Unprofessional, doesn't reply, slow to act, many traits you pray your HOA copmany doesn't have. We are part of a new community that doesn't have any ammenities but somehow pay $1030 + tranasction fees per year on homes in the $300k's. Nothing makes sense but they refuse to answer our questions or address our concerns.

This is by far the worst HOA Ever they let any renters move in the subdivision and sell narcotics neighbors door has been kicked in for narcotics and the HOA says it’s nothing they can do about it that it’s up to the owner you have neighbors you have multiple families able to live in rental homes without a certain restriction don’t move to the Verandah in Royse City you will have many problems I’ve been dealing with these neighbors harrassing me for 3yrs they have been violated so many times for parking animals that’s not supposed to be there if you want a HOA that doesn’t care pick Essex management.

Horrific customer service. I have called them 10-15 times and never talked to anyone with a pulse. Left numerous messages and never received a call back. I can’t imagine anyone worse.

Received a notice of a 13% increase in HOA dues, because management is unable to live within their budget, the same day pretty much everyone in the subdivision received violations.
Some of these homes have had no living landscaping for over 3.5 years and nobody cared until it became more difficult to sell homes and builder reps account for 75% of the HOA Board of Directors. Builder reps have the authority to remove the other 25%.
Some of these violations were given to the most beautifully maintained homesites in the subdivision, so there is absolutely no consistency whatsoever.
We see what’s going on here. Nextdoor notifications are blowing up. Follow the money.

Was fined for having an inoperable vehicle, called several times with no answer and when emailed was responded to very brief and didn’t address my concerns whatsoever- just wanted money.

Fined for an inoperable vehicle (which is actually completely operable, just has a wheel chock to keep from rolling as its 30 years old and standard transmission)

Sent another fine for the first one not being paid.

This HOA management doesn’t care if you are a veteran, disabled veteran, or really care for the property whatsoever. The playground we are so generously given has graffiti and dog poop all through it making it impossible for the kids to play in.

The pool we pay for is over crowded and over chlorinated and they don’t plan on expanding the “amenities”.

Overall this has been the worse HOA experience I’ve ever had and I do not recommend anyone to move in under this management, particularly saddlebrook estates.

We have lived in an Essex Community for roughly five years now. I would love for Essex to do their job, but they consistently toe the line between doing the bare minimum and harassing residents for the most nitpicky things.

They are currently trying to make up for the three years where they were paid, but did NOT do their job, by sending the entire community multiple rounds of notices all at once. Literally every house in the community now has an issue with this HOA. (You should see how they’re roasted on our community facebook, the examples are grand.)

For example: As of the last year and a half, our community has only now begun to be “actively managed” by Essex. I understand the benefits of a management company, but the only thing they have begun doing is sending bogus notices to residents and threatening immediate disciplinary action for items 4+ years old. For example, they waited nearly five years to begin enforcing “unauthorized modifications” such as flowerbed boarders, and if it’s not “corrected” immediately, we get 72-hours notice before they hire someone to come tear up our yards to remove the additions, billing us directly.

If they had done their jobs from the start, or even informed residents on how we could contact them to submit a request to begin with, I’d be more understanding; but playing catch-up without regard to how this impacts homeowners left to scramble to pay for additional modifications is ridiculous.
Perhaps you DID submit a request? There is a very good chance Essex “lost” that e-paperwork (somehow), but it’s “not their problem”.

There is no accountability from Essex management or the community managers as they are only focusing on targeting residents for fines despite not holding up their end of the bargain by doing so much as minimal maintaining shared landscapes/spaces.

We have a neighbor who works as a community manager (different company) and even he has strong words about how poorly this company does its job.

We as a community are frustrated cannot wait until we can push Essex out.
Do better, Essex.

UPDATE: Our community had filed an official notice that we will not be renewing our contract with them!

Thanks to cesia she answeared all my questions the only thing that i dont like is that i get a letter from HOA about small thing im already taking care of but there is lots of neighbors with the same issue even worse and they been like that for weeks even months and i dont see they fix that problemim done never again with HOA is the first time that i have to deal with this problem because i didn't know how it works but now i see it
