it has happened AGAIN, but this time far worse.they’ve been turning off our water all year to fix an issue with the water line.after months, they finally patched up the massive, and dangerous, hole in the road that the repairs left.at midnight tonight, our water shut off.two hours later, a RESIDENT has called the fire department to try and help because the office emergency line is not responding.the line has burst again and the water is now rapidly pouring out of the seams of the road patch and flooding the road, even overflowing over the bridge and into the creek.pictured is a truck parked in the water for reference.this is not even the water at its peak — i imagine it will have reached peak flood in a few hours.the issue was too big for the fire department to fix, so they had to leave.austin water is likely not to fix the situation, because it is on a private property.austin water is out only hope not to be flooded into our own apartment complex.good god.so happy we are moving out next month.we know this is the start to another prolonged water outage with no compensation.if you listen to any review, listen to this one: please don’t move here, ***ESPECIALLY IF YOU HAVE CHILDREN***

Incompetent management. My AC didn't work properly.they said it was fine. Leaking roof.they said it was fine. Incompetent property owners x 10! Yeah that's fine

I really like the place, I have been living there for 7 months and thank God I have not had any inconvenience of any kind, the services are good and the office always answers your questions. I recommend it

Do NOT drink the tap water. The trash is unbelievable. It smells bad. What more could you want?

Do not move into this place period! I can list reasons, but mainly.it's a scam the property pulls by changing management companies often to allow renting when the city told the previous management it couldn't rent. Note the condemned status stickers all around they wish they could take down but can't. The staff is also horrible and useless. They finally got rid of the rudest person ever at the desk first at the left.absolute garbage human being.but they still suck overwhelmingly. You will find documentation with the city of Austin, local new outlets, such as KXAN, etc. To boot the AC works barely/not at all in the bedroom in a 1 bedroom. Had maintenance out twice, apparently it's fine.

Literal trash plus trashy neighbors all day the second u step outside ur door.

Horrible management that lies straight to your face about repairs! They will mark a maintenance request completed withought ever even stopping by. HVAC concerns are a joke as they have nobody qualified and refuse to pay anyone qualified for anything.

Also it's 100% impossible this place even has 3 stars.they are paying to manipulate that stat and it is a 100% lie that they aren't.they haven't earned 5 stars reviews.just look at the disparity between 1 and 5 stars. Fake all day! Nobody on this planet would give this place 5 stars. Get real! Do a little research on your own to be fair.you won't regret it. Don't listen to anything the property says.that's about all you can count on here.

Moved into the apartment in March of 2023 and have dealt with: black mold in each vent, have had various types of bugs (photos are blurry, but it's because I didn't want to get too close to - that.but the creature came from the drain while my girlfriend was showering) have found there ways into the numerous crevices that have been revealed over time, the spray paint covered bathroom peeling with use, and an air conditioner system that's never right (the airflow wasn't right, still isn't great, but now the unit won't cool the apartment during 111° days; temperatures range from 70-86 inside at night and has been for close to 3 weeks now). These have all been reported to management but nothing has been done yet. Don't move here if you don't have to!

Very good place to live. It is quiet, they attend to any requirement of the apartment immediately, super safe

I moved here in February and I absolutely love it. Highly unusual landscape and beautiful scenery. My apt is quiet and comfortable. There were small issues but were addressed promptly!

The worst place you could possibly live. Honestly sleeping in your car is a better option. Cockroaches everywhere, American, German, and Asian cockroaches. Extremely predatory practices. They won’t communicate in written and documented manner this way they can openly lie to you. I terminated my lease after 6 months of their lying and lack of care regarding the cockroach issue with unit but also because of the mold growing on the walls, the disgusting air vents, the raccoons, the trash everywhere in the parking lot, and unsealed holes in the walls and floors, etc. Anyway I broke my lease and made an agreement with a woman over the phone that I would only have to pay $1700 total to get out of my lease. Well instead of that they wrote me a bill of almost $6000 and immediately wrote it off to a collections agency THE DAY OF my departure. They didn’t try to contact me to explain why they were charging me $6000 instead of the promised $1700 or to even arrange any payment. If you move in here after reading all this and all the other reviews then honestly you deserve the misery this place will bring you. Simply put, this is not an option for a place to live. I’d rather live in my car then here.

The office people are so unorganized that won't be able to give me the referral money because they lost the paper the person I brought to lease with them. The first time I came they told me they needed to the first month paid from the person before they could give me the referral money so I waiting and was nice about I came in 2 weeks ago and can't find the paper telling me if they can't find it they won't be able to to give me the referral money so I gave them time and I came in today again the day rent is due and saw they still didn't put it in, I came in told them about it and the people of work there were asking each other how can they submit the paper and in my head I tell myself this should've been done the second he submitted the papers and now they are telling me they have to look online for his application which they won't find anything because they made him write it on a piece of paper. The paper they lost. Honestly this apartments are bad there maintenance is horrible put multiple work orders and after a month and a half they came to fix which I've already fix it myself. They are unorganized. And seems like they don't know how to do there job.

I lived here for 5 months out of my 7 month lease because of safety concerns and very poor management. We have had an outstanding maintenance request regarding mold in our apartment from when we first moved that has yet to be fixed, even though we put in multiple requests and even spoke a few times with management about it. Within the last few months, the police had to come a few times due to a man pointing a gun at another man in the parking lot in broad daylight and because of violent situations (very physical and verbal altercations) happening in some apartments throughout the day and night that can be heard by many neighbors. These concerns were brought to management’s attention by either us or the police but there has yet to be any action by them to help make our residence safe. I read the reviews before moving here thinking it really can’t be that bad. It is that bad, I promise. Don’t let the cheaper rent/promos fool you.

Do not I repeat DO NOT MOVE HERE management is horrible they never pick up the phone or handle workorders properly the buildings are falling apart and they just cover it with paint the pipes have build up in them so the sink water stinks like sewage not too mention everything is from the 70s and they refuse to properly fix things. I have had 2 throat infections from the water here. A lot of the units also contain black mold that they deny and claim its dirt from the air vents. The ac doesn't work only works in bathroom and room so my electricity bill comes out to over $200 because they refuse to properly fix the unit or replace it. You can find way better for these prices save your mental health and money and run.

My update is to include some of the actual issues I experienced here. I said before I wouldn't go into them because so many other people have but this just helps to reinforce their experiences. First, my apartment was NOT ready to move into when I arrived. The carpet had to be torn out and there was extensive water damage to the unit. Throughout my 15 months there mold was prevalent throughout the ducts. On several occasions my ceiling had to be torn out due to raccoons living there and tearing up the ducts (which of course meant barely functioning air conditioning in the summer months, which then led to huge bills). There was a HUGE roach infestation when I moved in. This was very stressful for me and the person I was living with. The floors sloped badly throughout the unit which is due to the failing structure of the building. It is only a matter of time before this fails completely (this view is shared by many). The apartments are badly sealed, so much so that a scorpion got into my unit during the summer. Many of the outlets throughout the unit did not work. Maintenance is unresponsive despite all of this. Oh yeah, and the multiple water shutoffs due to, again, the failing structures of the buildings which cause the pipes to bust. So please ignore the responses from the owners saying they are "dissatisfied. " I brought all of this to their attention and they did not care at all when I did so. DO NOT LIVE HERE!

I won't go into all the bad things about this place or its management. Enough has been said already. Please do ignore the "good" reviews as they are clearly not legitimate. Had a pleasure to tour the property the other day. What a great atmosphere, love how Molly was very knowledgeable of the property and what the apartment had to offer the residents.
I would definitely be coming back to apply for an apartment.

Do not trust this property or management.

The photos are just a fraction of what you’ll experience at this property. I trusted the management when they said they were new to the property and fixing and resolving all issues shown in previous reviews.

The apartments are made cheaply…. Walls have cover ups from damage, floors are uneven, leaks from numerous areas, cabinets and drawers that can hardly fit a pencil bag.

Maintenance team is busy and work hard, however, requests can not be fulfilled in timely manner because of the issues all around the property. I feel sorry for them and believe they are doing their best.

However, if you think management or anyone in the office cares about the issues you’re having, jokes on you because they don’t.

After experiencing issues immediately upon move in and having service requests ignored for a week plus at a time, I have decided to terminate my lease. At which the management suddenly cared and wants to make this place feel more like a “home”.

Then they proceed to word any communications with you as if you are the reason they can not fix the problems and they are working diligently for you.

They are providing a false narrative constantly and professional liars.

Contact the Texas Workforce Commission if you live here and experiencing the same issues and if you don’t live here, contact them and ask about complaints on the property.

I trusted them and they took advantage of this. Email communications, service requests, photos, videos, recordings, and more to prove they have made this unbearable.

SHADY BUSINESS PRACTICES - Beware!
While looking for an apartment, preparing while I sell my house; I went into The Falls on Bull Creek to view apartments. Dec 6,2022; I ended up filling out an application and putting down a security deposit as I was told they would hold an apartment for me while I sell my house. An apartment was NOT yet agreed upon (no lease signed, was told they would email/text me when one was available to come look at). On 12/8/22 I was messaged there was an apartment available, I came that day to view it and declined the apartment stating it smelled like mold (I am allergic) and would wait for another one to come available. 2 hours later I received a lease to sign for the moldy apartment. I emailed several times clarifying I did not want that one as it smelled like mold. I finally spoke to the manager on the phone when I called, Dec 19,2022, asking what was going on & that I wouldn't be moving there at all (this is shady business). I was then told by Jessica, the manager, I would get a refund in the mail of the security deposit. To date, I have not received the refund and no one has answered my follow up emails on the status of the refund. I have filed a complaint with the BBB. Very shady business practices! LOOK/RENT ELSEWHERE!

I was thinking of renting here, but the recent reviews & pics seem to indicate a serious water leak problem resulting in continuous mild. Apparently, the buildings have infrastructure issues that are deteriorating the complex. So these rentals are a no-go for me.
