Eleven by Windsor Apartments, Austin TX

I can't say enough about the quality of the staff and the location. La’Bria and Karley are true rock stars and professionals.

Solid apartment, love our floor plan. The apartment had new wood floors when we moved in, which was great. Maintenance especially is the best - they've helped us with stuff that really wasn't required, like putting warm light bulbs in the ceiling. Adam is usually the one to come and fix up our apartment. Appreciate that he always explains what he's doing and teaches.

I've been here for 2 months and so far the power has gone out twice a month. Not great if you work from home.

Always timely to get work orders, Adam is a great repairman he also saved me from drowning in the pool once.

The upkeep in the place is very poor. The stairwells are extremely dusty and there are dust bunnies everywhere. They have no forgiveness if you pay your rent even a day late, even if you have lived in the place for close to a year and have made every payment. They are charging me $300 by the way for a one day late rent payment. They charge excessive and random fees that fluctuate every month as well that they don't tell you about.

I’ve lived almost a year and I’ve nothing but great experiences with the building and office. La’bria and Karley in the office have been nothing but accommodating when issues arise. Maintenance is friendly and completes requests in a timely and efficient fashion. The location is great and the staff is even better. I definitely suggest this building for future residents.

It is with regret I am writing this review, as prior to move-out my husband and I had a relatively good experience at Eleven. We had a 2.5-bathroom, 2-bedroom unit that we recently left at the end of our lease to move to another property downtown. We were surprised with a $125 charge for wear and tear damage to the shower base, which was present when we moved in. The “hole” as they called it, was an erosion in the enamel of the basin that is common from my experience in other rental units. I've attached the photos they included in their charges to us.

This is something I cannot recall whether we specifically flagged two years ago in the small space available on the move-in sheet provided, but in the many rentals I have been in over 20 years I have never before encountered an issue with that form of normal wear-and-tear being flagged. And given their approach to this, I wonder whether they are actually going to repair it for the new tenants moving in. I already reached out to them to challenge it, noting that the nature of the condition is obviously not from an acute incident but from long-term erosion. But despite the obvious nature of the erosion, they are standing by the technicality of it not being noted on our move-in form.

Due to this behavior, I cannot recommend this property to others. And as I mention above, that’s a shame because our two years there were otherwise relatively good (with the exception of a periodic noise issue involving the unit above ours). The management and maintenance had been fairly responsive during our time there. But the last impressions they left with us significantly detract from the earlier experiences.

Also, if you do or recently moved into the 2 BR 2.5 bath unit, make sure they actually repaired the shower lest they bill you for it when you move out.

Edit: My husband reminded me that we gave up square footage of our apartment over two years because they could not address a persistent bug issue. Specifically, we had to tape off the door base to our patio because bugs were freely crawling into our apartment during spring and summer. Before that, many a morning we woke to *dozens* of bugs crawling across the concrete flooring of the apartment until we used duct tape to block off the base of the patio entrance. We made multiple maintenance requests and despite them taking a look at the door and making modifications, they could not fix the problem.

So the fact that we lost use of our patio for two years makes their charging us for an obviously preexisting issue even more insulting.

Avoid this building like the plague. The ladies at the leasing office are vicious. Especially the one that sits inside the office. I had to send a written complaint to the property managers HQ.

Great location and apartment all around. The maintence guy Adam is my fav - he is super quick to respond and really takes his time to make sure everything is fixed. He was even so nice as to put on a shower head that I had bought for soft water and then continued to ask if I need anything else. Don’t know what I would do without him! Truly great! And La’Bria and Karley in the leasing office are amazing as well. Love it here, just resigned my lease!

I been living here for 3 years and love the eleven. Location is amazing, it’s walking distance to many bars, parks and restaurants. It has great amenities, the gym has everything you need to get a good work out in. The pool is great and clean. They have a really cool sky lounge on the top roof where you can see the whole city. A lot of places down town don’t have good parking but the elven parking always has space for you and visitors. Also compared to other apartments down town the price is really good. The staff is awesome and is easy to get along with. Anytime I have a problem they fix the problem ASAP.

I have been a resident of the Eleven by Windsor for almost 5 years now. As a single woman, living alone can often come with stressors because I don't have built-in support if things go wrong in my apartment. I've chosen to continue living in the building lease-after-lease because of the exceptional care that the entire Eleven team has provided me over the years and so much of the stress that I would experience living elsewhere has been prevented because of how great the Eleven team has been.

Recently, when moving to another unit, there were some issues with the floors in my new apartment (because of the previous tenant and to not fault of the Eleven) that were significantly impacting my quality of life. The Property Manager, La'Bria Wells, spared no expense to resolve the issue immediately. It has been my experience at other buildings that the needs of tenants are often minimized or overlooked, and that is absolutely not the case at the Eleven. Christian, from the leasing office, also helped make sure that the flooring work was completed in a timely/quality manner by personally handling issues that arose in the flooring installation process.

I'd also like to thank the entire maintenance team- Chase, Adam, and John- for going above-and-beyond in helping to resolve any and all issues in my unit over the years (even helping to move some furniture when my floors were replaced). The maintenance team is awesome- they're thorough and always a pleasure to chat with. My dog, Cal, also loves y'all and is thankful for the belly rubs when you come by.

Location and pool are great.
Walls are thin - Can hear upstairs neighbors foot steps and music. Can hear next door neighbors dog barking constantly. Can hear people walking and cars driving on the street.
