the front desk has it is NOT pet friendly and a 10.00 deposit also very misleading.

As someone who is here as a victim of domestic violence who is facing homelessness he should be ashamed of himself for swindling me out of my little money I have by lying to me.
