The gentleman who came on the service call was very polite and courteous. He performed his job and was impressive

Management is pretty great and the apartment is nice, but there is barely any guest parking. We have 2 vehicles and one gets a covered spot leaving minimal parking for the other. It’s incredibly frustrating, but otherwise it’s a decent place.

Highly recommend! Katelyn in the office is quick to address issues and works diligently to get them resolved. She has not left me disappointed! I have loved my time with this complex and recommend them to anyone searching!

I just want to say how I am happy to call Flats on Chapel home for my family and I!
Management welcomed my family with open arms and treated us like family. We moved in 3 years ago in a 2 bedroom, which we loved very much. When my family grew, management took really good care of us to make sure our move to a 3 bedroom was an easy transition. I appreciate how they go above and beyond to show how much they really care for their tenants. I am overjoyed to have management be a part of my village and to be a part of theirs.
I want to thank Ms. Peggy for providing us with a healthy and clean environment. I really appreciate her for really caring to keep us safe with all the illnesses that are surfacing these days.
I also would like to thank the maintenance crew for going above and beyond to provide us with what we need to be comfortable in our homes and in our community.

My Wife and I had a terrible experience trying to get an apartment here. It was like the staff didn't want us to rent there. Very rude and I'm surprised anyone lives there anymore if they treat people about to hand them money this bad before we sign a contract locking us into giving out our money.

Since we moved in, my boyfriend & I have had endless problems with the manager, Rina, along with the Courtesy Officer Johnson. We’ve been falsely accused of DV & physical abuse, harassed by Waco PD because of their continued false accusations, threatened by management, and ultimately we no longer feel safe or heard in our own community/home. Courtesy showed up to our apartment October 11 at 2am with 4 Waco PD officers banging on our door/windows accusing us of “yelling, screaming, fighting & crying” when we were both asleep. He continued to state “I heard you” yet one of the Waco PD officers said “I heard nothing, I don’t know what he heard”. His superior reviewed body camera and agreed he was rude and accusatory for no reason and he was told he can no longer come speak to us due to that incident.

Another thing, we got a “lease violation” because we were “yelling, screaming, crying and fighting” yet, no one was home. My boyfriend was out of town and I was at work. We have time stamps and camera evidence but Rina (management) said “well the reports said it was your apartment so it’s your apartment” and did not care to listen to what I had to say or prove.

Waco PD showed up TWICE after this. The first time, no one was home and they said “we will put it in our notes this was incorrect and no one was home” and the second time, my boyfriend was home alone and the officer ALSO said, they would put in their notes no one was home and this accusation was, AGAIN, incorrect. These officers worried there is harassment or even retaliation occurring from someone on the property. But both instances, the officers told us someone called and specifically stated it was our apartment that was yelling/screaming, but that was completely beyond incorrect. Now, what does management do about this? ABSOLUTELY NOTHING. She DOES NOT care whatsoever about the police/camera proof OR our work time stamps that prove we are at work.

Another thing, we can’t even make a noise complaint about our upstairs neighbor because she’s friends with the manager and officer, so nothing is ever done, but rather we are told we have to “deal with it because this is apartment living. ” My walls and ceiling are creaking because of how obnoxiously she is stomping her feet and banging things in her apartment. She wakes me up in the middle of the night banging and stomping, and nothing is ever done. However, we continue to be falsely accused of things that are incorrect even WITH proof. Just seems that management has it out for young couples. We don’t feel comfortable, safe, or helped at this location and as a resident paying good money to stay here, we should be heard and spoken to, the same as every other resident, but that just isn’t happening. I’ve waited a long time to say something, but I think it’s time I do. I don’t recommend staying here, especially if you’re a young couple.

The design and prices of this complex looked promising. However, when I called and also visited in person, the Staff were very defensive and used topic avoidance techniques for basic and common questions. The prices they advertise online are only for 15-month leases. If you want a 12-month lease, costs more per month. Want to move in on a specific day, no, only on Fridays. What does it cost a prospective tenant to have their background and credit run which costs them about ~$25 on average to run. $100 per person? Want to move in on the day advertised for unit XY, nope it's not available at that time, only a week later for more money per month.

We had a little difficulty getting approved. Since we moved in though we have had great communication with office and maintenance. My only issue is the parking. Me and my girlfriend live in a 1 bedroom apartment and spend almost $2000 a month, but we are only given 1 parking pass, and 1 parking spot (that we cant share.) If we could get a parking addition with more visitor parking or give every resident a parking spot and pass. It would be a perfect place to live.

It’s a place to live, and the location is suburban and walkable. The best thing about the apartment is this size of the units. There’s not enough parking for everyone which isn’t terrible, but not great. The price won’t stop going up, and they aren’t giving absolutely anything more for it. We regularly get texts about “rules” but won’t get notified of buildings catching on fire or other emergencies. If you move in make sure your unit is updated, because the price point would be offensive otherwise. Keep all of your own documentation! They will absolutely charge you pet rent then on your lease and then act confused when you bring up a pet. I don’t think they have ever hired enough maintenance, these guys are stretched thin and they have to rush to complete maintenance requests even if the job isn’t actually done. Their favorite answer to questions like “when can pest control come help me with a rat problem” is that they aren’t sure… The property has gone under different management a few times. I’ll probably have more updates when i move out, because I’m sure they’re going to charge me for damages caused by the fridge flooding my kitchen or the rat.even though it’s always my items that get ruined when stuff happens. RIP to like 10 towels and 2 blankets. We will see.

We had a really wonderful experience until the management changed. Myranda, the previous manager was amazing. Great customer service. She really cared about her tenants and she was very thorough and friendly!

These apartments are very nice, mine was completely remodeled, however the garden tubs need to go, they are not very old people/handicap friendly, I can see maybe the master one having a garden but then maybe make the other a shower or regular bath. I had surgery and had to go a week before I was able to safely get in the tub on my own. The maintenance can be slow or they don’t show up at all, I have learned the hard way you definitely want to make an appointment so you know when they are coming or they seem to show up when you are gone. I only will give 3 stars because of the maintenance and the lack of parking available here. Whoever designed this complex is a Moran who didn’t think we would ever have people visit us here because there is no extra parking most of the time. Also some of my fellow pet parents are extremely lazy and can’t be bothered to pick up after their dogs and leave large piles of dog poop laying around, most of the time right in front of the freaking dog waste bin! Who the hell does that? Just plain lazy, rude, and inconsiderate. It makes the place look horrible with all the dog poop laying around and makes the rest of us look bad. The apartment complex makes sure we have bin all over with bags to use so freaking use them! The one nice thing besides the look of the inside of the apartments is the trash pickup! I like that you don’t have to go drop your trash in a large container and you don’t have to look at over flowing trash containers like other complexes do. Now if the apartment complex can get a handle on who is not cleaning up after their dog and fix the parking situation I would give them a 5 star. ️

I would like to update my review. Our concerns about the condition of our unit were addressed. The management was very pleasant and treated us with respect. We feel very excited to enjoy our apartment.

Myranda made the process seamless and very pleasant. A true professional and caring person who will go above and beyond to make your life easier. We never had any issues, Very well managed property. Thanks Flats on Chapel for letting us build good friends and memories in here.

Don’t waste your time moving to this place. Took possession of my keys and checked out the apartment. Everything was great. Unit is beautiful!

The problem is their parking policy regarding guest parking. There is only a handful of uncovered guest parking spots. You’re essentially not allowed visitors because there is no where for them to park.

I found this out on the day I took possession of the keys. I wouldn’t have signed the lease had I known about the lack of “guest parking”.

UPDATE! One month and 4 work orders later my A/C unit still won't work. Maintenance is either unwilling/unable to fix the problem, and management is no help whatsoever. It's currently 80 degrees inside my apartment with the window unit they put in running full blast.
