New students: this apartment has a bad reputation among students, don’t stay at any of the Oaks

It’s not that bad. There are roaches every now & then but most of the time they’re dead & if you wash your dishes & clean up after yourself they’re usually not a problem. Water pressure is good, air conditioning works good. The only thing is the occasional water outage or electrical outage. But it’s usually scheduled & they send out an email in advance. I chose this place because it’s a cheaper option than the dorms & it has a gym. Mail is always safe, basketball court breaks often (backboards/rim/net/etc.people don’t seem to play w caution & they have to replace it). Guest parking is free and you only need to get a permit from the office between 8: 30am-5: 30pm they don’t tow after office hours.

Update:
I moved units for the summer to the first floor of the first building and every time it rained, my apartment flooded. I informed the front desk, nothing was done about it besides cleaning the water inside. I was told plumbing people were called, I never saw them outside the apartment. Nor was the issue fixed within my lease time. This is a major safety hazard and considered an “emergency” which should have been taken care of. But every time it rained or looked like it was about to I had to call the office. I have been told by maintenance people twice that any thing that needs to be fixed or replaced should be reported before approaching the end of the lease because anything you request towards the end, the office will try to charge you for. When you move in they will leave the apartment dirty from the previous tenant but then charge you for extremely minor dirt when you move out. Be very cautious moving here they want your money. I was charged for “damages” to a drip pan but when I emailed about it, they said it was dirty. Confused as to why I was charged to replace something that wasn’t broken. THESE UNITS ARE OLD. Something you use every day like a burner and drip pan will deteriorate over time. I wouldn’t have an issue paying $75 cleaning fees if the apartment were clean when I moved in. I did not break anything to be charged a $30 replacement charge. I was in the unit for the summer only. If you need maintenance done you have to call multiple times about the same issue.

Also they have stray cats but if you feed them you get in trouble.

Cullen Oaks was a terrible apartment complex for off campus student housing. My unit was nice and very spacious. The maintenance staff was great at fixing things that I reported through the portal. The grounds were nice and kept clean and tidy. My issues were with the management team, ammieities breaking, cable service constantly going out, and the safety of the complex with criminal conduct. The management staff were rude at times and were aguremenative when addressing issues with my water leak in December. They constantly were nagging people with billing and email reminders. My cable service went out multiple times during my lease and was corrected some of the time. However, it broke three weeks later and I ended up not getting use from the free cable service all of the fall semester and part of the spring semester. The basketball court wasn't working all of the fall semester due to repairs. There are no cameras inside of the halls of the apartment units (only one outside each door of the building). Therefore, they had multiple robberies on the grounds and multiple break-ins which required UHPD to get called. I also didn't appreciate how they advertised that the bus stop was close but it wasn't. It was located across the street and across an extremely busy road (Cullen Blvd) which made it extremely difficult to access the bus stop. I will NOT be renewing my lease and I don't recommend this complex to students.

DISCLAIMER: They give free and discounted rent to those that write 5 star reviews, so do not read too much into it.

The place is clean when you move in. Maintenance is alright. My dishwasher broke, and it took them about a month to get us a new one. The other maintenance issues did get resolved pretty fast. My biggest issue is that you can go ahead and add about 75-100 dollars to your rent every month because you WILL always be over on your utilities. Also, when you move out do not go too crazy on cleaning because they nickel and dine you for every micron of dust that is left. For example, my roomates and I cleaned the whole kitchen like crazy including the stove, and they still charged us for a "full clean". They do leave you alone most of the time. Just keep in mind that your rent is NEVER what they say it is.

Horrible horrible experience here. WOULD NOT RECOMMEND. For starters my unit had some type of problem weekly were we would have to call the maintenance people, sometimes they would show up, sometimes they wouldn’t. Sometimes the problems would get fixed, sometimes nothing would change. Next problem, during the freeze when everyone was back home, they turned on the faucet and LEFT HOT WATER RUNNING FOR 2.5 WEEKS STRAIGHT. The week before school had started my roommates and I came back to the A/C set at 80 degrees and the doors sealed shut from the moisture. Two of my roommates room was left molded and my other roommate and I rooms were left with mold starting to grow and are desks were left wet, that I had to throw all my papers out. Last major issue is that after move out I was charged for the wrong room in which during the first week I went to the office and filled out a transfer form which they accepted to now tell me that it is not on file. Getting charged for a room which I did not stay in? ! On top of that there was some unnecessary charges that made zero sense. If I could give this place zero stars I would, because staying here had to be one of the biggest mistakes!

Do not live here, go next door to Cambridge Oaks if you want a better experience. At one point, there was one washing machine for the entire floor and the driers take ten years for one load. There's no ventilation in the laundry room, so it turns into a sauna. The parking, door, and building locks are constantly broken - anyone can get into the building (there were robberies over winter break). There is no safety at all. They will walk into your apartment at any point with bare minimum announcement - they send out a message at 9: 58 saying they'll be coming in at 10. One time a worker walked in without even announcing who they were. Imagine my surprise to walk out from my bathroom and see a stranger in my kitchen. It takes three work orders before anything actually gets fixed. And in just a personal opinion manner, the place is grey and sad. There is one window in your room and no lighting in the living room. It's incredibly depressing.

The power went out for an entire day once and there was no email updates. I did find their instagram where they were gave two whole updates over 14 hours. Yet nobody could send an email to everyone? Our groupchat was deleted, so we could not even get an update from the RA. Also the parking garage is very unsafe. There have been multiple armed robberies there in the time I've lived here

Mr. Ortiz is so nice, friendly, helpful, and very reliable. I always come to him in the office and no matter the day he greets me with a smile and takes care of any issue that arises professionally.

Honestly I really enjoy the vibe of the facility and as well the staff, they have been able to help me tremendously with any questions or concerns I've had about living there and now currently living. I really appreciate Zully even more so as she's been specifically on living expenses and going above and beyond, the "call of duty" helping me budget.thank you guys!

Staff really take the time to listen to concerns and try their best to solve any issues a customers have. Residents do monthly events for students to come out.

I would like to say Anthony has given me great information on Culllen Oaks housing for my grandson. He was very responsive to all questions I had, I would recommend anyone to go out and ask for him as he can assist you in what you need in student housing.

Shamona by far is the best RA I’ve ever had. So attentive and down to earth. I know I can count on her. When I was down and out and thought about giving up… Shamona was there. Not only was she a RA but she became my friend. Can’t wait to see what she has in store for us next year! You rock Shamona!
