Other than major road neglect even though we pay a road maintenance fee every month, and laundromat hours are designed for non-workers, 8: 00 am -5: 00 pm, Mon - Fri. So for those of us who work, we're out of luck. Until the park was sold, the laundromat was open 24/7, and we all had a key or code. Major inconvenience. I owe it to possible future residents, I have to mention, that my trailer and storage shed were burglarized in broad daylight as people walked by and said nothing. Another thing I've noticed lately is young people speeding through the park and blasting their car stereos in the early morning hours 12 am - 3 am. This is another issue that didn't exist under prior ownership. It is a relatively decent place to live, due to the relatively low rent price. Although I have a feeling it's going to go up shortly.

It's so peaceful and quiet. No problem with my space lot and I can walk around the park in a safe comfortable area.

Management will steal from you.
Do not work here.

Also it is a flood zone.
Unless you have a boat go elsewhere

If you have another park to put yout trailer, do so. Melanie is no manager. She never answers the phone, nor return calls. She is letting this park get real ghetto. Wont clean the drainage ditch. This place has flooded 4 times this year
But she can sit on that golf cart everyday, talking and texting. Where did she learn to be a professional? Have you noticed the hours are supposed to be 8-5. Not with this manager. Just look sometimes 8: 15-8: 30. And sometimes leave at 4: 30. Let me add, that the new manager, Diana de Luna is worse than melanie. She sent out notices for everyone to clean up their lots, i asked her how you can enforce that, when your lot at 212 opal dr is the worse gehtto trailer in the park. She gave me a 30 day to vacate. Im gone, yea. No more floods, no more disrespectful managers who take care of themselfs. Hey Cameron, the owner, your husband and wife maint and manager team are screwing you bad. Just make a surprise visit. See what time they show up in the morning, and after lunch. The park will never be in the black, only staying in red. Hello Bankrupt Cameron

It’s nice, quiet. New manager in place. Very strict. It gets really flooded there when it pours, so much your gonna need a kayak.

Let me just start by saying I live here. I’ve been a resident since 2019. I never park my car where the basketball court is at because I park inside the driveway of my home. Today I had to park outside the house because we needed to take my husbands truck out of the driveway to pick something up that my car couldn’t take because it’s a small Nissan. I left my car in reserved parking, simply because I would assume reserved parking would be for residents. I left it there because I was going to move it back to my house driveway when we returned home so we could put my husbands truck back. I left my car there at 1PM with plenty of other spaces available for people who needed a spot. I return home at 5: 30 with this notice on my car. If I would have come home to my car towed I would have been furious. Meanwhile there are other cars that have been in the parking lot for days in worse shape than my car and there are no notices on their cars. I would understand if my car was there for more than a few days. But seriously? A few hours and you want to tow A RESIDENTS CAR? What is the point of reserved parking if it’s not for residents?

If you like the swamps this is the place for you.
Management don't care, but they are quick to collect the rent and fine you if you have damage skirting.they claim to be trying to do something, you got better luck on finding a unicorn. The manager is inexperience and not people friendly. These new owners all they do is take and wouldn't give back to the community. The maintenance is poor or non-responsive and quick to blame you. Google Gateway mobile park flooding see for your self.

I've lived here for years and its been good. Only bad thing is out floods once or twice a year.
Edit: new management never calls back.they are never in the office i called thursday, friday, monday, tuesday, wednesday.no answer i called at three different times each day.they don't address any issues.all they did was put up a sign that blocks the view of the road when you try to pull out, put up this tacky white fence, move the mailboxes to the laundry room parking spot where there is no light on them at night and no space when there is more than one person trying to get mail.oh and raise the lot rent.its just lot rent not like they pay the water or trash.this ain't an apartment complex stop trying to treat it as such.and if your going to bully the rv renters by raising their rent then you should change the name of the park.

I lived there a couple of years ago. I was evicted because I couldn't built a storage room fast enough. I kept all my garden stuff in the back of my tuck but that week I had to unload them And I placed them in the patio while I tore down an old storage room that had been there forever and I was loading the junk wood so I could take it to the dump. My things were not all over the yard they were covered with a tarp. I understood the park policies about keeping thing a in storage. That lady Bonnie came by and I explained to her what was going on and she didn't care. All she said was that if I didn't clean up the patio I was going to get evicted in which I did. All I just needed was a little time just so I could purchase the wood to built the storage and re fix the patio. I moved out from my little mobile home in which I invested the little money I had saved. I never missed a payment to The park or The owners. The owners of the mobile were no help so I ended up losing my mobile home and my down payment. The mobile home is still there and I originally bought the mobile home for $12,000.00 which I had already had paid a year on it and because the owners didn't want to be responsible for that mobile home they resold it for $2,000.00. I could move the mobile home because it didn't have an axle.

MELANIE BRAY IS AN AWFUL MANAGER! Horrible & unprofessional. This place is getting more ghetto day by day. It used to be a family neighborhood but it’s become awful. Everyone is putting their house up for sale or moving it for a reason. Nobody wants to pay $500 lot rent and have a disrespectful manager that doesn’t know what she’s doing.

Very nice place. Just to close to refinery. Smells funny. I could only imagine how many people are sick. Beautiful lot kept nice. Just where it's located

I live here. Good neighborhood. When it rains a lot some of the streets flood, but aside, good place to live.
