Cortland River Place, Austin TX

I appreciate the quality of care given by the team at Cortland River Place. From tree trimming to curb appeal to the clean dog park, Cortland River place does a superb job of ensuring its residents are satisfied. My only upgrade would be power washing the breezeways and sidewalks. Other than that, I periodically move to and fro Austin because of my work and I would like to return to Cortland.

I was skeptical about this place at first because the model was just too good to be true. The customer service from Tyler was too good to be true and all the talk Tyler told me about was just too good to be true…. Well guess what? I was wrong.

If you want a great customer experience and honest customer service then YOU MADE IT! You’re home! Everything about this place is unbelievable but believe it! It’s a place you should not turn down. I can’t say enough about Tyler. He defines excellent customer service.

1. You email him - he responds the same day.
2. You ever need to call the front desk? He answers.
3. You ever need a work order for maintenance done? The turnaround time is 100% done the same day or next. (Depending on what time the work order was put in) (SHOUT OUT TO MIKE AND MANNY)
4. You have random questions? Tyler is there.
5. You walk in the office at any time of the day during open hours, someone is there to take on your request.

The property is well kept. Maintenance is always running around doing things and fully staffed. They have valet trash and at first I thought this was going to be a problem but they pick it up every night. (Except weekends I think correct me if I’m wrong) DONT BE PUT OFF when I said maintenance is always running around. You have to remember there are 25 buildings here it’s giant!

I had plenty of concerns when moving here.

1. When was this place built?
2. What management company owned this place?
3. What are the conditions of the living spaces?
4. Is the model too good to be true?
5. How is maintenance around here? (1-2 weeks out for every request?)
6. Will I be able to contact the front office when I need them?
7. Will someone who works there greet me with an attitude?
8. Will my packages get stolen from my porch?
9. Will there be any parking spaces when I get back from work? How big are the spaces?
10. Will I have loud neighbors?
11. Will there be a bug infestation when I move in?
12. Is the plumbing shot?
13. Will the dumpster always be full and piled up with trash?
14. Will it be unsafe to walk around in my neighborhood because of crazy parking lot drivers?

See below for answers:

1. The place was built in 1989.24 years old but you wouldn’t be able to tell. Never judge a book by its cover.
2. Cortland is a real estate investment, development, & management company. Where they put people first.
3. The living spaces are the definition of “ready to move-in”
4. The model is not too good to be true because it’s in fact TRUE. (Just depends how you decorate the place)
5. Once you put in the request it’s either done the same day or next.
6. Call the front office and try for yourself. If Tyler isn’t in the office someone is. If no one answer leave a voicemail and he will get back to you because the man has to eat lunch and tour places. You’ll see him driving around.
7. No one I have seen in the office that works there has not given me attitude.
8. Never. Everyone keeps to themselves.
9. Always parking, maybe not front spaces but spaces close-by. The spaces are not compact either they are normal size.
10. I can be wrong depending on building but my neighbors stay to themselves and the walls are pretty soundproof.
11. The only bugs I have seen are friendly earthworms but none of those disgusting roaches.
12. The plumbing is pristine.
13. They use a compactor here so there’s always room. The recycle on the other hand gets full but is that really a bad thing? At least the community recycles.
14. Not at all. Everyone is calm and collective. Unless you see a DoorDasher or Uber driver.

I have a lot to say about this place and they are good things. Erica and I love it here and we will probably be here until we buy our first home.

I can go on and on about this place but you will be believe it when you see it.

I have been living here for a couple of years now and I must say that Denise and Donna are the best! They make this community what it is. Whatever the issue, they’re there to help, support and rectify. The maintenance staff and upkeep is by far the best. I love it here.

I do fire sprinklers. It is quite refreshing when the apartment is all about getting things done! Any issue we've ran into gets fixed within a day or so. They ate quick, respectful, and enormously helpful!

Great, friendly staff. Tyler is so sweet and helpful! The units are spacious and affordable. No complaints:)

We love our apartment. The front office is always there to help and awesome at organizing neigh our good events like food truck nights

This complex is by far the best community in Austin. Great views everywhere you drive, reasonable pricing, the best maintenance staff (thanks Manny), and truly outstanding office staff. I love it here

You can reach school, Doctor clinic everything walkable. Situated in main road so easy to reach with out any u turns. Cool place with surround by trees. Calm and great amenities. We do see few Asian (india) people in our community. Apartment is spacious for 2bhk and full carpet, fridge, washing machine, dryer, oven etc. All are digital to pay rent, gas, utility etc. Spectrum internet available. Lot of parking there. One of best we found in this area with all accessibility

The staff has been outstanding in every way. From before I even arrived up until just a few minutes ago when stopping in to see the gang at the office, they have all be exemplary in their service.
I couldn't be happier at this moment.

Denise and her staff are amazing! I highly recommend living here if you want great customer service and a team that really cares about what they do. Also, the Valet Trash Company "DoorSide Valet" is the best company I've used so far. Other companies weren't picking up my trash and since I moved here my perception on valet trash has changed.

My experience here was phenomenal! Sydney made the apartment hunting experience and complete joy. I am so happy that I chose to move to cortland river place as the community, staff and neighbors have been great so far. I am hoping I can live here for years to come!

I really enjoy living at Cortland River. Donna is always very pleasant to work with and helpful. I would recommend living here.

Moving to the area from the Midwest was a challenge, but communication with Tyler was seamless, and he helped my family and I get into the right place for us. Will recommend to anyone looking for a new place.

10/10 Tyler in the leasing office was very informative and answered every question I had, called me when units were available or when one was going to come up

Sydney was our leasing professional who toured us, she was so thorough and not in the least bit vague like all the other leasing agents we have talked to. I appreciate her being so thoughtful and well spoken when it comes to her work. She understands everything and seems to really enjoy her job. I will definitely be coming back to see her again. You’ve got yourself a 100/5 star employee

Couldn't have asked for a better place to call home! Move in process was extremely smooth. The level of professionalism the Cortland staff exhibits met far beyond expectations. Just after one quick interaction with Tyler from there on, he recognized me and addressed me by name every single time! Which made me feel more like a friend than just a customer. I am beyond satisfied and incredibly great full for everything Cortland has offered me!

DO NOT MOVE HERE. First off, safety. They are aware of the complaints of car/ garage break-ins but continue to not fix the entry gates and WILL NOT hire patrolling security but will send emails to the residents on “tips” to stay safe. Secondly, the people in the front office are so artificial and just say what they think is politically correct but you can feel that they do not care about you as a person. I asked them for one favor and they allowed my packages to be stolen even though I expressed to them that I live alone and travel as a nurse you know during a global pandemic but expect zero support from these people as a tenant. They DO NOT have your back. Thirdly, called to have them send a warning to all residents after I personally encountered a rattlesnake at the pool, again the response was that it wasn’t an issue they were willing to solve. Oh and also make sure to note on your move-form if they are still painting your bathroom counter tops upon move-in because when you move out they will charge you for resurfacing the countertops. So I’m paying for something that isn’t my fault. Please do not move here if you want a peaceful living experience. I’m so glad I am done with this place. PSA to anyone that travels for work: they will not help you out or do ANY favors for you. Expect the very bottom of bare minimum moving here. However for anyone wanting free pool or hot tub access, the gates are never locked!:)

This was the easiest move in process I’ve ever had and I’ve moved over 30 times in my lifetime. Tyler in the leasing office was in great communication with me letting me know when something became available, and all staff checked in on me multiple times after I moved in to make sure I was settling in well. So far I love it here.
