District on La Frontera, Austin TX

Please do yourself a favor and DO NOT MOVE IN HERE.
I have been staying in round rock for 4 years now. If there is any one apartment that is not safe for you or your family then it is District on La Frontera. Maintenance tickets takes month to get fixed. Mails delivered to your mailbox is stolen and property management doesn't care if you complain. They say it is not their responsibility to check who is stealing mails. If you want to experience the worst customer service in your life then please stop at leasing office of this apartment.
Wish I could give negative stars for this apartment complex, but unfortunately I cant and had to give atleast one to post a review.

I came here to tour an apartment. Staff was very friendly and was supper helpful. I dont know much about the place but it seemed to be decent.

Special shout out to Judy and Maria for not doing anything and being rude at all times ️! Not only are the apartments cheaply made but almost every building here is infested with roaches and they won’t do Jack about it they will put that your work order is completed but no one Shows up to fix what’s needs to be fixed. I even asked them if they want me to work for them since their favorite line is that they are short staffed but they just hired new people that keep quitting on them. Do yourself the favor and DO NOT MOVE HERE.

I ended my lease back in August 2022 and still have not received the money that is owed to me (I have a ledger from the office stating how much). I have been in contact with the leasing office and headquarters, and still no answer of when I will get it or an update. I just keep getting pushed around from person to person. I have several emails but no answer and have left dozen of messages. If this was the other way around, I would have been sent to collections. It was a great place to live with previous management but this one does not care about its residents. Would not recommend living here at all.

Updated: 2/4 emailed twice to the email that was provided and still have not received an answer.

Wish I could give 0 stars and I wish I never moved here. I have recently moved here and have been having maintenance issues since day 1. Recently our air vent broke and a mouse came in and it’s been over a month and they are not taking any action. Air vent is not fixed yet and the mouse as well. Our switch boards in the kitchen are not working too. Called the office many times but I see they are doing nothing.

Bad experience all around. Force you to pay for "trash valet" that does not come for days at a time, which caused rats to destroy all of the trash bags in our breezeway making it an absolute mess. The "24 hour Maintenance" is impossible to get to your apartment, and when they do come it is unlikely that they will fix the problem. The parking is absolutely horrendous. They will tow cars in the wrong spot but left a car riddled with bullet holes for three weeks. Cannot get a hold of the office, they don't answer the phone. Good location if you want to be close to Austin, but there are other options.

Don't move here if you want a safe, clean life for you and your kid's. They never fix thing's in a proper time frame. Especially if the ceiling is leaking bad I guess so they can charge you if you move out for damages. Property has been damaged and stolen all over from the gym to residents. There are unwanted bugs and snakes and now it is looking and sounding like the apartments on Rundberg and Lamar. This place was so nice and clean and quite when it was the griffis 4yrs ago. Now it's bad. Nothing gets done when you complain because neighbors don't respect others and don't speak English so how do things get resolved. They don't! I haven't felt safe or comfortable here in 3yrs now. I'm sick of all the bogus charges they tack on every month and say they aren't there. I've been a good tenant on payments and keeping the outside clean because they don't do that anymore either. Very disappointed in what was a decent place to once live to now feeling ashamed to have people over, can't sleep because all the noise and just not safe! I also feel and noticed discrimination for renting to certain races I will not mention! Make This place great again! ‍️‍️

Don’t live here. Getting your apartment fixed is like pulling teeth. My apartment has been leaking for months and it took them 6 months to fix my sink because it was leaking.

We have been living here for 5 years now and for the past 2 years, not only is the rent increase atrociously high but the living quality here is abysmal. Like many people have complained, they never review any of their work pending and we have living with no kitchen light for months now. We have put in the work order 3 times now. The problem with cockroach is also horrible. Not only do they not value their residents but also don't care about the quality of living they are providing. On top of that they never respond to any phone calls and are never really helpful when we complain. Do not recommend to anyone.

I put in maintenance requests the day I moved in and a couple things still aren’t fixed. The office isn’t open until 6 like the website says. I paid for a garage 13 days ago and have yet to get a garage opener and it’s not being pro rated or anything. When I went in to sign paperwork for it twice and the staff that was there was unable to help me because they were “new” but had been working there since before I moved in 4 months ago. And the trash is supposed to be picked up a few times a week. Mine is only picked up every now and then and yet I have to Pay for the service I’m not receiving consistently. And parking sucks if you ever get home after 9pm.

I’ve been living here since June, I’ve asked multiple time to take care of the roaches. I’m not interested in living here anymore… since they have no interest in taking care of the problem. I’m sick of these past due invoices of water and other charges. It’s unsanitary living conditions for my dog and I. I don’t even cook dinner anymore because they’ll literally come out right after I cook and it’s so disgusting. I just eat at work. My dishwasher machine hasn’t never been installed when I moved in. I’ve put in multiple emails trying to get this done and nothing.

This place is absolutely disgusting, do not move here. We had roaches in our kitchen, despite being charged for a monthly pest control service, and didn’t ever get responses on our maintenance tickets about it. Maintenance tickets take months to get a response and even then some got no response at all. I’d have to find a maintenance guy personally and ask for help. My garbage disposal was broken and leaking under my sink for months. Despite putting in multiple tickets no one came to fix it so I had to stop a maintenance guy outside and ask for his help. You will never get timely responses to tickets no matter what the problem is big or small.

There is trash everywhere outside, it is gross to walk around there. They also have concierge trash service that doesn’t pickup trash consistently so neighbors would have their trash outside in 100 degree weather for days on end. My dog would constantly find things on the ground outside to eat when I took her for walks. They had to put up signs about the police monitoring the complex because there have been so many issues with vandalism at the pools and other public use areas.

Overall, it’s just gross, it’s not managed properly and issues aren’t fixed at all, and it’s way too expensive for all that. There’s got to be better places to live, keep looking and don’t choose this place.

HORRIBLE SERVICE- I have been waiting for my AC to be fixed for days, right now it is 90 degrees in my apartment and much like Drake S.in the review below, they gave me the same excuses the we there was cold air coming down we just had to wait. Its been 4 days, and when we try to reach out to maintenance they said they'd be there soon then never show up. This happened to us in August of last year when our AC went out the first time and it took 2 months to fix. I did have to go to the hospital from overexposure to the heat when it was over 100 degrees outside and 90 in my unit. So no I do NOT recommend this place.

Please do not, I repeat do not move here. It’s not worth the money that you pay. Nobody ever answers the phone, maintenance sucks. They will say they fixed things that aren’t even fixed! Oh and you have to wait months for anything to be accomplished. Each time they change owners the services sucks more and more…. I haven’t had a kitchen light in months, leak in my bedroom never fixed properly, the list goes on.

This place tanked after Cushman & Wakefield came in. They slapped lipstick on a pig with new blue/green colors and forget to mention how many buildings received major flood damage after the '21 freeze. AVOID! $$$
