Andrew was a great help during a recent towing problem that I had. I have run into several problems but the leasing office staff is always kind and helps me resolve them.

My daughter lived here for 2 years and moved out in July 23…. I’ve received email messages that she owes $944 for rent…33 days after she’s turned in keys and moved out. I can only respond or provide proof by email because no one answers the phone. I’ve sent an email 3 times to provide proof that she paid rent in July and still no response. This is highly unacceptable to threaten students and parents with exceptional credit that you are submitting to a credit agency if we do not provide proof or respond…IVE RESPONDED MULTIPLE TIMES!

If you want your kids to be safe, Do not rent from here. This is the dirtiest, nastiest place I have ever seen in my life. They don’t bother to clean before you move in. Everything is in disrepair. The security is horrible. Homeless people are breaking into apartments and wandering around on the property. My son’ room was not cleaned or repaired before he moved in and now they are charging him $548 upon move out. They sent the charges (which were not itemized) almost 40 days after he moved out. Apparently, they sent all people who moved out a bill for things that have been broken. What a joke. Do yourself a favor and look somewhere else.

Waits 36 days to tell me I have 45 days from moveout for a final balance I shouldn't have, plus deleted my apartment account so I have no way to pay. And is trying everything to keep my security deposit even though I documented everything with video evidence

Edit: I'd give 0 stars if I could. Now they duck my calls and don't respond to my emails trying to sort out this false payment they're threatening to send to collections. I'm a lawyer though and documented all of my payments in full and the condition of my room at move in and move out. Bunch of scam artists

Don’t even entertain the idea of living here.maintenance will ignore you and will have u out of a washer, dryer and sink for weeks at a time.trash is everywhere all the time.the apartments aren’t cleaned unless everyone previously moved out.so if u happen to live with someone better hope their clean! Cause lord knows they don’t match people up correctly.the people at the leasing office seem helpful but don’t really do anything.small roaches fill the hallways at night and will come into your apartment through the sink despite it being clean.just don’t even waste your money or time here.

Move in day was 8/19/23. Apartments had not been cleaned what so ever. The up stairs rooms were the worst had a smell of urine and the tubs were black. The complex looked unkept they could have cleaned the hall ways and did a little painting.

Do not move here.
They waited to tell me 1 month after moving out to tell me and my 3 roommates we have a final balance that will be sent to collections. They closed our accounts, so we can't pay. Also, it is very unsafe and disgusting. Finally, they emailed me saying I never turned in my keys even though I did a day prior to moving out.

Lived here a couple months ago but thankful to be free. This apartment is stinky & filthy. Also filled with rats and roaches. The management has refused to do anything about these issues as well as security. A homeless man (see photo below) and his friends broke into my apartment, yet they still have done nothing to close the gates or enhance security. Management here sucks bad and they are only managing when it comes to collecting rent. They don’t do anything but sit in that office angrily and gossip. Goodluck to those that are moving here, it will be hell.

Move in day was a hot mess. First of all which I'm sure other parents will agree, the rooms where nasty, locks to the apartments were missing and they smelled bad. As parents, we would like to think our kids are in good hands but we don't feel that way about Gateway. I hope to be proven wrong. Major changes need to happen as far as cleaning and security.

I just moved here from Oklahoma, they made the move in process very smooth and nice furnished apartments, so far a good place to live!

The worst “student” apartments located in HOUSTON! Unprofessional, rude, convicts, conniving, thieves, and under qualified children working in the office. Multiple break ins alongside and within the complex, no security, rat poop and spider infested hallways, animal (maybe even human) feces fill the grass and walkways. Hallways covered in filth due to tenants leaving trash EVERYWHERE. Broken appliances, mold, water damage, filthy carpets, and gnats are constant issues my roommates and I faced during our stay. Maintenance would enter without approval or prior notice, not to mention the unbelievable cost to live in the dump. The elevators constantly stay broken and conveniently start working once tours are being given, not to mention the constant smells of animal urine in the elevator, there is no working cameras in the elevator or throughout the building. VERY UNSAFE DO NOT SEND YOUR KIDS HERE.

This is the worst student living I’ve ever experienced! I’ve been living here since 2021 and have seen property management and leasing staff change 10+ times in the course of 2 years. Not to mention, they do not notify residents when a new manager is over the property. This is extremely inconvenient as a resident because new rules are put in place with little to late notice and they do not abide by promises or address concerns that have been in place by previous managers. My emails regarding various concerns have been ignored for
months and when I tried to speak to the manager (s) face to face, he likes to act as if he’s too busy to address me. This has happened on several occasions and I felt as if I did not matter. The front gate has been broken for the majority of my residency which has led to an abundance of break ins and vehicle thefts including my own and my visitors. My visitors feel extremely uncomfortable with visiting me as gateway has failed to address these concerns after multiple emails and office visits have been sent notifying them. On top of this, I have had my own car as well as my visitors car towed due to technological faults in their parking app. I was told that I would be compensated but have never received compensation. They are quick to charge residents fees that are listed in the lease but do not take accountability for their own actions. I’ve felt taken advantage of on multiple occasions. Security has not been on property for months. The emergency line does not work if you are locked out of your unit after office hours or if you have any issues after office hours. As far as maintenance they are quick to assist, however my dryer has been broke for 5+ months and the office never replaced it. I’ve been forced to do laundry else where as this has become a huge inconvenience. I’ve also requested pest control for the last 3 months due to a roach infestation that became worst during the warmer months, however they never came and sprayed. Due to my discomfort, I had to fog and spray my own unit, no longer utilize my kitchen/cook in my unit, and can no longer store food or cooking ware in my kitchen cabinets. Residents also do not pick up behind their pets as feces are always in the hallway or in the lawn area. Residents also leave their trash in the hallways which brings rodents and bugs. My unit was also dirty upon move in and had cosmetic damage from the previous residents. The complex is advertised as student housing, however all residents are not students. Elevators are always way broken and study rooms are inaccessible after office hours. I wanted to break my lease on several occasions due to my discomfort, false advertising, and safety however I could not afford to pay rent for those remaining months at a complex i no longer lived at nor could I find someone to take over my lease (yes this is your responsibility). I should have left in 2022 however I was promised big changes for the complex as it was the cheapest option for a student at the time. Overall, I am dissatisfied with my experience living here, feel taken advantage of us a student, and do not feel safe calling this a home. 0/10, would not recommend.

This is the worst possible place to live in. The staff sucks most of the apartments aren’t ready to move in. My apartment wasn’t ready so they set us up in a new one, problem was that the floor was broken from water damage and took them about 4 months to fix and they didn’t even clean after they fixed it. Gnats are a huge problem, everything is over priced and they lied about the pool the pool doesn’t work, it had been shut down for years apparently. The staff is very unprofessional and is lazy to do their job. This place sucks.

If I could leave zero starts I would. It’s ridiculous how they have students living in these condition… no security… cars constantly being broken into.this is the THIRD time in 4 months this has happened and management does absolutely nothing. Gate is always open anyone has free access to the property. Very unsafe. Very unclean. Very unprofessional…. This is not suitable for any student or person to be living here… getting new management will necessary solve this issue (on number 3 or 4 now) DO NOT SIGN A LEASE HERE NO MATTER HOW BAD YOU NEED A PLACE ITS NOT WORTH IT

DO NOT STAY HERE! I am a past resident that has been in communication trying to pay off my balance as I know unpaid balances can be pushed to collections and effect your credit. I was instructed to purchase a money order to pay off my balance which I did on January 3,2023. I handed it one of the employees. Yesterday (April 18,2023), I get an inquiry on my credit that I have something in collections from GATEWAY ON CULLEN! I called and spoke with Tandria and she was very lackadaisical about the whole situation blaming it on "staff turnover and switching to a new system" which does not make sense on multiple levels. My mom called up the front office right after me and my over heard Tandria in the background claim she could not talk to my mom because she was "busy". She just did not want to get rediculed for this DUMB MISTAKE. They FLAT OUT LOST MY MONEY ORDER AND DID NOT TAKE ACCOUNTABILITY FOR IT!

Tandria was a great host for the housing event.caught my eye immediatley as soon as i showed up to the booth and immediatley enganged in conversation, especially with my friend who’s going to law school.

Rats in my unit, consistently just bring traps and that’s it.over charge and too many fees for rodents and gnats to be roaming around.

Have toured the complex and can say that it is probably the best value a college student can obtain for the university of Houston! They have done a wonderful job of providing everything a student needs and even provides their very own shuttle to UH 12 hours a day so that you don’t have to take the train. They are also very kind and will work with you on whatever basis you need. Highly recommend it!
