Do not entertain any offers from this broker/hedge fund. They offered a quick closing and over asking, only to ask for a $40-60k reduction after inspections are complete based on a missing GFCI plug or gutters drainage to short, or from unlicensed electrical inspectors. Totally unjustified price, meanwhile your house is off the market. They offered $237,000 but reduced it to $180,000 situation, only to strong arm sellers into selling. It’s definitely a very unprofessional broker, very rude offers especially wording, like “we are moving on”, “we do not play games”, “you only have tonight to decide” if you don’t sell at this price. As you can see, I didn’t bend to their game, I don’t want anyone else to fall for it either.

Very poor management of their properties. I live a few houses down from one of their properties in Frisco. The house and fence are falling apart, they didn't mow their grass even once until the city came by to have them cut down 2 ft high weeds. The tenants in the house are 4-6 young men that still have their cars licensed in Arkansas despite having lived there for 4 months. They have trash in their yard constantly and do nothing to try to blend in with the homeowners in the area.

We used this realty to sell our house. Our agent was Parker Wood, who is in charge of their brokerage. Throughout the process of the sale, things went fine. There were hiccups here and there, but nothing crazy. Responsiveness from Parker was sometimes hit-and-miss. However, he sold our house and explained the process to us well throughout.

Once the sale was final, it was radio silence. We didn’t have any communication reciprocation from Parker at all after our closing. No congratulations. We had a leaseback agreement with the buyers and were owed our leaseback deposit back after vacating the house. We reached out to Parker multiple times on getting our deposit back, and were just ignored.

I eventually reached out to the buyer’s agent myself after looking up her number on our closing docs. I told her about the deposit, and within 2 minutes she responded, then within 30 minutes confirmed a check would be sent. It’s pitiful that the buyer’s agent was more willing to resolve the situation than the agent we paid to represent us.

In this market, we chose this realty because of the fixed rate fees in lieu of a traditional 3% commission. I suppose you get what you pay for. I will not use them for my next real estate transaction.

Agents and sellers - be cautious on offers from this broker/hedge fund. They offered a quick closing and over asking, only to ask for an over $40K reduction after inspections - which was not a justifiable number. They won out in a mult.offer situation, only to try and purchase a home WAY under market value. We feel that it was very much a bait and switch situation and has caused the seller to lose out on other offers.

Sheldon with Josh DeShong Real Estate made an offer $20k over listing price, then came up with a story about bulk insurance rates changing and lowered his offer to $20k below listing. Meanwhile, I missed out on multiple interested parties who couldn't view the home because it was under contract. This is a poor business model and I would strongly advise any sellers to use caution if they receive an offer from Josh DeShong Real Estate. They are a scam and tarnish the image of the industry.

These guys are a scam! Do not accept any offers from them if they offer to buy your house. They come in at full price and then come up with bogus information to get the price down. They will cause you so much stress! Please run!

My husband and I worked with Josh Deshong Real Estate LLC over the summer of 2021 when tasked with selling our home, and we were fortunate enough to be placed with Michael Dobbs as our listing agent! Michael was thorough, professional, accommodating, and most of all, kind. This was our fist time selling a home and Michael made it so easy! Even the rough spots seemed effortless as Michael worked to ensure my husband and I were not only taken care of, but in the know during the entire process. We would highly recommend JDRE and Michael Dobbs if you are looking to either sell or purchase a home! You will not be disappointed.

We had a fantastic sales experience with Michael Dobbs of JDRE. His use of the firm's unique "backward prospecting" algorithm helped us come up with a listing price that not only resulted in multiple offers within 2 days, but with two offers that were significantly above list price and with multiple concessions! Not to mention the $3000 listing which saved us thousands at closing instead of the usual percentage! We closed seamlessly in about 36 days and couldn't be happier! Thanks again, Michael and JDRE!

He was great with guiding me thru preparation of the sale. Showings were handled well and the contracts reviewed with me throughly. His expertise in this market is really was apparent while he negotiated with the possible buyers. Thank you Michael!

Megan is an outstanding representative for Josh DeShong Real Estate. Our house was on the market and had a contract in 12 days. She was always available to answer our questions and contacted us immediately each time we needed her. She has an incredible work ethic and follows through with every detail. Megan kept us fully informed during the entire process, from signing the contract, through inspection, appraisal, negotiations, to final sign off. When I approached Josh DeShong Real Estate to sell my home and purchase another I made it clear I wanted an agent who was easy to work with, responsive, professional and knowledgeable. I got everything I had asked for in Chris English. Chris listened to everything we wanted and was very proactive. He wanted to list our house for more than we thought it was worth and I was afraid it would linger on the market. So glad we listened to him, it sold for about 97% of asking in a week. On the purchasing side, we had some very specific requests and Chris found us the perfect fit. We were looking for a liveable fixer upper with a really agressive upside and Chris got it done. In addition, his knowledge from past experience as a construction estimator was invaluable. We also just enjoyed spending time with him and connecting on our mutual admiration of midcentury modern architecture. I know Josh DeShong has a great overall track record, but if you are selling/buying in the DFW area, I strongly suggest you ask for Chris English. He is top-knotch!

So I looked at there website and thought wow this is great deal to sell my house. $3000.00 flat fee. Well when they called its not quite the story. I would call it a bait and switch. Your house is too expensive so we don't offer that service. We are going to need to do a percentage. I would just say that if its too good to be true then make sure you know what they are saying.

We used Adrian Velasquez as our realtor and he went above and beyond our expectations. We had a solid offer on our house within a week and worked hard to make sure we got the best deal for our family. He is very professional and experienced in the real estate business and I would highly recommend him for any realtor needs you may have!

My husband & I interviewed several realtors before choosing Josh DeShong Real Estate. Parker was professional, friendly, & gave advice on how to best update our house. We got a contract after 5 days on the market. Definitely would recommend this company.

We were interested in a home that had been on the market approx. 120 days. We came in with an offer to Devin. He took 24hrs to get back to us with a counter. Our realtor was telling Devin about some repairs that the home needed. Devin admitted that he had never been to the property he was selling. We made another bid. 24 hours later he told us that our offer wouldn’t get the home. We decided to go with his counter offer. He then informed us that another party had made an offer and that they had taken their counter offer. Devin told our realtor that he’s only making $900 selling it and that if we liked the home, we should have just gone with the listed price. Devin had told the other party that we were bidding on the home, but he did not tell us there was another party. This put us at a big disadvantage to negotiate a deal as we were negotiating based on no other bids and length of time it had been listed. 24 hours later he told our realtor that we could place a best and final offer even though they had accepted the other party’s offer. I didn’t find this to be very ethical. For our experience with Devin Aguilar, he was negotiating over the phone on a property he had never been to in person, took 24hours to respond each time, and told the other party that we were bidding, but failed to let us know until after we said we’d accept the counter Devin provided. Well, we made a final and best and true to form 23hrs and 45min later he texted back and said he was going with the other offer. I have bought many homes with my family and this was by far the most unprofessional I have ever seen or heard of when I tell others the story.
