The new management is horrible. Not only do they pack on extra fees, no maintenance has been done nor do they follow the lease guidelines. They are VERY unorganized

DO NOT MOVE HERE Terrible place office staff is very rude especially Sandra. Your stuff gets broken into and stolen they do nothing about it. This past week there has been a lot of cars broken into

Roaches are the worst! Everything that all the others said that gave a 1 star in their post are very true. Manager doesn't call you back. Always issues with online payment. When I moved in 2 years ago, I saw they had a tennis court with no net, but they said they were going to be putting one up. After 2 years there is still no net.

This place wasn’t bad to live in, just a little noisy. I bought a house out of town and had to leave before my lease ended. They seemed so cool about it in the moment, explained my charges and everything (they said they would contact me with the final bill). About a month later, I get a call from a collections agency. Rather than contact me themselves they sent my account to a third party that potentially could damage my credit. I don’t like leaving bad reviews, but that was just a bad business practice and I don’t want anyone else to face those repercussions.

These are the worst apartments in the mesquite area, they have a roach problem, water leaks, the maintenance can’t never fix a damn thing properly. I have been asking for over a year to have my cabinets replaced and it still has not been done. The corporate office does not return calls. Do not move here you will regret it.

The apartments are overall great and Mora in the office is really helpful and reliable! On the other hand response time take a while sometimes and Sandra is kind of rude, wont even greet you before coming at you all types of wrong she seriously needs some people skills.

My boyfriend has been living at forty200 apartments for a year and he just signed another lease the staff in the office are extremely nice my favorite one is Sandra she is awesome and recommend you ask for her. I do recommend this place to stay it’s very nice and no expensive for people on a budget

Have lived here for a month now and I can't get out of this lease fast enough. I started having electrical issues in the apartment one night I called and let them know at 9AM the next morning there were problems. I got a call at 5pm that I cannot use my heat, ac, or tv's due to a breaker issue but they left a small heater for the night. I explained it was 30 degree weather outside and I cannot have my 5 year old sleeping in an apartment with no heat and that the heater they supplied will not be suitable because my outlets weren't working. The assistant manager said that the manager would call me back to let me know if they have a vacant apartment available. Of course the apartment would not be furnished and my daughter would have to sleep on the floor. I told the assistant manager that the manager needed to call me back. I never received a call from the manager until the next morning when I called and explained that if I didn't hear back I would be contacting corporate.
He manager called me and let me know that 1. No heat in 30 degree weather is not an emergency, only an inconvenience.
2. That when I explain that the heater provided is not suitable and the reasons why that I was personally attacking her.
3. My electrical issue was not looked at for 8 hours because rain issues on the outsides of buildings were more important.
4. They could not find an electrician to work on my indoor breaker box because of the rain the day before, but the rain today was no issue.
I can't get a call back from the corporate office (wonder where the office staff gets it from). Absolutely horrible. I dread the next 11 months here.

Editing to add to what is now happening-
January 31st my lease was up. I am now being charged rent for February even though I turned my keys in January 31st. My water bill also magically tripled in price and the office staff refuses to tell me why it tripled, nor send me a copy of water usage for the building compared to the last couple of months. (Water company used to send this to us, Forty 200 got rid of the paper mail and now just updates it in their system so it is not visible to anyone but them.) At this point I'm doubting I will get my deposit back even with my apartment being left how I got it because they are this money hungry. DONT RENT FROM HERE EVER.

The apartments themselves are great, nice area, don’t really have any problems. The reason I’m giving 3 stars is because the leasing staff need to learn how to communicate more effectively with their residents. There have been several times where I’ve tried to stop by the office and they’re never there. I stopped by today 12/27 at 3 pm and the office was completely closed. No notice, no sign indicating that they would be closing early. Their office hours are until 6 pm as per the sign next to the door, but no one was there. Really unprofessional. At least send the residents a text letting us know you’ll be closing early. I’ve been trying to set up my rent with y’all and it’s always an inconvenience trying to talk to office staff.

Stay away read the reviews they are here for a reason, no body will reach out and warn you excepts here read all the reviews they all are the same and true. Office management sucks, never answer the phones, rude, different people and don’t know what they are doing. Very pricey for small area plenty of other options around at same price or less for way better service and quality look else where people highly not recommended

The leasing manager Mora is absolutely incredible! You feel taken care of, she makes time for you and always gets a response for whatever you need. Im so happy she is here! It's been great living here!

These are the worst apartments ever they have a roach problem maintenance takes forever to fix things i literally HATE I moved in I can't wait to move

I have moved here two months ago and it has been great! I haven’t had no problems at all with community or anything!

There is some things that need fixing but Morita has been AMAZING! Any little problem that I have she is always there for me to fix it! I honestly do not know what this place would be without her!

Thanks so much for you’re excellent customer service! Keep up the very hard work you do!

These reviews are horrible I don’t know if some of them are new or old but I’m trying to move here n when I spoke to management over the phone they were helpful n nice I don’t think everyone’s experience is the same i think trouble comes cause The people who stay there bring trouble n it may be roaches because y’all probably nasty n don’t clean up. I don’t think these are bad im going to see for myself.

My truck was broken into last night. They are suppose to have security but he just drives through and leave. Another truck was also stole last as well. New management sucks. Don't move here. Not only that but they left my truck on bricks right in front in one of the office managers apartment. It's funny that they have a contract with towing company but no good security. People dont feel safe here. Car and apartments get broke into daily but the office doesn't care.

I have only been here for a month and have had so many work orders I was told my unit was ready and when I moved in it was tools in my kitchen and bar, stove not plugged in, tub was NOT CLEAN and just painted over doors wouldn't close and plenty more and my 3rd week here my refridgorator light went out and I have to replace that myself because the office doesn't.lastly IF YOU ARE HANDICAPPED THIS IS A HORRIBLE PLACE TO MOVE THEY DO NOT ACCOMMODATE AT ALL.

UPDATE 5 MONTHS LATER

TODAY THEY TURN WATER OFF FROM 10AM TO WHAT WAS SUPPOSE TO BE 5PM PER THE NOTE LEFT ON EVERYONE DOOR here it is FEB 20,2018 8: 15PM and me and my baby aren't able to take a bath hot water is still off not to mention every month I have been here my water bill is more than my electric bill WOW but they ALWAYS have plumbing issues.

I also was told to email then pictures of my tub by the manager did that still no response 6 more months and I'm out of here!
