This place was great for the price, staff was super nice, had excellent amenities, and the room were really nice. Also we weren’t that far from downtown Austin which was awesome.

This property has major management communication issues. There has not been a single time where they were able to solve an issue without us having to consistently visit the office to remind them of issues we need to have fixed. This ranges from the disgusting pests, the mailbox key we were without for the first 3 weeks of living here, and the constant promises to call back when they never do. With the pests, we had pest control once. Roaches persisted. We ask for a fumigation, they say they will send instructions and have a fumigation on a Friday of that week we asked. Friday comes and still no instructions, pest control asks if we were ready and we had to explain that the office failed to give us instructions. My partner goes in person to sign us up again for the fumigation and she sees one of the front desk workers write us down in a binder. We prepare for the fumigation and when we notice no one has showed up, we go to the office only to find out we still somehow were not on the list even though my partner saw an employee write us down. We go through the fumigation and pests still persisted seemingly worse this time. We sign up for a more intensive treatment and we are still currently waiting on it. We must be out of the unit for 4 hours and at this rate we wont be able to come back home until 10 at night. That is if they show up. We have been waiting all day. Not how we wanted to spend our friday day off. The only thing good I can say about this place is the maintenance men. They fixed just about every problem we had with the unit. We have issues with the cabinets smelling like manure and other funky smells but I don't think it is in their ability to fix it.

The only positive thing I have to say about this complex is the swiftness of the maintenance workers. Everything else? Take your money elsewhere. I lived in this complex for a year, and from the time that I moved in until the time I moved out, I had a RIDICULOUS roach issue. Pest control came to my apartment at least a dozen times and were never there longer than 30 seconds. The roach somehow got progressively worse further into my lease. Not to mention that the rent increased 2x from the moment I first viewed the apartment to the time I declined to renew my lease. A 440 square foot studio was originally $898, I signed at $934 and the price was $1050 by the time I left. Now I see that it's upwards of $1200. They advertised that the studio unit has a walk-in closet, but in reality, the water heaters take up about 60% of the space and there's barely standing room. Another constant issue was the fact that the water was constantly shut off at various hours of the day. Whether it be for 4 hours mid-day or from 10 PM to 5 PM the next day. Sometimes with no warning whatsoever. It's not worth it. They also advertise the apartment as "luxury" but didn't even bother to keep the pool cleaned throughout the summer. I promise, if you look hard enough, you can find a much better apartment at a cheaper rate. Even in Austin.

Waste of time, I showed up promptly at 10 am to tour an apartment and the employee didn’t show up till 10: 06 with food in her hand. I came to view because the apartments were listed under 1300 and I show up and the one bedroom I had just previously checked the prior day is now $1479 without any reason.

After dealing with an ongoing and less than ideal pest problem in our unit, I can't commend the office staff at The Element enough for navigating the miscommunications with their pest control provider with the utmost grace. No matter how old or new a complex, what generally makes the difference is how well its residents' concerns feel like they're met. Thank you guys for going above and beyond.

I've lived here for a year and unfortunately won't be renewing due to relocating for work but I've enjoyed my time here. It's an older complex with a few face lifts over the years (new flooring & counter tops and fresh paint). There are a few downsides since its older, but for this area if you're not in one of the brand new apartments, you're not gonna get much better than this.
The in unit laundry is a game changer since a lot of similar complexes on riverside don't have that. It is a European style washer/dryer which means it's all in one and it does take a little bit longer than a traditional washer and dryer but it's truly not bad. Probably about 2.5 hours for a regular load.
Even though its not gated, I've never felt unsafe here. My unit faces the pool and I've never had issues with excessive noise, even on the weekends.
One of my only complaints though is the bugs. There is such a bad roach problem and i feel like no matter what i do, they still keep coming. I've accepted that pests are kind of just a part of older complexes but the roaches here are bad.
Otherwise, Element is a great apartment with amazing management and if you're looking for something that's not brand new on Riverside, this is definitely the best older apartment in this area.

Can't recommend this complex. I was completely overcharged for my move-out cleaning fee but yet I moved into a dirty apartment with a roach in the shower. AC never really worked as well. I had central heating and a window unit and with both running 24/7 I was still subject to 80°+ interior temperatures.

Location is alright. Near some restaurants and grocery stores with easy access to the rest of Austin, but a very poor experience in my two years living here.

Worst place. Nothing but rats. This is the third rat i had to kill myself for my mother.they said they would take care of it when She gets her new dishwasher. 3mths later still no new dishwasher and still have rats. Maintenance came but did a light knock so we didn’t hear it and now told our maintenance order is at the bottom of the order list.

Ive had a really good experience with the staff at The Element. They have been so kind and accommodating to me, it’s been really refreshing. Even if I have a maintenance problem, it’s dealt with very fast and there’s always an open line of communication. One of the best management teams at complexes that I’ve lived at!

The office management here is AMAZING, and the property is unique, and the location is fantastic for EVERYTHING.

Gabby took care of my account. She was so professional and genuine, I instantly wanted to be friends with her. I got to meet Andrea too, and she was just as wonderful.wow.

They don't need to be this giving: this property sells itself bc of location and affordability, but these ladies were especially attentive and respectful of my needs. They both responded timely, and with so much information every time I had questions. They even took extra photos and videos for me when my schedule made it difficult to visit.

That's the main thrill.that living there, I'll be supported by genuine and competent staff.

The bonus is the property. You have the choice of yards, or not. The location is across the highway from downtown. It's right near an HEB, a food trailer park, and a bunch of other stores, so everything you could need is minutes away.

So cute and convenient to downtown! The office staff is very welcoming and always greets my puppers by name (he loves the treats and smooches). Andrea is a real pro and seems to know exactly what I need every time. Her organizational and problem solving skills are on point!

I wish I could rate lower.we’ve been living here for four months and nothings changed, we have cockroaches everywhere crawling all over our food and our plates etc

don’t be fooled about the washer and dryer.your clothes will be washed and will never get dry.

Staff could be nicer, overcharged for a cleaning fee when I cleaned the apartment AND moved into a dirty apartment - mold all over the tub for example. Took you over 4 times to fix my AC unit. I had a roach issue that I couldn't get rid of (I was rarely at my apartment due to work travel). The apartment has horrible insulation so my AC was constantly running. During the winter storm you waited a whole four days before telling residents anything about how to get help, what to do, how to be safe. I know at least one person in management had access to wifi and could have sent an email sooner. You people are sick and need to re-evaluate your morals. You also never answer the phone, promise to call people back, and never do. The pool was an amenity sold to me during my tour and yet it was closed 95% of my time as a resident. Finally, you sent my move-out "to-do" list at 2pm on the first of the month when I had already had paid final rent to then yell at me on the phone that I wasn't supposed to have auto-pay on.please tell me how I was supposed to know that when you hadn't sent the email? Then you would never call me with updates, staff would just tell me what I wanted to hear to get me off the phone when I called about a refund for overpaying. You're a joke of a management company. I'll never refer you to anyone.

I found The Element with the help of an apartment locator. When I arrived to the property, I was greeted & welcomed by Amaress. Amaress was kind, knowledgeable & detailed when going over the application requirements. She informed me about move-in specials, addressed my questions/concerns and, after viewing the property, I applied. Since I applied on a Friday, it took a little longer to get approved. Amaress was great at keeping me updated on my application turn around time. I applied the last week of April & moved in the first week of May 2021.

Upon moving into my new place, there were a few maintenance issues. Not a big deal. I summited my maintenance request through my resident portal and within 24-48hrs they were taken care of! Maintenance was fast and professional. I did receive a call a few days after the completion of my maintenance request to make sure everything was functioning correctly. That was appreciated.

When I moved in, I had so much going on (adjusting to new work hours, wrapping up my spring semester, finding a place to live and then having to make time to actually move) that there were things I missed/forgot. Thankfully Gaby was happy to assist me in making sure I got everything taken care of.

It has taken me a while to write this review but I found it really important to share my experience thus far. Overall, I love my unit, I feel safe, I have a washer/dryer combo, a big beautiful patio and every community team member who I have interacted with so far has been incredibly kind & helpful.

I have lived at element apartments for over 5 years and I love it. The maintenance staff is prompt and friendly but what makes element an amazing apartment complex is the management staff. They are accommodating and will bend over backwards for you. Great location and amenities.

Awesome staff, great community. The ladies at the element are very down to earth and nice. They made me and my life partner Renaldo feel very at home here.
