I am a leaving resident of the wonderful high oaks apartments and their wonderful location. My family always felt safe and the property was always clean. The office staff has always been extremely helpful and kind to my family.

I moved here in 2017. I was a little nervous, since I was moving from an apartment that I lived in for 10 years. It's been six years, and it has become home. Maintenance issues are taken care of in a timely manner. Front office is courteous and helpful, when I needed assistance. And grounds are kept up.

If “landlord special” was a place, High Oaks would be their poster child.

This complex is falling apart. These buildings are so dilapidated and neglected. I knew it was an older facility when I moved in, but the fact that these places haven’t been updated in probably 20+ years is unacceptable. I had 3 water leaks on my ceiling within 11 months of living there. The unit I received was nothing like the unit I was shown. As a quick note, I was not even shown an actual unit, only a video of the model unit since they didn’t have a single floor plan to show me in their 38-building complex. The same particle board cabinets that were probably installed in the 80s are still in the units, just covered in layers and layers of paint and dust. Almost everything in my unit had water damage. Floor boards, walls, and baseboards are warped. The cabinets had bubbled up water spots all over them and were crumbling at the bottoms. Upon moving in, I discovered a huge gap in my door frame where it looked like the door had been kicked in. Instead of replacing the broken door frame, it was just patched over with wood filler and foam. When I voiced my concern with the office about the safety risk this damage posed, I was met with unsympathetic excuses saying they would take care of it when they could get to it. The huge sliding glass doors are single panes, have no weather stripping, and don’t close properly, so be ready for $150+ electric bills in the summer. The smart home feature the installed glitch all the time. You will be locked out of your house, and you cannot control your thermostat like advertised. You will be paying extra money every month for a smart home headache. None of your plugs will say plugged in. The sockets are so loose and spark. I’m surprised there hasn’t been a fire.

The office staff at High Oaks continue to be some of the most condescending and disrespectful individuals I have met with. The community manager Brooke does nothing but push excuses at you and make empty promises. Her condescending attitude made me hate even having to go to the office to speak with someone. The nicest and most prompt response you’ll get from the office is their reply to your review online, otherwise they will never talk to you. You will have to go to the office to speak with staff, as no one answers the office phones or responds to voicemails. The worst by far is their staff member named Dominique. She has one of the worst attitudes I have come across and is extremely disrespectful. Caleb is the only saving grace when it comes to office staff. He is always nice and wants to help.

Maintenance is a joke. They come days after you place a work order, and near my move out date, they emailed everyone letting us know that they would only be taking care of emergency requests, and other requests would have to wait until an unspecified date to be addressed. The office contracts help for minor construction repairs, which would be fine if they cared at all about the property and its resident’s belongings. During the process of fixing my three roof leaks, the workers failed to lay down tarps while painting the ceiling, thus ruining my arm chair and area rug. I reported this issue to the office, and they seemed to blow off my issue. In response, the contractor entered my unit to try and “fix” the problem, without my consent, and proceeded to dump paint thinner on the chair to try and get the paint out. I was compensated for the damage, but this shouldn’t have even been a problem to begin with.

The only pro for this complex is the number of parking spots. You never have to worry about finding parking.

The area this complex is in is turning into a dump. There are homeless people roaming in the parking lots, and abandoned vehicles parked everywhere, leaking oil, and the complex just throws kitty litter on top of it and never deals with it. The area is convenient, but it’s not worth the headache of worrying about your car being broken into. For your sanity, please do not move here.

WORST PLACE TO STAY!
WORST SERVICE EVER!
1. Service for repairs is very slow. They might literally take a weeks/months if it is on High priority.
2. Never do any Deposit to High Oaks as they will not refund for months and even if they refund, they will not refund complete amount for sure even if the apartment was left in a good condition.
3. No gated community.
4. Receptionist always say they will get back to us for any service we ask and they will never get back to us.

I lived at High Oaks for 4 years (2 years in one of the smaller one bedrooms, and I then transferred to one of the bigger ones for 2 years) and I loved it! The front office are always helpful and never hound you. I've lived at so many complexes where the front office would annoy everyone with random, unimportant things. High Oaks left me alone and never contacted me about anything not concerning me or my unit. Yes sometimes they're hard to get a hold of, but they're an apartment complex and they obviously have a lot of people to take care of. The area is really great too! 15 minutes from down town, and 15 from Round Rock. All my appliances from both units worked great and I rarely had to contact maintenance, but when I did, they also did a very good job. I have a small dog who gets very nervous around strangers and maintenance made note of that and made sure to take that into consideration when entering my unit. The only reason I gave them 4 stars instead of 5 is because I feel like for the money I payed, the apartments would be a bit nicer. When I first toured the complex, they showed me a demo unit that was newly renovated. They told me upfront that mine wouldn't be like that but I still feel like I payed a lot for what reminded me of my cheaper college apartments. Either way I'd recommend it! It's the only apartment complex I can say I'll miss. I loved living there and I'd move there again if life brings me back to that area!

Worst apartment viewing I had was here, by far. They had no 1-bed floor plans for viewing (weird), and then sent us on a self-guided tour for a 2-bedroom apt (weirder). They told us to call a phone number when we got to the unit such that they can unlock the door for us remotely. Noone picked up, so after a while we just left. If that's how they treat future residents on a booked tour, I shudder to think how they treat their residents after moving in. No thank you.

This place is by far the best apartment I’ve ever lived at. A lot of the reason for that is Caleb H. He is so kind and helpful and all around such a great leasing agent who has made my experience living here 10x better. The maintenance staff is super responsive as well and everyone in the office is willing and eager to help. 10/10

Nice location, close to everything but still quiet. My only complaint is the green pool. Really want to go swimming because it’s been over 100 degrees for weeks but I’m afraid I will get some weird disease if I get in the pool.

Well first I came to this complex last minute after I had a terrible experience at another complex. I came in and talked to Caleb and HE WAS FREAKING AMAZING.this guy knew his stuff! So helpful showing us around and gave us so much helpful information. He turned my mindset around so quick and got me so excited to live here! Come in and ask for Caleb and you won’t be disappointed

You have good staff at some establishments but then you have exceptional staff at High Oaks. Brooke and her office team are highly responsive and communicated effectively to resolve any issues. Especially Juan’s maintenance team, jumping into action when needed. I really want to highlight their ability to rise to any occasion and get the job done.

Writing another review so people know to stay far away from these apartments!

It is currently 6: 27am and after working an overnight shift.my keypad and door will NOT open. Called the emergency maintenance line yesterday (7/1/23) evening.they said someone would be out to help. Of course upon returning home at 6am no one came so I’m currently 8 months pregnant with no where to stay besides a hotel and the office will “reimburse” me which I don’t believe would ever happen. PLEASE read the other reviews, this property is the worst place I’ve encountered! Stay away and don’t let the “cheap” rent trap you into signing a lease here.

Possibly the worst experience I’ve had, has been at these apartments. While the area is good, between the different restaurants and shops that are nearby. However, the units themselves are in terrible condition and in need of some MAJOR remodeling. The pictures on the website are not how any of the units look. Since being here, I’ve transferred from a 2/2 into a one bedroom unit that has old appliances with cabinets that look like an animal has chewed on them. On top of that, the maintenance is spotty. I’ve been given the run around as for when completion is expected on different issues. The apartments are just not what a person would expect, especially given the rent you pay. I wouldn’t recommend this place to anyone, can’t wait to be done with this property for good!

I still have yet to be contacted by anyone of management for the property. Since the original post, they’ve installed keypad locks + touchscreen thermostats both have come with a plethora of issues. On top of that, my ac unit has not worked properly for the last 3 weeks, I’ve had a bunch of back and forth communication with multiple office employees but no real help. **STAY AWAY FROM THIS PROPERTY! **

I lived at High Oaks for a year and had a very positive experience! Caleb is THE BEST and was so helpful and caring from the very beginning. He always remembered our conversations and went above and beyond when I needed help with various things.

Though the units can have an older feel to them, I was fine with the painted cabinets and happy with the new laminate flooring. I never had an issue with my older dishwasher and fridge and even had a new oven and washer & dryer when I moved in. I felt like Maintenance requests were always responded to quickly. My AC went out and when I called management they fixed it within the afternoon. They keep walkways clear and pools were mostly clean. I do wish they would have enforced the pool rules like music/smoking/non-resident use, as well as improved cleanliness and quality of equipment in the gym-it's all very basic but I knew this before I moved in. I lost power this past February for six days, that was rough, but having a fireplace made all the difference!

I moved out about a month ago and I felt like they were very fair in what I got returned for my deposit. I always felt safe here, neighbors were pleasant and I loved the area, you are close to so many great things in the Arboretum! It was a sweet home for me this past year.

My experience at this apartment complex was absolutely delightful. The staff was friendly and welcoming, ensuring that I felt right at home from the very beginning.

Great location, maintenance staff is super helpful. Can be pricey without a roommate but that’s true for all of Austin.

Move-in experience was GREAT!
Caleb Henderson is they guy you need to ask for! He gave us the tour, then answered my questions for months, got everything together for our lease sign and moved us in smoothly. He will do anything he can to help and never promises on something he can't deliver.
