So I have lived here now since march 18th. I wanted to give time before I posted a review so I could acknowledge the concerns.
1. Hot water/water - I have only had water shut off one day so far this entire time. They communicated it beforehand and told us when it would be back on, water pressure has been good and everything
2. Our office staff is quick to respond and so is maintenance, staff is allll super nice. I worked primarily with Esmeralda and Debby (I think he name was?) and Esmeralda helped us a lot.
3. The environment feels really safe. No one has given us any issues. I guess the only thing is that it’s common for people to keep their dogs off of the leash so that can be a problem for some people
4. Gate has worked the entire time, our gate key hasn’t but we have codes that work. My neighbors are awesome, we really don’t have any complaints. It’s a beautiful spot.

Everyone else’s experience is valid. It just hasn’t been my personal experience here so far.

As I walked through a place that I knew in my youth. Now in my mid forties With tears rolling down my face going through a separation divorce with 3 small kids. THE ASSISTANT MANAGER made me feel safe and made it feel like home again. Thank you Esmeralda Avelar for your hospitality.

I’m so glad we don’t live here anymore. Everyone is right about the hot water situation. We rarely had warm or hot water and sometimes no water at all. They always had someone working on it every week for months so I’m not sure why it was never actually fixed.our neighbors were awful, always yelling and cussing and throwing things against the wall and smoking in their apartment which your not allowed to do and all management did about it was give them a note. Then they charged us a lot in fees when we moved out and weren’t sympathetic to us at all even with all the water problems and they would always take months to come fix anything. Just don’t

My friend lives here and has told me absolutely awful things about this complex. Sounds like management is pretty awful starting with the fact that it took them months to fix their hot water. I was considering living here but after hearing her experience I will defiantly be looking elsewhere

New management seems to be doing their best in repairing and fixing up the property since taking over… It’s been an adjustment but I’m pleased with the new ownership from what I have seen so far… Maggie and Holly have gone beyond to try to accommodate the residents…

Money hungry management that don't care about there tenants trash fees that I did not agree to and they have not pick up any of my trash water charges when it turned off most of time or no hot water and now a gas bill when I'm all electric. I will not be scammed that's what this place is turning out to be. Charge's made and not even informed really Holly the manager who can never be reached. I'm on the frist apartment smoking been here three years Loved the old management but I'm leaving this place staff can't be trusted.

Awful, awful, awful. New management is disgraceful. Do not move here under any circumstances.

Hot water doesn’t work half the time, the heater sets off the fire alarms, maintenance says it’s “normal” and refuses to fix it, the building is falling apart and full of bugs, trash piles up for days with nobody picking it up, management charges random “fees” and refuses to give you an itemized bill so you can see what you’re paying for, they never answer the phones and when they do they’re rude and unhelpful, AND the emergency maintenance number doesn’t work.

Absolutely unacceptable. Will not be renewing our lease here.

I had a pretty serious plumbing issue and after getting in touch with Maggie Ruiz the issue was fixed the very next day. I appreciate the undertaking you guys had with fixing water issues the old management neglected. Very happy to have hot water back! Thank you guys very much

I became a resident in April 2022 and sometime in September new management showed up. Maintenance use to be prompt but since September we have had water shooting up from under the ground, water being turned off with no notification and what’s worse the water does not get hot. I pay rent and can’t even use my water because I have to go somewhere else to bathe. They give all these excuses and using money to build a side wall in front of office but it’s getting cold and nobody should have to bathe in cold water. The parking lot has more steaming water than we do in our apartment because it’s outside. Drive through the apartment complex at night and you will see it for yourself. They said it was a boiler issue but lady in office finally stated they been trying use small bandaids over cracks in pipes but it’s no longer working and causing bigger problems than they expected. She even offered to let me out my lease with no penalties. Now that should tell you not to sign a lease here. DONT MOVE HERE!

The water was once again shut off without notice. I've lived here just under 2 months and have had hot water for about half the time.

UPDATE 11/7: Good news is at least they communicate most of the times water is turned off now. The bad news is it has been turned off a 7: 50pm this evening and apparently will be turned off twice more this week. So basically if you don't consistently need water. Move on in.

UPDATE 11/8: We have now been without hot water for 23 consecutive hours so that's fun. Management says to call or email them with any issues.oh but they're closed today and didn't happen to inform the residents. We have not had on-site laundry for 3 weeks and when it did work you had to walk through feces covered grass or mud covered sidewalks in order to get there. The sad excuse for a dog park looks to not have been cleaned in.years.

I understand new management had an uphill battle when they came in but it seems they care more about responding to reviews and posting false 5 star reviews as opposed to fixing anything.

Oh but hey move on in.

This is absolutely the worst place you can live. Starting off with false advertisement. They are ridiculous fees and unknown fees that will not be shown on your rent statement.
The new management is the rudest, most unhelpful, management ever.
We have not had water here for about one whole month. There is cause constant shut offs without any notice or updates, like promised. It is almost unbelievable. Management is not doing anything to help. I advise anyone to not live here. I will not be renewing my lease and I hope many others won’t either.

If bare necessities are important to you, like water, I would advise you to not live here.

I would give this place negative stars if I could. I moved in here during the summer, and had no working AC during. Had to call and basically harass the office to get anyone to come work on it, and when they did, the employee they sent told me nothing was wrong. It took many more calls to the office and a few weeks to get a different employee to come fix it.

Things have only gotten worse since the complex was bought out. No hot water, if the water even works at all, which is rarely. The new staff is rude and dismissive, and refuses to fix the glaring problems with this complex. There has been steaming water spilling out into the streets for months, and I've only seen a single employee working on it for a day. The laundry facilities are trashed, dirty sitting water in the washers, the building itself is disgusting and clearly hasn't been cleaned in years.

Instead of fixing these issues, the new owners have implemented absolutely useless "services". For example, pay an extra 60 bucks a month for a 'valet trash service' when the dumpsters are ten steps away from your porch. Ridiculous. Who thought that would ever be a sane idea?

I digress, this place is a total scam. Avoid like the plague.

I try my best to refrain from giving one star, however, there are a plethora of issues that need to be addressed here.

The old management was fine. The new one is having a lot of issues. Their response system to issues is very subpar.

First and foremost, hot water. This issue has been going on for several weeks. Almost everyday a generic email with “we apologize for this inconvenience” is sent out while no visible progress is seen. The parking lots are stripped with pipes exposed and fluid has been constantly leaking from them: for weeks. Occasionally we’ll see 1-3 people working at once and you’ll only see them within the hours of 10-5.

The phone number they have been providing on every other negative review here does not work. They have very poor communication skills and dismiss tenant problems.

The utilities are very high. For a mediocre apartment complex the price for gas (for heated water that isn’t even hot) water and sewage is quite unreasonable.

Unfortunately the list does not stop with the cons. Will provide another update after I hear back from my lawyer.

I do not recommend signing with them if you value some degree of decent service from the management.

Update: Hot water is working and communication is getting better! Things are on the mend now that hot water is working!

New management is awful and no hot water. I just had to take a spit bath because the water is too cold to shower. Haven't had hot water since they took over end of September. They turn it off some days to try to fix all the leaks and some days it is luke warm, but not hot like it used to be. Save your money and move somewhere else. The corporate office doesn't reply back to any of your messages either. I have a full excel sheet of all my contacts with them and practically the only time I got answers was when I went into the office. When you don't have a basic need like hot water it really makes you think they really could care less. Wonder how they would feel if they lived here.

I can confirm the other reviews about the water situation is completely true.

I've lived here for almost a year and the property seems to have different morale when new management came in. The old management team answered emails a bit more promptly.
I don’t fully understand the stress of their jobs, so I’d recommend giving them like 2 days to answer email. Send a second email if it hasn’t been answered.

Maintenance:
•my maintenance requests are ALWAYS timely. They come the very next day or the same day I make a request

I would not recommend you lease here because of the "fixing of the water", especially for those who have younger children. It makes it difficult to wash dishes, cook, and do laundry. However, if this is where you desire to stay, I’d probably wait until the water issues are fixed.

I was charged about $45-$50 of more than what I usually paid because of this water situation and was not notified in advance.

Be prepared to smell weed through your vents. For some reason people think it’s okay to smoke weed in an apartment & disrupt the comfort of others

My personal opinion, rent is too high for the quality of the apartment, but honestly rent is high every where

I pray and hope more residents share their opinion of their stay!

Do not move here. My experience has been awful. As new management is rude and not helpful and water pipes are busting from the parking lot. As you drive thru your hot water. Cause you don’t have any hot water in units. And they expect me to put in 60 day move out and pay. When hot water is considered an essential. I don’t see this being fix within a year. As one pipe gets fixed others break. And no one has been here in over a week to work.

2 years here and never had a problem. New company takes over and can’t even get anyone on the phone. Holly the property manager is terrible. Literally does the opposite of what she says. Unprofessional and lethargic. Been calling for over a month to no avail. Calls corporate with the same type of response. A week to get a call back. Phone lines don’t work now. They literally raised rent because of an accounting issue the previous month and didn’t let anyone know. Would give a zero star if I could. Just a terrible experience now.

Oh and all the reviews about Lana and the team is true, except the new company fired everyone when they took over and didn’t let them tell any of the residents.

Update 11/29/22
Phone number they leave in reviews does not work. Bot answers their main line with no follow up. And now there’s homeless people living by the creek. Some of my neighbors told me that they caught some of them peaking into windows late at night while walking their dogs. Exit gate by the gas station does not shut fully.
