The maintenance guys suck they old and take forever to fix things on top of that they act like trash security when u try and throw away stuff

My fiance and I have lived here for 9 months. It's been largely a positive experience. Maintenance is very fast with getting things fixed. Really appreciate that. Since moving in however there has been a gun shot incident outside our apartment and an incident last week where a man followed me up to my apartment, tried getting in, and then pulled the fire alarm. None of that is managements' fault, although maybe locking the gate door would be helpful (the man was not a resident). I do wish they could cut down on the lawn care. There are hardly any leaves on the property, yet I get woken up to leaf blowers that go nonstop for over 4 hours every Thursday. I've watched them try to wrangle maybe 30 individual leaves against the wind for over half an hour. It's a useless battle and the noise is really bothersome. We're also in a drought, so mowing/weed eating is not truly necessary. Just seems excessive. As a resident the leaves are not bothersome, but the leaf blower sure is. Overall a pretty decent place to live.

Crenshaw Grand has been a great place to live so far (7 months). The staff are really wonderful, friendly, hardworking people and they work with you to get you what you need. Maintenance is stellar, they are quick to fix anything, and they do it very well. There is a lovely pond out back which offers great views of wildlife. The patio space is nice, and I like to grow lots of native Texas plants to attract wildlife to my patio. The granite countertops and counterspace was a huge selling point for me. Appliances work fine. The apartments also offer storage space for a monthly fee (I'm not sure what that is). Crenshaw Grand is also fairly close to the Armand Bayou Nature Center, and that was another selling point. H. E. B.grocery store is right around the corner, and Barnes and Nobles is just across the street. Over all, Crenshaw Grand is pretty quiet (though I live on the third floor).

The negatives aren't so bad either. There are definitely a few neighbors who unfortunately think american muscle is cool, so you can expect to hear lots of loud motors early in the morning and at night. Furthermore, the military and other people with planes/helicopters are constantly flying very low right over the buildings. Rent is definitely pricey, as all things are right now. The rent payment portal (now through Bilt) charges a $10 fee for paying rent, and that's a huge letdown for me, as we already pay a million other fees in addition to our rent (non-optional trash valet, RUBS, pest control etc). You can expect to pay about $100 more than the rent you sign for. I think my biggest complaint is that the neighbors aren't the friendliest- not to say anyone is mean, but people really keep to themselves.

Overall, I highly recommend Crenshaw Grand and I will be staying here for another 12 month lease cycle.

Crenshaw Grand has had a makeover with new management and the office staff. It's been such a great change and the office is super friendly and nice when you need something. Yessi has been a blessing and really cares about the residents. She helped me personally with renewing my lease and without her I would have moved, I was actually expecting to move out! I was expecting a hassle or issues renewing my lease just weeks before, but she went above and beyond to help me! I am thankful that she really cares about the residents! Thank you!

Everything seems nice initially

The details:

Staff is initially courteous, internet is free/ included in rent. Your apt is ready for move in. Then.immediately, your upstairs neighbor begins her daily screaming matches and beating of daughter. Maintenance begins to break down, COVID is used as an excuse NOT to repair and YOU, the tenant, are blamed and threatened for cost of repair when maintenance man bashes AC vent door closed with his fist, while rigging faulty vent door shut (10 feet up near ceiling. You don’t own a ladder, don’t have the space in this small apartment, and CG won’t loan you theirs, during their excuse of Covid, to not address maintenance malfunctions.) You notify maintenance via their portal, phone messages, email before finally your AC cuts out, a faulty vent swings down scratches laundry door, they CG maintenance threatens to charge YOU for. The dusty vent ends up costing you a $150+ Optometrist and lost days from work. After no response from CG mgmnt, you show up, knock on their door, and finally get a response, ”Someone will check it out. ”

Now it’s move out and that scheduled walkthrough guaranteed on signed contract by both yourself and CG, yah, it never happens. 3 days pass it’s now THE day you have to be out and guess what, no one is available. Despite countless attempts reaching out to CG management, CG REFUSES your walkthrough (guaranteed on your signed contract) You resort to a phone video recording of the spotless apartment and CG Mgmnt is noble enough to refund your pet deposit, being that the small dog caused no damage; Yet shady and strapped for cash enough to keep all but $10 of your apt deposit, despite thoroughly cleaning sweeping, mopping, vacuuming.

Guess CG is keeping tenants deposits to
pay the guy they recently hired to spin their sign at the corner of beltway8 and Crenshaw.

Beware and goodluck if you choose to be fooled by these unscrupulous crooks.

On my last day at CG, my witnesses and myself waited 3 hours for no response from CG regarding walkthrough. I took hours off from work, to address THEIR responsibility, only to be told that no one can do it today, now 4 days after my appointment. Why? Because, ”only the new assistant can and she’s not here. ”where was she 4 days ago in my scheduled appointment when no one was available?

Furthermore, upon move I spent $40 to treat a roach infestation. Non-refunded by CG, and no attempt to resolve infestation prior to move in. CG used covid as an excuse to avoid maintenance and pest control, yet still charge.

Crenshaw Grand, nice til you sign, absent after. Nothing says “Luxury” apartments like the welcoming of a roach infestation upon move in, the stench of neighbors crack pipe and wails of an abused child, soaring engines of daily jet traffic, and best of all, maintenance neglect with covid excuses.

I definitely recommend this place to live. Personally, I always look for a quiet place to rest and feel safe, I found it here thanks to Tristan who gave me information about which apartments were available and what requirements I had to meet. I moved on the 18th and my expectations were all met, it feels like a home in which I want to live for a long time!

I called this weekend during my apartment search to get more info and spoke to a Tristen. He was so much kinder than some of the other apartment complexes I'd called and was very knowledgeable about what was offered/included. Definitely excited to come see the apartments in person!

Great experience signing my lease here! I spoke with Tristan and since my first inquiry about leasing, he was very responsive and helpful throughout the whole process. Made everything so much easier on us. My apartment is also very spacious and up to date.

I called to inquire about living here the other day and I just wanted to write about how amazing my experience was just over the phone. I have called multiple complexed around the area and Crenshaw Grand is hands down the best so far. I spoke with Tristan and he was awesome at describing the overall look and feel of the property. I plan on moving back to the Houston area and this will be the first place I visit for a tour.

I’ve been living here for a year now and I’m renewing my lease because my experience here has been great! It’s quiet and safe which is a huge plus for me since I live alone. Everyone is so friendly and the office staff is always welcome to help. I can see myself living here for quite awhile!
