Katy House Bed & Breakfast, Smithville TX

What a wonderful weekend our KOZ group had at the Katy house. The accommodations were the best, and the food was absolutely amazing.

This is the MOST INCREDIBLE PLACE. We just spent the most romantic Valentine's Day ever there.
Tiffany is the warmest, most attentive hostess. She brought us wood for the fire pit, started it, and then gave us s'mores making material.
We stayed in the Conductor's Quarters, which was really nice with a small eat-in kitchen. It had the most modern electronics, even a sound making machine with nine different sound options.
The structure is in out of this world condition. They have exquisite attention to detail.
The breakfast is unbelievable with Texas pecan roast coffee.
They were awarded the Best Breakfast in any B&B in Texas by the Texas Bed & Breakfast Association in their first year of membership.
Tiffany is our new best friend.
If you are going to stay at any bed and breakfast in Texas, stay at the Katy House!

The Katy House is a very special and unique place. The house is gorgeous, meticulously decorated and impecable, but what mainly differentiates this place is how it’s owners make you feel at home, and the attention to details. Breakfast was delicious and served in an antique china with white lace line napkins. It was like traveling back in time <3. Thank you Tiffany for sharing with us your story and your house!

Katy House is a true gem! Tiffany is the most caring and accommodating host I've ever met. Her heart shines in every personal encounter, and in every detail of the space. Can't wait to return! Nice escape from Austin.

We stayed for our wedding weekend and it was the best. When Tiffany showed us our room it was decorated just for us! It felt so special seeing the Mr and Mrs signs along with some bubbly to celebrate! Each day the breakfast was incredible, the blueberry pancakes were the best I’ve had! Tiffany and Shelby were also more than happy to make more if needed. The rooms also look exactly like all the photos and the entire home is a real charm. We cannot wait to go back and stay!

This is the place to stay for that small town experience. They are located in the historic district and within walking distance to the Main Street shopping and dining district. They have an award winning breakfast and one of the sweetest inn keepers around!

If you are visiting Smithville, staying at Katy House is a MUST! Beautiful property, impeccable amenities, walking distance to downtown and the most gracious hosts. Tiffany and Joe offer an above-and-beyond experience as well as award-winning breakfast!

Not sure I will have all the words to express how very special our stay was at the Katy House. My daughter, two friends and I stayed there to celebrate her 16th birthday. What a beautiful and special weekend for us! I’m thinking we should turn this into an annual birthday tradition. Tiffany truly has the gift of hospitality and the Katy House is such a wonderful place to relax and refresh. We loved being within walking distance of all the great stuff in downtown Smithville. Five stars and more!

Great place, I have never stayed at a b@b before and this was my first experience. The rooms were cozy and comfortable. We had a little trouble getting in the main house for Breakfast but it was only because we might have been s little late to Breakfast. The cinnamon rolls were amazing along with the rest of Breakfast. I highly recommend the Katy house.

I stayed at the room with a big tub and it was a really nice room. For breakfast we had biscuits with maple sausage gravy that I haven't been able to forget about since we went. And this was 2 years ago!

My wife and I go to COTA quite often and to be up front, staying in Austin has become a big hassel, we met Tiffany the owner of the Katy House and decided to stay in Smithville and just go back and forth to the track. Our cottage was Clean, Quiet, and so relaxing! The drive to the track is about 30 minutes on surface roads simple and easy with great scenery! At the end of day we couldnt wait to get back, great breakfast in the morning. AWESOME! The local restaurants are also outstanding!

What a gem. So glad we found this place. Definitely a great alternative (and more fun) than staying 20 min away in Bastrop.

Are you tired of busting your hump all day every day in the gritty grind of the City? Do you need a break from the grime, the noise, the pollution, the urgency that come with living in a major city? Do you just want to get away and have some down time to escape for a few days? Do you want the perfect place to stay to experience small town hospitality? If you're thinking 'YES' (and I know you are) then you NEED to come escape to The Katy House!

This is an absolutely amazing establishment. Full Stop. The quality of customer service you receive at The Katy House is absolutely top notch. Don't be fooled into thinking that this is just another glorified vacation rental that can be found on Airbnb. The Katy House is an ACTUAL Bed and Breakfast. Each room is unique yet equally charming, cozy, welcoming, and warm. It is something that has to be experienced in order to truly appreciate the effort that went into everything. The beds are extremely comfortable too! Everything is clean when you come in, honestly it feels like you are coming to a place you wish you could call home, but are thankful for the time you have to stay there. The porch is perfect for sitting, with several rocking chairs and a swing, along with a sitting area outside each of the cottages. Each morning you have the opportunity to eat a home-cooked breakfast in the dining room around a big table with other the other guests (if you choose) just as it should be in a real Bed & Breakfast. Every time I have stayed here I have had the opportunity to meet some amazing people and it has honestly made my stays even more special. The breakfast itself is many times made by an executive chef or the owner herself. I always take a picture of it and make my coworkers jealous later when they sarcastically ask what I ate for breakfast that morning haha!

The main draw of The Katy House are the people who operate it. You will NOT meet anyone more kind, considerate, cheerful, enthusiastic, and friendly people. They have an amazing heart and genuinely welcome you and continually give of themselves to make sure that your stay is wonderful. I considerate a Blessing in my life to have had the opportunity to get to know these folks. I will continue to stay at The Katy House for as long as it remains in their capable hands. I highly encourage anyone who wants to experience small town hospitality and true Americana to come and spend some time here at The Katy House.

One of my favorite spots to stay besides my house! It's really worth the prices and Shelby is so nice and respects everyone. Will come back here again:)
