"It is the worst apartment ever. I strongly advise you not to make the mistake of renting there. They are very bad at addressing any complaints or fix any issues. They will always give you empty promises, but they never deliver. There are no washing or drying facilities available, and the internet frequently goes out. Water leakage is also a common problem, and despite repeated complaints, it takes them more than a month to fix it. They are also terrible at handling written applications, and they always manage to lose important documents. They even lost my leasing document, and it's been almost a year since I have not received my deposits back. Very few people are living, probably that arrived there accidentally. I'm pretty sure that one day, no one will live there- due to the poor management. "

My daughter lives in these apartments with her now three children from oldest being 3 and youngest being 2 days old. I was at her apt when her hot water went out on Nov 17th she was finally able to get someone to come out after going to the office EVERYDAY on Nov 21st this is also the same day she went into the hospital to have her baby! I stayed at her apt while she was in the hospital and by Wednesday evening less than 36hrs later she had no hot water again I've call the corporate number and left a message I've called the office they can't take no more messages and they're closed til Monday my child has to be without hot water and boil water to bathe her kids. What happened to emergency cases!?

Hello, I'll provide some details about situations/cons (some pros) to living here. If you don't want to read the entire review, the key recommendation is: Do NOT LIVE HERE.

Disclaimer: This review is based on my own opinion/experience. I wanted to share my perspective/experiences to ensure other people don't make the same mistake I did. If I could rate less than a star, I would.

Overall:
- You get what you pay for. Cheap prices = mildew smell, old apartments/cabinets/ appliances.
- Generally unsafe area with crime. (Mailboxes broken into and gun shots heard)
- Apartment Staff: overall VERY POOR communication and short staffing. Management/workers rarely reply to emails or answer phones. I had to go directly to the office to get updates/sort issues.
- Staff does not communicate timely updates or changes with tenants (ie.did not inform tenants of rat infestations/mailroom burglary and mail displacement).
- Billing System: Awful. I would check my statement and every month I had a discrepancy with my bill. Staff had to manually adjust and remove additional fees.
-Maintenance: Medicore. They came to fix a couple of things, but didn't fix ALL the issues I noted in my intial move-in sheet. (Ex: fire alarms did not work).
-Locations: PRO. Apartment complex is very close to campus (10 min or less) & has a bus stop.

Other inconveniences:
- Leasing team was friendly at the beginning, but there were some discrepancies with my move-in date. Management tried to charge me extra $$ and blame the mistake on the initial leasing agent that set up my paperwork. They were not willing to work with me, or verify my paperwork, and they didn't apologize. The additional fee was only removed because I brought a paper copy of my lease and noted what was physically WRITTEN in the lease agreement.

-Electronic/ papercopy of my lease was not provided to me through email or the tenant portal. I had to remind them to send the document, which they eventually printed out, but never emailed.
- Did not return security deposit w/in 30 days. I had to call them SEVERAL times and I am still having issues 3 months after I moved out.
- Inventory sheet and welcome information was not provided the day I moved in.
- Carpet was dirty and mailbox was not ready until 2 weeks after I moved in.
- Door lock & key were not changed by the time I moved in.
- Poor air circualation
-Washer/dryer facility on complex does not work
-Pool never cleaned and accessible

***RAT INFESTATION: ***
I heard RATS squealing the first night I moved in (June). I sent my complaint to the staff with pictures of rat feces AND a video of the squealing/scratching noises. The staff were not empathetic at all and said they "don't have any units" to temporarily move me into. No alteratives were provided to me. I had to walk into the office and speak with the staff directly because they did not respond to my emails. Nothing was done until mid-July and the rats were still present until I moved out in August.

-Generally UNSAFE area!
Mailboxes were broken into and tenants were NOT notified that mail was stolen/rerouted to Bryan-College Station Postal Services.
There was also a shooting that occured on the complex, which the office did communicate via letters.

DON'T WASTE YOUR MONEY!
The people in the office do not communicate. It's taken over two months for them to fix our mailboxes. They knew our mail was being returned and to this day have not told the other residents ANYTHING. I had to find out from the post office.
So now, we can't get our mail, can't use the laundry room, can't use the pool, AND they lost our security deposits, AND they won't fix anybody's AC. But they still expect us to pay the full rent despite THEM not providing the full SERVICES. These owners are money hungry slum lords who shirk off any responsibility for this complex. Then they replace the office staff every few months to make it seem like they're changing things but they're not.

Worst Apartments I've lived in 3 different companies have bought this property this new one blames the old why stuff hasn't gotten fixed no pool for summer no washer and dryers going on over a yr already shady ppl

Don't even bother trying to apply to move here. They claim 24-48 hours for application processing, then take much longer to actually get things processed. After repeatedly trying to get updates on an application during office hours (though nobody was in the office within the 9-5 window when I stopped by), they informed me (after I initiated calls) that my application was denied after receiving multiple emails to create accounts as if I had the unit I applied for. Was told flimsy excuses of the office having been closed for two days as to why my application was delayed (though they have another office to work from).

Update (9/21/23) : After advertising a promotion for 0 application fees on 12+ month lease applications, they will still try to charge you and hire a debt collector to collect fees for alleged "debt" owed to these completely deceitful liars. Don't even bother with this complex or else they'll try charging you for things you don't even owe when you aren't even a resident.

HORRIBLE! Im only giving 1 star cause that's the lowest. Zero is still way too many. This place doesn't deserve to have stars anywhere near its name. I have lived here for 3 years now. I never really had many issues until this last 8 months. It has been a total NIGHTMARE! We have rats the size of toddler humans, nesting and invading our apartment. Just last week my husband was making lunch for our kids and had 2 rats jump at him out of the pantry. We have put in maintenance request after request and nothing is being done. My AC has been broken for 12 days now and it seems as if that will never get fixed as well, considering when I call everyday for an update they act brand new like they've never heard from me before. And that's just the worst of the problems. The list goes on trust me. Best advice. STAY AWAY FROM HOLLEMAN OAKS!

I am a resident of Holleman Oaks, now managed by Capstone Real Estate Services, and I feel compelled to share the appalling and unacceptable living conditions I've been subjected to, in hope that others may be spared this horrendous experience.

The building is visibly deteriorating with structural issues such as holes in the property, leading to a severe rat infestation. The haunting sounds of rats scurrying through the walls have become a nightly ordeal, creating a distressing and discomforting environment that is far from a place one can call home.

Further exacerbating the issue, an adjacent unit has had a missing sliding glass door for over a year, posing an alarming security risk, and a testament to the neglected maintenance of the building.

One of the worst experiences has been with the building's laundry facilities. Upon moving in, I was met with the disgusting sight of maggots in the laundry machines. A year later, while the maggots are thankfully gone, the machines remain inoperable. The lack of basic amenities is reflective of Capstone's negligent management and disregard for residents' needs. Not to mention a pool that hasn't been open since I've lived here (well over a year).

Moreover, the pest control service, for which residents pay $15 monthly, only covers bugs and not the significant rat problem. This highlights the management's detachment from the property's dire condition and their failure to fulfill basic responsibilities.

The turnover of ownership has been constant, with the current management being in place for over two months. Yet, the persisting issues remain ignored and unaddressed. It is the basic responsibility of a property manager to provide a safe, clean, and functional living environment, and Capstone Real Estate Services has failed us on all counts.

Regrettably, my experiences with Capstone have been nothing short of a nightmare. Their negligence has not only impacted my quality of life but also raised serious health and safety concerns. Their failure to address these issues promptly has left me with no choice but to consider legal recourse and official complaints with the local health department and building inspector.

I strongly advise prospective tenants to avoid properties managed by Capstone Real Estate Services. Their negligence and lack of responsiveness will leave you with more than just a roof over your head - you'll be saddled with stress, discomfort, and an unending list of issues that seem to be brushed under the rug rather than dealt with professionally and promptly.

I hope my review spares others the distress and disappointment I have endured.

Big HUGE RATS! The rats will literally take over your place. It’s disgusting and nobody told me nothing! DO NOT MOVE THERE it’s horrible I couldn’t sleep there, have groceries there nothing the rats don’t show up til after u are comfortably moved in! People need to be aware and Pest control told me after catching over 20 rats in my apartment within a week that I needed to move! Break my lease or whatever because it was no end to how many are there just in that building! They moved me to another apartment after 3 months the rats started tearing threw the walls, under the base boards, the stairs, under cabinets getting in and staying! Making NESTTTTT! Do NOT move there the whole complex needs to be tore down!

This place is a freaking joke. Their maintenance is poor, management is non existent when you need them. They expect their residents to troubleshoot everything when that's not their jobs. My mother in law lives here and it's the worst experience ever. We have reached out for months to get the ac fixed, to get the roaches removed and the rats and yet nothing ever gets done. It's to the point where it's unhealthy to live in there. I will be contacting health services since the apartment complex can't do anything

I've been calling for 8 months and they don't answer. The only thing I want is for my deposit to be returned since I am not living in those apartments. I wanted to live there but when the truth came they didn't give me the apartment 8 months ago since it had burned down and I had to get my rent elsewhere. The manager said that she was talking to the corporation and she told me that the other month they would give me the week then in two weeks.and then she told me that they did not answer her. And it is not fair to me that they do not want to return my deposit of 500 dollars.and something unfair that they know that I did not live there and did not use the apartment

I have been living here for a while now, complex seems to keep changing management; you’d think that’s good, however, since the new management took over they have taken to renovate the outside of the buildings without taking priority to the already existing issues going on in the complex. The amount of units that could use some work (broken ACs replaced by window acs, broken windows and sliding glass doors etc) is crazy. In addition, laundry room is gone and I say gone because it hasn’t been running/working in MONTHS. Moved here because location and Amanities they offered (laundry onsite being a big one) and now it seems like it’s permanently gone. Management should revise their priorities or their pricing considering now the amenities they offered are incomplete.

Worst apartments. No ac for over 6 months in the dead of summer and they lied to me saying the a.c we’re on top of the building. So they needed to rent a machine to lift. FYI they are on the ground and their a.c guy only “repairs” no replace smh
